An old farm house, located directly on a crossroads, with views over the countryside. The room was clean, pleasant, and comfortable. It was more a guest house than a B&B, with the main rooms, including the kitchen, available to everyone. Guests avail themselves of supplies and facilities to make their own breakfast. Host was friendly and welcoming.
Callum the owner met us and gave us the tour. Room was spacious with views of the fields, with en suite and quirky furnishing. Spotless throughout. Breakfast was self service which was fine for us. Parking was in an open area across the road, again, fine. Bit of road noise but we were at the back so not troubled by it. About 10 minutes from Darlington which has plenty of pubs and restaurants to choose from and free parking in the evening.
I would stay again.
This old house is sitting literally on top of a junction and continuous traffic including heavy and noisy lorries pass by at all hours in the middle of the night. The bedroom, at the front of the house and a single pane window away from all the traffic, had dirty and stained carpet, the bed was sagging and the shower barely a trickle. Plus, guests are asked to cook their own breakfast and do the washing up as the owner is working elsewhere and there is no one in the house to attend. This is not mentioned in the website - if it had been l would have chosen somewhere else for our stay. Altogether a very disappointing stay and certainly not worth the money paid by a long shot.

The place was lovely, spotless, nice kitchen, lounge and set in location with beautiful views.
Room was great, large bed, great bathroom with toiletries, flannels also provided. Shower was good and plenty of hot water.
Tea and coffee in room and good t.v. Hairdryer also.
Breakfast was self service with bacon eggs and sausage. I was more than happy with cereals, nice tiger bread toast and coffee.
Excellent value and so impressed i have booked another stay later in year.
Callum also took time to say goodbye when i left. Perfect host and lovely place to stay.
Fabulous place, friendly, helpful and good facilities. Would stay again and would recommend! Thank you for a nice stay

We had a comfortable stay owner was nice as he had not been doing this business for long there are a few things that need to be done mainly kitchen and the breakfast we had to do our selves which was unexpected would still go back and hopefully he will have done the things like he said he would
