Cancellation Policy:
If you cancel more than 30 days prior to your scheduled arrival date, you receive your funds back, minus $250. If you cancel within 30 days of your arrival date, you lose your funds. If able to re-book it, you will receive what we rent it for, minus the $250. Feel free to ask any other questions you may have.

For monthly winter rentals the policy is as follows: For cancellation made up to 60 days prior to the scheduled arrival date, the deposit will be refunded less a $250.00 cancellation fee. For cancellations made less than 60 days prior to the scheduled arrival date, all monies are forfeited. If able to rent the contracted dates after a cancellation, Guest will be refunded an amount equal to new rental rate minus the $250 Cancellation Fee. The amount refunded is not to exceed the amount paid by the Guest under the terms of the Rental Agreement.

Couple get-away
We stayed a week. The website said it was the best golf view on the island and that is absolutely true. Tee boxes and greens and lagoons right below the large wrap around balcony from where we watch a bald eagle come and go for the whole week. We have stayed on Seabrook and Kiawah many times and this was the best view we have ever had. Well furnished and very clean. Nice having a parking garage. Being a short walk with clubs to the clubhouse was convenient and offered unlimited range balls for $25. This will be our go-to beach house.

Condo was perfect for our family of 4. Clean, well supplied kitchen and plenty of space inside and out to spread out. Good location to both the beaches and the pool club. Not happy w the pool club and excess fees but those concerns are not related to the rental unit. Would stay again.

Favorite Atrium Villa!
We have stayed at the atrium multiple times and this is by far our favorite condo. It is beautifully decorated, clean, spacious, and the panoramic views of the golf course can't be beat. Having the dining table for family dinners was icing on the cake. Thank you for a fabulous stay. We'll be back!

Great location
View of the golf course is terrific. Nice large deck for family gatherings (we had 8 adults and 7 grandchildren) and being on the 2nd floor we had a solid roof overhead when it rained. A little noisy when the golf course greens are being maintained first thing in the morning, but it doesn't last long. This is our 2nd time renting here - we like it better than the ocean-side views.

It was a wonderful property. We loved eating breakfast on the covered porch, while we watched the golfers and the wild life on the beautiful greens. We, also, enjoyed the short walk to the club pool, restaurant, and beach area.

This property has fantastic views and is in a great location with proximity to both the beach and amenity areas. Biggest issue we had was this property was not cleaned/disinfected prior to us being told we could check in which was disgusting. Nancy and her team did all they could to make it work for us which was greatly appreciated, but ultimately it falls on those who were supposed to clean the room thoroughly and did not. If this issue didn't happen I would have rated 5 stars.

We loved this property. It is very spacious and has beautiful golf views overlooking the 9th hole and multiple ponds (including alligators). The dining room was very spacious and allowed our family members staying in other condos to join us for dinner on multiple nights of our stay. We would definitely book this condo again next year!

This place was amazing. Location, location, location. Right on golf course and across the street from pool, ocean and restaurants. It exceeded our expectations and we cannot wait to return. Owner communicated upfront, no stone or detail left unturned. As seasoned travelers on the PGA tour, we truly appreciated attention to detail.

We were pleasantly surprised when we arrived at the condo and realized we were literally steps away from the golf course, and across the street from the ocean and ocean club & kids club. The condo is nicely appointed, spacious, private, and incredibly clean. The views of the golf course from 3 rooms and the outside deck space were a hug plus. A perfect escape for us.

Perfect!
We loved the location of this unit being so close to the Beach Club and Golf facilities. Great golf course views are great, and there was plenty of space in the condo for us to feel like we weren't on top of each other when relaxing in the evenings. This was one of the cleanest rentals I've ever been in, which is especially impressive for a pet friendly property. The condo has clearly been updated, and the furnishings are beautiful. We will be back soon!

Great location - especially for family with two young kids
Our experience here was phenomenal. We would come back every possible time. We came during the fourth of July week with two young children (both under 4). The condo was large enough to give us some personal space and the location and view couldn't be beat. We were able to picnic at the July 4th event held at the Seabrook Club right next door and since it got hot, we stayed inside and watched the fireworks. The location couldn't be beat, our children were able to watch the entire firework display up close and personal while sitting in the condo. The beach access is right across the street and when it got too warm, we just to the pool and ate at the Osprey Cafe/Pelican Nest. For our family, convenience was truly key and this condo location could not be beat. It allowed our children to have special experiences and we didn't have to deal with temper tantrums from walking or carrying items to the beach. If the kiddies needed to use the restroom, we could just walk back easily without any fuss. All the amenities were included and made it easy to either cook at home or eat out on our own. The condo was very comfortable, good air conditioning flowing and we always had a good night sleep. I'd caution that it is on the first floor and we occasionally heard people upstairs but it didn't bother us that much and perhaps we got lucky with the tenants that week. Also, during sunset, the spiders on the porch come out in droves and they are pretty big (size ranged from a dime to a quarter). We didn't realize until we saw the quarter sized one and then saw another building a web right above our child's head when they were sitting outside eating ice cream. I am not sure how they could address that because it likely prime feeding time for the spiders since that's when the bugs out come.
