Welcome Home …..CHALET KITZALP has been welcoming an international discerning clientele to its door since 2010. The Chalet comprises 160m² of high quality living space, with large garden and covered terrace, and is ready to welcome you home whatever the season.
FREE entrance to indoor/outdoor pool in St.Johann
Located in a quiet residential area on the outskirts of St Johann, the Chalet looks out onto the craggy massif of the renowned Wilder Kaiser along with views of Kitzbühler Horn. Each season presents it’s own charms be it the beautiful spring flowers; extensive hiking and cycling trails in the summer and autumn, or the dramatic scenery of the snow covered mountains with 2750km of perfectly groomed pistes.
The non-smoking Chalet with free Wi-Fi offers ideal accommodation from 1- 6 persons but will sleep up to 7 one bedroom can sleep 3.

The dining/kitchen is practical and well equipped with Miele appliances (ceramic hob, microwave, dishwasher, family fridge and freezer). A washing machine and dryer are also available in the Chalet. The dining area allows you to enjoy the ambience whilst cooking in the kitchen or whilst you linger over a glass of wine after dinner.

The comfortable sitting room and typical wooden Stube provide relaxing spaces after days out sightseeing, skiing or hiking. The flat screen TV (with satellite channels) and Bose sound system allows you to choose your own entertainment. The Chalet also has a selection of books, games, DVDs and CDs.
The bathrooms are on the ground floor, both having separate glass partitioned showers and one, featuring a corner bath. There is a separate toilet and sink on the upper floor.
The double bedrooms are all of a typical Tyrolean design. It is possible to change the arrangement from double to two separate beds in two bedroom on request. The 4 bed has a bunkbed (max.130kg each bed)
Bed linen and towels are all provided.
Central heating throughout the Chalet provides a cozy warmth.
The covered outside terrace with comfortable seating allows you to take advantage of the well-maintained garden and surrounding views be it summer or winter. There is a Weber gas and charcoal grill and also an Ooni Pizza Ofen for guests to use.
There is private parking for up to 4 cars.
Local Area and Transport:
St Johann is ideally situated and allows guests to easily visit many local areas of interest.
Kitzbühel only 13km away it is an easy trip to undertake summer or winter.
Salzburg is just over an hour away by car and this famous city of culture and The Sound of Music is well worth a day trip.
For skiers there are numerous lift pass options depending whether you want to ski locally or further afield. There are 2750km of perfectly groomed ski slopes, which cover 25 regions within Tirol and Salzburg. The nearest bus stop for St. Johann is 90m away from the Chalet.
The resorts of Going, Ellmau, Scheffau, Söll, Saalbach/Fieberbrunn and Steinplatte are between 9 and 17km from the Chalet.
In summer the Guest Card provides free Postbus and local train journeys in the Kitzbühel Alps together with lift discounts.
For cyclist the region is popular for all types and levels of cycling. Bikes along with the popular hybrid E-bikes can be rented from specialist sports shops in St Johann.
For hikers it is worth noting that the legendary St. James Pilgrim route runs past the Chalet.

Beautiful home in a great location with an amazing host
We spent Christmas here with 6 adults, 2 kids under one, and two dogs... we couldn’t have found a better place to stay! Karl was hands down the best host we have ever had... He had a Christmas tree set up on our arrival, high chairs and cribs for both babies, and a few personal touches that made us feel truly at home. The house was spacious, quiet, and cozy. The 25 min walk to St Johann was pleasant and there were great trails to explore all around the area. Wish we could have spent all winter here!

Amazing Tirolean Christmas Holiday
We have been to a good number of VRBO properties over the past few years, and this by far is the best one we've ever stayed at. Everything is exactly as the pictures would lead you to believe, or better. Many VRBO travelers become accustomed to bringing extra items from home, or in our case, having a travel kit. This was the first time that we didn't need to use a single item from our kit, the property had everything we could possibly need. The kitchen is very well appointed and has high quality kitchenware on hand, making cooking at home a breeze. The sitting room has tons of seating room and comes with satellite tv and well stocked DVD collection. The beds and linens were very comfortable and the master bathroom has heated floors, that might not be unique to German or Austrian houses, but still a novelty for us. Karl was an extremely gracious and considerate host and made sure our stay was as enjoyable as possible.

excellent summer retreat
We (my husband and I and our two young children) stayed here for a week in August. We really loved the house and neighbourhood. The living room is very cozy, the kitchen has everything you need and the bedrooms were spacious. We especially loved the back terrace, surrounded by greenery, where we ate dinner in the late afternoon sun and relaxed well into the evening. The neighbourhood is quiet and pretty, with lots of hiking opportunities nearby and the fabulous Going Badesee just a short drive (or cycle) away. Karl is an excellent host. This house is so relaxing we would stay here again without any hesitation.

Amazing Adventure in the Alps
Karl thank you for your sincere kindness to my wife and I. We consider you to be family now and you are welcome in our home anytime. You went above and beyond to help us at every opportunity that arose. Karl is genuine and caring and he assisted us in many ways of which we never expected. Karl responded very quickly to every question we had from the moment we booked his Chalet throughout our entire stay. Karl is truly incredible. He made phone calls to local businesses for us, he personally sat and stood right beside us to help us. Every place he recommended to us was a slam dunk hit. Take his advice! The Rommlerhof up the mountain a bit behind the Chalet for a Red Deer dinner, the view from Huber Brau! Too much to list here. Every time we drove up to the Chalet from a day out we just smiled. A beautiful snow covered area was like something out of a movie. The Chalet is warm and cozy. The large main bathroom with the heated floor, large tub and shower just wraps you up in comfort every time you enter. The kitchen is fully stocked. We found every thing we needed and more. It has a large refrigerator/freezer as well as a secondary smaller fridge. The sitting area (Stube) is comfortable with a TV that has many channels available. I even found all of the NFL games on the tv. It is a large, open private home with everything you need. Plenty of sitting areas and storage. Karl we are so glad that we met you. In a country so far from home where we do not speak the language we realize that you were peace of mind and a security blanket for us as well as a friend. Your guidance is invaluable. We will never forget you and your home and your kindness. Thank you for you’r personal touch before, during and after our stay. We miss you and your fabulous home. We hope to see you again. You made it our home away from home. With all of our heart we thank you. You are a very good person and the world could use more people just like you. A beautiful setting and a wonderful home
Thank you, Karl, for your warm welcome and for sharing your beautiful home with us. We thoroughly enjoyed our visit to this part of Austria and to Karl's home. We cooked and relaxed at the home, and enjoyed summer evenings in the backyard, in the comfort and shade of the deck, while the children played in the grass and collected slugs and bugs. For city-dwellers, it was the perfect vacation, full of e-biking on the best cycle tracks we have ever experienced, gondola rides and hikes on well-groomed trails perfect for all ages and abilities, swims at nearby gorgeous pools, and short trips into quaint St. Johann, which has all the amenities one could desire. Even looking at the photos makes me want to go back immediately. We have four young children--and even with the demands of juggling many people's needs, this was a deeply relaxing, rejuvenating vacation. Karl helped to make it so with his hospitality and his beautiful and comfortable home. This is an excellent choice for a traveling family. Wonderful home from home!
Having loved our first stay in Chalet Kitzalp in September 2015, we booked again for June 2017 and we have not been disappointed. Karl's house is situated just on the outskirts of Sankt Johann, a lovely little town with good restaurants and shops. The house itself has everything you need and with the addition of the fabulous, partly shaded decking area outside, our two weeks were a complete delight. Comfortable beds, really well equipped kitchen, ample space, good showers and very clean. We even had the use of the washing machine and tumble drier so we are returning home with no washing to do 😀 With fabulous views of the mountains, you couldn't hope for a better place to stay in the Tyrol area. Karl is an extremely friendly chap who is very welcoming and extremely helpful if you need advice or information on the area. Thank you, Karl, for everything - we've had a brilliant holiday again this year and we are looking forward to our next visit! Elaine, Dave, Moira and Moira.

Ein sehr schönes Haus mit viel Platz!
Wir, Familie mit Grosseltern ,drei Kinder und zwei Hunden fühlten uns sehr wohl in diesen schönen und sehr gut ausgestatteten Haus. Platz genug zum Frühstück & Abendessen auf den grossen Küchentisch und Abends hatten wir viel Spass beim Spiele spielen.Wir brachten unsere eigenen aber im Haus gibt es auch genug. Das Haus ist mit viel Liebe und Möbel vom hoher guten Qualität ausgestattet.Wir hatten auch das grosse Glück dasss wärend unseren Aufenthalt auch der Hausherr, Karl, im Lande war und er hatte viele gute Tips für die Region. Wir kommen wieder, diesmal im Sommer!

An Austrian Delight
As soon as you step inside Chalet Kitzalp you feel you are Austrian. From the beautiful flowers in the window boxes to the quaint hearts hanging in the rooms, not only is this a rental home but a precious piece of Tyrolean home life. Karl, the owner, first introduced himself within minutes of our booking, just to confirm he was a real person owning a real property. This really put our minds at rest. Then from advice about specialist diet foods to buying a new DVD player within 24 hours of reporting problems with the existing machine, Karl and his mum could not have done more to make our stay a comfortable one. The housekeeper also visited several times during the two weeks to ensure we had found everything we needed. The bathrooms and kitchen were spotlessly clean and very well equipped. Essentials such as dishwasher tablets, washing powder, liquid soap and so on were all provided but the equipment in the kitchen was second to none. We often struggle when making meals in rentals but not here. Storage space is no problem in the kitchen, bathrooms or bedrooms as there are cupboards galore. It's unfortunate that out of 14 days at the chalet, we had torrential and continual rain for the best part of 9 days. However, the house is very well equipped with books, games and a 1000 piece jigsaw. Within less than a 5 minute drive is the delightful town of St. Johann with gorgeous cake shops and bakeries, a great choice of supermarkets and pretty town square. Kitzbuhel is a 15 minute drive and has free parking opposite the sports centre and we also had delightful days in Innsbruck, Salzburg, Rattenburg and Kufstein-all within a 75 minute drive from the house. Driving is exceptionally easy in Austria and there's lots of outdoor parking space at the chalet. I loved playing out Austrian home life and even made friends with a non English speaking elderly neighbour. Thank you to Karl for "lending" us his home.

Amazing Chalet in wonderful location.
We have had the most amazing stay at this wonderful chalet, on the outskirts of the beautiful town of St Johann in Tirol. The house is spacious, in wonderful condition and accommodates every type of guest, from a small family wanting a calm quiet getaway, to a large extended family or group of friends. Karl is a wonderful host - he makes you feel as if it is your home for your stay, and is a mine of very useful information if you need to know anything. Without Karl's advice we wouldn't have visited Moor & More, an amazing set of walks through forest land with trails to follow for the children, and a wonderful river to play in and dam! Only a very short distance from the house. Thanks again for a wonderful stay.

Wohlfühlurlaub in Sankt Johann
Zurück aus dem sonnigen Tirol - 2 Wochen bestes Wetter im Oktober für hemdsärmelige Wanderungen. Das Chalet Kitzalp bietet jeglichen Komfort und ist ohne Abstriche wie im Angebot beschrieben. Die Wohnlage ist sehr verkehrsberuhigt außerhalb von Sankt Johann, ca. 10 Minuten Autofahrt bis zum Zentrum. Wir und unsere beiden Hunde wurden sehr freundlich begrüßt und immer wieder mit kleinen Überraschungen von unserem sehr freundlichen Gastgeber Karl verwöhnt. Er hat uns prima Tipps für ausgedehnte Wanderungen gegeben, wie z.B. das traumhafte Pillerseetal (Bild) oder Moor & more - Wandern im Moorgebiet am Wilden Kaiser. Weiter zu empfehlen sind die Wanderung auf das Kitzbüheler Horn, ebenso die knackige Tour auf die Buchensteinwand (Jakobskreuz). Man wird mit traumhaften Panoramen belohnt. Unbedingt die Eisbecher in Sankt Johann im Kaffee Rainer ausprobieren.... Liebe Grüße noch einmal an unseren Gastgeber Karl!!

Chalet Kitzalp gets a winning vote
My extended family of 6 skiers arrived at Chalet Kitzalp in St Johann (part of Kitzbuhel ski valley), not having skied in Europe since many years. Owner Herr Karl greeted us, along with a fresh dumping of 12" fresh powder. The chalet is even more inviting and comfortable than marketed. Plenty of privacy (3 bedrooms and 2 full baths) and very large living room and den for nightly games and movies. Accommodations have high end finishes and everything you would expect in a 5 star hotel. Our first night we visited the local gasthaus (a brief 3 minute walk from the front door-amazing since the chalet is in a very quiet and pristine area of chalets) which stayed open late to accommodate our late arrival for a great schnitzel and goulash soup dinner. Located at the quieter end of the ski valley, the St Johann ski area proved to be a great first day. In fact we skied 3 of our five days there because of the powder, enough challenging slopes and an absolute lack of crowds (not to mention a relative bargain lift price wise). Kitzbuhel ski area is more spiritual and only a quick 20 minutes door to door. Taxis are inexpensive and an easy source to get to where you need to be. Herr Karl, our uber host, joined us for dinner one evening, was a ready resource for pretty much whatever we needed. We can honestly say we made a new friend in Kitzbuhel. You will not be disappointed in this chalet, its location and its accommodations. All six of our adult crowd agreed we would like to go back next year for the snow but I will not rule out the summer months for rafting and canyoneering. A wonderful vacation week.

Провели неделю в этом замечательном доме. Путешествуем по миру много, но впервые попали в дом, где есть для полноценного проживания ВСЕ. Было впечатление, что хозяин сам постоянно живет здесь и уступил на недельку дом нашей компании. Комфортно разместились тремя семьями (2+2+3 человека). Хозяин дома Карл оказался очень приветливым и отзывчивым человеком. Было приятно и неожиданно получить в подарок корзинку с местным вином, шнапсом и местными деликатесами по приезду. Пришлось ответить: бутылкой Крымского игристого вина и банкой красной икры. Еще больше приятно удивил и порадовал хозяин, презентовав нам штрудель собственной выпечки из яблок из своего сада. До горнолыжных подъемников на машине добираться быстро. До центра Санкт Йохана пешком в качестве вечернего променада - минут 20. В общем, от пребывания в доме остались самые благоприятные впечатления. Рекомендуем всем. Подумываем о том, чтобы приехать сюда летом. Можно будет проводить вечера не только в уютной гостиной, но и во дворике, где есть все для барбекю. Успехов Карлу!

Great home in a central quiet location. We will be back!
We loved the home as it has everything we needed. very spacious, lots of room, great service, (Karl the owner was always responding to all my questions via email and never complaint.) And trust me coming all the way from California we had tons of questions since we had no clue what to expect. He responded to them before arrival and during our stay. The location is great as we could do some evening walks right out the door and explore a different side every evening. All ski area are in short distance with the car and the access to the Fwy is super easy simple. St. Johann is a charming little town that has everything you might possible need. (5 min or less per car) The beds were comfy, the bathrooms nicely remodeled and cozy with the floor heater, the kitchen was fully stocked, even with beer, so we couldn't ask for anything more. there was enough room in the living room for my daughter and I to do yoga. Thank you for all your help Carl and we sure hope we can be back one year. It beats any skiing in the US by far. Much gratitude to you San Diego, CA

The house is in a great location, close to hiking trails and 3 minutes by car from the village center. The house is well equiped, clean and cosy. Karl, the owner was very nice, helpfull and available for any question. His travel recomendation in the area helped us very much. We had a great vacation. A review by the 'Oldies'
As the in-laws of the previous reviewer we just had to confirm everything that Susannah has already said and add the 'Senior' viewpoint. Karl is the perfect host and his Chalet is amazing -plenty of room with lots of attention to detail - with two sitting rooms, if we wanted a quiet read after and energetic day the 'Snug' proved perfect. The lovely garden with the Summer House was an added bonus and we enjoyed a couple of BBQ's during our stay. The area is wonderful for both young and old and the Summer Card, which gives access to 29 lifts, is great value. We did 12 lifts in 12 days and everywhere was just perfect whether you wanted to walk and explore, follow trails, play on the amazing equipment or just sit and enjoy the spectacular views. At Hexenwasser there were clear beehives where you could see inside the working hive. Our grandson (5) loved it he saw a Queen bee laying her eggs, a bee doing a 'Waggle Dance'(telling other bees where to find the best flowers) and the workers cleaning the hive and removing dead bees. Not just great fun but educational too. This applied to most of the adventure parks you could learn about the local wildlife, solve clues and follow animal trails it was all great fun.We would recommend the restaurants at all of the venues we went to with the exception of Triassic Park, Steinplatte, Waidring. At Hexenwasser they even serve their own home smoked trout, lovely. St Johann is a lovely town with very good restaurants, the Hubber Brewery is a must great food and beer. Another must is a visit to the local dairy where you can see them making their own cheese. You can try before you buy and they are all wonderful(details from Karl) They also do great Salami! We only found this on the way home but we shall certainly make it our first stop when we return. A must for cheese lovers. Thank you Karl for your friendship and for sharing your beautiful home with us. We shall return with the bacon!!!!

Truly the most amazing place ever!!!
Where do I start? We have just spent the most amazing 2 weeks staying at Karl's chalet on the outskirts of St Johann (my husband, son and myself, and my husband's parents). The chalet is in a beautiful quiet location with easy access to St. Johann and local walking paths from the house. It is well equipped, beautifully furnished and comfortable with some lovely personal touches, and provided ample luxurious space for our whole family, with room to spare. The chalet makes a great base from which to explore the local area either by car or bus with some really entertaining and educational places for children (and adults too) to visit (don't miss the Hexenwasser at Soll or Timok's Alm at Fieberbrunn with it's Alpine Coaster) as well as some fantastically varied walking suitable for 5-70 year olds (and that was just our group) as well as harder routes for those who want them. We purchased the Kitzbuhler Alpen Sommer card, which gives you access to 29 lifts in the surrounding mountains, and discounts on other things such as local swimming pools etc.. It can be purchased from 3 to up to 14 days and is very very reasonable, giving you freedom to visit so many places, virtually all of which have something for children as well as amazing walks and views. A great week in St. Johann
My nephew and I spent an incredible week in St. Johann at Karl's place. We were delighted with the accommodations and Karl's hospitality and many fine touches. We felt like we were indeed in a 'home away from home'. The kitchen is more than ample, the linens and beds extremely comfortable and the living room was our hang out spot in the mornings and evenings. To top it all off, we had no idea this region had so many exceptional ski options within such close proximity. Karl pointed us to the local hill as a starting point (great tip!) and then we ventured out to Zell Am See, Kitzbuhel and Ski Welt, all exceptional choices. Should we return to this ski mecca, we'd definitely stay at Karl's again.

Unser Kurzurlaub war herrlich! Der Gastgeber überraschte uns mit einem Geschenkkorb und war super freundlich und entgegenkommend. Das Haus ist ein Traum: bestens ausgestattet, sehr sauber, schöne Lage,….wir haben uns alle (auch unser Hund) sehr wohl gefühlt!
