Restored recently, this pristine farmhouse offers sparkling five bedroom accommodation, including four first floor bedrooms, three of which are ensuite. There is a ground floor bedroom with ensuite, and three barrel-vaulted chambers providing a stunning living area. Beamed ceilings and original floors retain the character and simple charm of this Tuscan farmhouse with plenty of natural light. The house sits on the edge of the "Alpe della Luna" or "mountains of the moon" of Tuscany and is accessed by a quiet tarmac road that leads to a network of tracks for walking into the national park in which the house sits. Excellent South facing views towards Sansepolcro (9 kms) where one can enjoy the special atmosphere of a "little Florence" with its excellent restaurants, shops, bars and of course the museum of "Piero della Francesca". There is a 5m x12m solar heated pool, olive grove, fruit trees and climbing roses. Stunning valley and hillside views all around. A first class restaurant is just a short stroll away and is open all year round. The property owners have recently added Sky satellite with over 200 channels (many in English) including Sky News, Sky Sports (original language) and Sky Cinema (original language). Lovely villa
We had a lovely holiday, the villa had lots of room and the pool was fantastic. Couple of places to have meals and kitchen was good. Interesting area, went to Cortona, Assisi and Arezzo. Also a concert in the village of Anghiari which was magical. Only slight negative, having to buy bottled water. Caroline

A lovely house in the tranquil Tuscan hills
We had a perfect week in this delightful house. It accommodated our large family group perfectly and we loved the pool, beautiful views and the pretty town of San Sepolcro nearby. Chris was welcoming and helpful from a distance, and Simon and his family, who look after the villa and its lovely gardens, were very kind and so helpful - a real addition to our stay.Warmly recommended!

Heavenly Stay In Tuscany
We had a fantatsic week in this beautiful villa which was more than big enough for our two families. There were four ensuites which gave us loads of privacy and two living rooms, a dining room and two outdoor dining areas so always a space to find some peace and quiet. Spotlessly clean and very comfortable with stunning views with lots of outodoor space. The pool was HUGE and we had hours of fun playing and relaxing. The location was excellent - not too far from Siena, Florence, Gubbio and Cortona for day trips and the local town of Sansepolcro only 15 mins for all your grocery needs and a great outdoor pool with slides. The local restaurant L'Osteria in Aboca is also well worth a visit.

This is an excellent villa. Very clean, well cared for and set up. All rooms were fantastic with very good en-suite bathrooms. Would highly highly recommend it to anyone- groups or families. The excellent restaurant at bottom of the hill makes the relatively remote setting just fine.

Fantastic Farmhouse - wonderful garden!
We can only recommend this house after having stayed in several Tuscany houses over the years. The house works well for two families, has a perfect sized/situated pool and everything you need for a fantastic holiday. The overall impression is better than on the pictures and the recommended cities in neighboring areas fully match those we have visited in Chianti area. Citerna, Cortona Città de Castello etc are great for afternoon visits, grocery shopping is close by and owner Chris plus his Italien neighbors (who look after the house) offered great advice and help. We will be back :-)

So peaceful !
My friends and I wanted a quiet relaxing vacation and this property was perfect. We had all been to Italy several times and preferred to just soak in the beauty of Tuscany. The house felt like home from the moment we arrived. Giovanni showed us around and was even so kind as to take us to the Coop in town to load up w groceries for the week. Every detail of the house met and exceeded our expectations. We were able to take long walks, lay by the pool, read, play cards, cook and eat outdoors - it was just what we wanted. We did not rent a car and did spend a bit on having a driver (Marco) take us to Arezzo so we could catch the train into Florence for a day. One other day we caught the bus at the bottom of the hill and had lunch in Sansepulcro. unfortunately the Osteria at the bottom of the hill was closed that week. The property is actually in Aboca which is only 5km from Sansepulcro.. we could have walked but wanted a new adventure.. There were only three of us so we had more than enough room as the place could accommodate 10 ! If you are there to visit nearby towns then you definitely would want to rent a car. Two of us had spent the previous week touring Rome, Assisi, Padua and Loreto prior to meeting up with our other friend. It was so much fun that when I returned back home and told my stories my neighbor is going to suggest this to a group of her friends. We did leave a day early to stay n Rome the night before our international departure which was wise. So thank you Chris for making this such an enjoyable holiday. You can’t go wrong booking this place !!!

A real Tuscan experience
We've been visiting Tuscany for years and this villa ticked all the boxes for us and that is saying something for a group of ladies! It is traditional, has great views, in countryside setting, with a lovely pool (plenty of nice loungers and quality parasols), near to a nice town and within walking distance of a great restaurant (which we visited 3 times!). We also walked into Sansepolcro from the villa. There are good maps in the villa but we found the best way was to look out for the red/white markers in the trees and fence posts which showed the way (definitely needed for the beginning section). Its a fab walking area and I would love to come back here again to tackle the longer trails. We can recommend the cookery lesson from Paola, in house catering (our last night) cooked beautifully by the lovely Francesca and her daughter Sara, and a visit to Ravagni 1451 (olive oil tasting with lunch) all within 15 mins drive from the villa. We also cooked pizzas in the authentic pizza oven (you need to get some practice in before you come away) which was very enjoyable, very Italian! Giovanni the caretaker, Simon's, son made sure we had nice clean equipment without us even having to ask. The Villa is lovely, wildlife is abundant and the pool is south facing with far reaching views. What more could you want!

Beautiful villa in the tuscan hills
We would thoroughly recommend staying in this stunning Tuscan villa following a week away with our family. Age range of 55 down to 10 years old felt totally at home and relaxed straight away. The villa is very well equipped with good sized bedrooms and en-suites. The outside gardens and dining area are fantastic as is the swimming pool. Great care and thought has gone into this villa with plenty of sun loungers, outdoor loo and shades for when the sun gets too much. Would recommend and return in a flash!

Would thoroughly recommend staying in this relaxing villa It had everything you needed for a family holiday Well equipped kitchen, good size bedrooms with en-suites and great family dining area The outside gardens were great to sit and relax in and there’s pool which if we’d been there when it was a little warmer we would have used A wood fired pizza oven was also another great option which we used one night The views from the villa were spectacular and changed colours throughput the day. We would love to come back and visit again one day. Sanselpolcro is a great local town with good supermarkets, restaurants and nearby villages to sight see

Beautiful, comfortable villa in lovely hillside setting
I stayed here for 2 weeks - first with friends, then with family. Everything about the villa was perfect for both groups. Plenty of space to be together as well as privacy when desired. Chris, the host and Simon, the caretaker, were both very responsive to questions and needs. The villa is comfortable and thoughtfully put together both inside and out. Chris helped us arrange for a cooking lesson at Il Trebbio - not far from the villa and it was wonderful - we learned a lot, had fun and ate very well! We were also able to arrange for a chef to come in to cook for us in the villa which was wonderful as well! Many small towns to explore within comfortable driving distance. Florence, Siena and Perugia are a bit of a drive but able to be done in a day as well.

A hidden gem - wonderful villa in a beautiful Tuscan countryside setting
We were very pleasantly surprised by the location and the quality of this lovely property - our expectations were exceeded! A charming home, with a well equipped kitchen, great pool, a real wood burning pizza oven, and even cable TV (critical for World Cup games!). Simon the caretaker was outstanding, handling any requests or issues promptly, with a smile. We were a group of 8 - two families of 4, and we had lots of room, and thoroughly enjoyed our stay! We highly recommend it!

Wonderful Tuscan villa
This is a wonderful villa up in the Tuscan hills. We were 6 adults and 2 children. It could have slept 10. There were 2 great outside eating areas which we love. Everything was well maintained. The nearest town is Sansepolcro, where there are good supermarkets, cafes and restaurants. It is about 15 minutes away. There is an outside pizza oven. We had never used one, but had great fun one night with this one. The pool is lovely. Such a brilliant, brilliant place.

Fantastic Place
We stayed in the villa for two weeks in early June 2018. Our first impression of the villa was WOW. A beautiful location set high up above the town of Sansepolcro, tucked up away in the hills. We were a party of 8, 6 adults 2 children and there was plenty of space for all. All the bedrooms were spacious, 2 of the 3 ensuite bathroom areas were huge! All were king size beds and very comfortable. The villa was well equipped, large fridge/freezer, dishwasher, big oven. Fresh cherries were picked from the tree at the bottom of the property - just in time as the birds managed to get the ones from the upper branches as they were ripe. We attempted the pizza oven twice and I'm sure we'd have got it right by the end, best to google it before you get there to ensure your pizza is cooked! If it fails there are a couple of excellent pizza places in town anyway. The pool was lovely, just the right temperature. We had no issues with mozzies or bites which was great. Plenty of lizards and as a bonus fireflies at night. The location meant you can see a full array of stars at night. There is plenty of space around the villa, olive groves above and below the property. It's too far to walk to the town but the restaurant L'Osteria in Aboca is a short walk down a steep hill, about 400m. Further down on the way to Sansepolcro is Al Podere del Nonno Romolo which is a fantastic rural restaurant with spectacular views. The town has several other excellent restaurants - Fiorentino & Enoteca. I would highly recommend a visit to this beautiful villa - you will not be disappointed. The Italian people are so friendly and welcoming.

Ideal family villa in a wonderful location
We have stayed in many rental properties throughout Italy over the past twenty years and this was certainly in the top three. The villa was clean, well-equipped, easy to get around, spacious and very comfortable. It was March so the pool was too cool to use. The grounds were still well-kept even this early in the season with wonderful views towards Sansepolcro. At the bottom of the hill (a seven minute walk) in one of the best restaurants around. The food and wine list is so good the walk home takes rather a lot longer. We thoroughly recommend the property

Idyllic Tuscan setting in close proximity to Umbrian historic sites
The early part of autumn was so good here with temperatures in low 20s, ideal for the incredible hikes in the Alpa delle Luna which can be taken direct from here. The villa was great with ample accommodation and open spaces. Truly an Italian experience.

Had a wonderful time in a lovely villa.
It was everything we wanted it to be. Watch out for the water pump tripping, it does throw the timer for the pool pump out and that affects the pool heating. Just a maintenance issue which didn't really cause us any problems.

Wonderful villa
Very good value villa ideal for our large group of friends, walking distance to excellent hotel and 10 mins drive to Sansepolcro. We really enjoyed the pool, eating out on the terrace and enjoying the views. Excellent walking and sightseeing area. The villa is well equipped with good quality parasols and sun loungers. All linen and towels provided which helps with sticking to budget airline weight restrictions! Highly recommended.

Fabulous villa, gorgeous area...
The Villa was exactly as described and, if anything, better! Beautifully restored, excellent facilities including gorgeous pool and stunning views. We have rented holiday properties a lot in what I would call the main tourist areas of Tuscany and loved them all, but Villa Aboca was right up there as one of our favourites. Whilst the Villa is right on the border of Tuscany & Umbria the area has some wonderful towns to visit that may not be on the normal visit list but we found some real gems. L'osteria Villa Aboca was as good as its reviews and at only 400 metres from the villa was a real treat on our last night which we used as an excuse to celebrate 2 major birthdays and a wedding anniversary! Gorgeous food & friendly service. Villa Aboca is a truly stunning Villa, in a gorgeous area and we hope, fervently, that we can return to enjoy it again. Highly Recommended
We had a fantastic family holiday with 10 of us (6 adults and 4 children). The villa is in great condition; very comfortable and sensitively restored to have modern comforts but retaining loads of character. 4 of the bedrooms have ensuite bathrooms, which is a huge plus with a big group. The grounds are fantastic, with great views across the valley, amazing big pool, and lots of nice areas to sit and relax in the shade of trees. 2 nice areas outside to eat as well. The location is also great, as it is near enough to Sansepolcro (and other nice towns) for shopping and sightseeing, but a rural setting, which is nice and breezy and cool in the hot summer. And to be able to wander down the hill to the local restaurant is great, as well. The owner is very helpful and nice, and Simon (who lives nearby) also took great care of the property and us during our stay. I would highly recommend it to anyone considering a holiday in this part of Italy.

Wonderful house and wonderful surroundings
First of all, the house is extraordinary with a big kitchen and four bedrooms with private bathrooms. The garden is very nice and we were happy for the fine sitting areas and pizza oven. The swimming pool was very nice, and the air is light because of the altitude. Overall the pictures on internet gives a good view of the house. The city of Sansepolcro served us with super markets, specially the Coop.

Outstanding property in stunning location
I have been fortunate enough to have stayed in a few lovely villas in Italy over the past few years, however I must say this is one of the best. The house sits in a beautiful location where you can enjoy both stunning views and a relaxing environment. The swimming pool, which overlooks these views, is a great size that allows you to enjoy some easy lengths as well as float around on a lilo (if that's more your thing). The house itself is a perfect blend of Italian authenticity with modern amenities and is more than large enough to lounge around in during the evenings. The outdoor patio areas are also great for watching the sun set whilst enjoying dinner. We ventured down to the restaurant at the bottom of the hill on one occasion and it was as good as the other reviews have suggested, so I would definitely recommend a visit to it! The villa is also only a 10 minute drive to the local town which has a supermarket, so whilst you can the peace of the villa you are also not to far from civilisation. In summary, this is a wonderful villa set in a beautiful area of Italy that I wholeheartedly recommended booing. With any luck I will be back there in the future!
