I wish we knew about the renovations before booking, we booked for the pool for our kids, the shower was dirty and the bathroom floor still had dust from the renovations. The bedroom and linen and was amazing, the reception was great. Once the renovations are completed I am sure the place will be amazing.

This place is still on renovation and it will be better if they put that on their website so we know this before we booked in..... apart from that it was ok

They are in the middle of renovations when we stayed so the whole place is not quite ready. Not a big deal for us though. In saying that it is evident that the room was put together in a hurry. The room was clean/tidy but not spotless and the net curtains smelled. The beds were true-to-size and very comfortable though. For some reason, there was no fridge in our room but saw other rooms had them. The room is also quite bare (no microwave, no spare towels or bedding and no air conditioning). All in all value-for-money budget accommodation.

Currently under refurbishment. Could eventually be good but currently a construction zone. I would recommend everyone to stay clear of this place until work is complete. Pool is full of green slime. Public areas all very dusty. Shower did not drain properly. We couldn’t enter car park to check in as driveway was blocked with orange cones. Very inconvenient when needing to offload luggage. Trash bins had not been emptied from the previous guests in the room. No fridge in room - just an empty space where fridge should be. Wish I had never booked this place.

Currently Marsden Stay is under going a make over. This however did not impact my stay at all. The room I stayed in had been renovated and was lovely and clean. I would only recommend a full length mirror somewhere in the room. I will recommend Marsden Stay and look forward to seeing your upgrades in the future. Best wishes. Gabrielle.

Not all amenities were accessible as portrayed on this site. Pools were closed. Laundry unusable. Nil on-site dining available. Room was tidy upon arrival. First in first served parking.

First impression driving was bad. It was apparently under renovation in areas but just seemed very run down generally. Our room had been completed but was full of construction fine white dust, thick in some places, like it just hadn’t been cleaned. Aside from that though, it needed a thorough clean e.g toilet and shower were pretty gross. The bed had no duvet covers, just a sheet on it. The pool was green and out of order. Little things also put me off, e.g the windows and slider door weren’t locked. If I hadn’t checked them we might’ve not realised and the room would not have been secure. Smoke detector looked like had been removed while painting ceilings and not put back, that concerned me having a small child. The fridge was so noisy we had to turn it off so we could sleep. Overall I was pretty disappointed. If it wasn’t already early evening when we arrived I would’ve bailed and looked for an alternative. Rookie mistake I saw 10/10 rating but was only 1 review and I didn’t look at the reviews when booking. There are so many options in rotorua, I’d look elsewhere.

Staff were extremely helpful Knew the Restaurant & Bar were under restoration But appears the entire establishment is be refurbished Rooms were being painted in other blocks while there The Block we were in was fresh, so been recently completed The Trades weren't in Your Face nor invasive So wasn't an issue Had stayed in previous years when was another name, discovered on arrival Four Canoes or something like that So was suddenly looking forward to the outdoor Thermal Pool that had experienced on couol if other stays But unfortunately, was Under Maintenance So didn't get to enjoy Otherwise, pleasant stay Unfortunately, left Chromecast at home Attempts to connect directly with TV or WiFi failed So only had FreeView
