There is a spacious two-car garage and outdoor patio area. Centrally located in all of Southern Utah's hot spots, this is the next place for a fun-filled vacation!

Gorgeous views of the Southern Utah landscape right from the patio. With no neighbors on the east side of the property, there are unobstructed, beautiful views for you to enjoy.

This home is loaded with upgrades! 10' ceilings, modern, stone tile throughout, two-tone paint, quartz countertops in kitchen and baths. Full-size front load washer and dryer in the laundry room, with laundry soap and dryer sheets provided.

Amenities of the home include top-of-the-line stainless steel appliances and a gas cooktop stove, with dishwasher, microwave, refrigerator, ice maker, and water dispenser. Fully stocked kitchen with plenty of dishes, utensils, and cookware for a large group. Kitchen Aid mixer, Cuisinart griddle/grill, food processor, coffee maker, crockpot, waffle maker, blender, 4-slice toaster, spices, etc. Highchair, playpen, and queen air mattress available.

The kitchen has a table with an extra leaf/extension and 8 comfortable, leather chairs, with 4 barstools at the counter. The great room has a gas fireplace, with two full-size couches and two chairs, so plenty of seating and room to relax!

High-Speed Internet - 500mbps fiber. Smart tv's available on all TVs. Blue-ray DVD players in the loft/game room and family room. Alarm clocks in all of the bedrooms. Xbox Connect in Loft, with games and controllers.

Two Master Suites, one upstairs and one downstairs, with king beds, luxury bedding, and ensuite bathrooms. The main master downstairs has a large soaking tub and a separate walk-in shower. The upstairs master has a full-size couch, with a queen sleeper. Both have desks/office space and large walk-in closets. The upstairs master has a private, walk-out covered balcony and the main master has a french door going out to the backyard patio.

The Queen Bedroom has a private walk-out covered balcony and walk-in closet, with a full bathroom just across the hall. Beautiful four-poster bed made of teak wood from India.

The bunk bedroom sleeps 7, with two bunk beds with twin over full beds and a pull-out twin trundle and walk-in closet, with flatscreen TV.

The loft/Game Room has a queen sofa sleeper, a 60" flatscreen TV, large closet, connected to a full bath. There is a closet full of games in the hallway next to the bunk bedroom and loft.

Large outdoor seating area, with a natural gas BBQ grill, an outdoor table that seats 6, with an umbrella, and two padded lounge chairs. Nice courtyard with seating at the front of the home.

The pools (heated year-round), hot tubs, and community center are open from 7am-10pm. There are pool towels for you to use in the cupboard of the laundry room.

The kitchen is fully stocked and includes wine glasses, a coffee machine and filters, a crockpot, an electric griddle, children’s plastic dinnerware, a tea kettle, and a selection of basic spices and oils.

Check-in is 4pm. Check-out is 11am.

Please remember there is no smoking on or near the premises, and pets are not allowed. There will be a minimum of $200 fine for either infraction.

For groceries and supplies, the Walmart in Hurricane (10 minutes east on SR9 at 3400 West) is less crowded than the one in St. George (10 minutes west on Telegraph St or I-15 south exit 10). However, in St. George, there are many other shopping options as well as restaurants, parks, and theaters.

The code to the front door will be given to you on the day of your arrival.

The property has a 2-car garage and 2-car driveway. There are also extra car stalls nearby. If you have an RV, ATV, trailer, boat, or extra vehicles, Block Storage (one mile north) at 6105 W 240 N is available for $10 per space per day.

There is a garage door opener and pool key fob hanging above the computer desk in the kitchen. Please return items there upon departure.
Policies, Rules, & Regulations

By submitting payment you, the guest, are agreeing to adhere to the following terms consisting of policies, rules, and regulations for the Rental Property.

Community policies, rules, and regulations posted throughout the property and community are also incorporated into this agreement set forth by the management company.

Access: If the clubhouse key fob or garage door opener is lost a $100 replacement fee will be charged for each.
Cleanliness Standards: Our cleaning crew follows a strict cleaning regimen. We strive to use green cleaners as often as we can. Our cleaners clean thoroughly and sanitize light switches, handles, remotes, fabrics, and all surfaces. Air filters are replaced monthly. Our 3 part process ensures nothing is missed. 1- The pre-inspection captures security, damages, and left items. 2-The Cleaning regimen attacks all areas of the house working in a deep clean. 3. The Prep & Inspect thoroughly checks for anything missed with fresh eyes and setting codes prior to guest arrival. Guests should leave the house better than they found it so that it can be enjoyed for years to come. Contact us for mid stay housekeeping assistance (fees may apply). Please complete all departure checklist items prior to departure. Trash should be removed from all rooms and taken to garbage cans. Dishes should all be washed and put away or left running in the dishwasher. Please help our cleaning crew by regularly washing towels throughout your stay. If cleanliness standards are not followed, within reason, a charge may be applied.
Stocking: Each property is stocked with the following items - Kitchen: Paper towels, sponge, dish soap, dishwasher pods, trash liners, and hand soap. Bathrooms: Shampoo, conditioner, body wash, toilet paper, and hand soap. Laundry: Allergy-friendly laundry pods, and tissues. Spices, tea, coffee, and other paper products are often left for guest use but are not guaranteed. If you exceed this amount please purchase some at the local store.
Check-in/Out: Check-in time is 4:00 PM. Check-out time is 10:00 AM or 11:00 AM, depending on the property size. If the guest would like an exception to these times, please text customer service.
Late Check-Out Fee: If the guest and/or anyone within their party is still on the premises after the check-out time without prior authorization, the guest will be charged an additional $25 every half an hour.
Maximum Occupancy: Occupancy is limited to the amount of people posted unless prior arrangements have been made with the Owner or if it is a larger property that is intended to sleep more. Guests will be responsible for all actions of members of their party or guests of the guest.
Accidents, Injuries, Illness, or Loss: This unit is privately owned – the Owners and/or property management company are not responsible for any accidents, injuries, or illnesses that occur in or on the complex common grounds. The Owners and/or property management company are not responsible for the loss of personal belongings or valuables to the guests. We will do our best to return items left in the unit. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm and/or loss arising from their use of the premises or others whom they invite to use the premises.
Property Damage: Keep the property and all the fixtures, furnishings, and enhancements in good order. A preauthorization hold of $200 or $500 (depending on size of the luxury home) is placed 6 hours prior to check-in and will expire 3 days after check out. This hold is to cover accidental charges that may occur during your stay. Once we see the home was left in good condition, funds will be released.
Locksmith Fee: If the guest locks themself out of the property at any time and a locksmith is needed to let them back in, they will be responsible for paying for that expense.
Pets: Owners reserve the right to reject pets. All pets must be approved and registered through the property management company. A flat pet fee of $250 will be added to your reservation if owners approve of pets. These funds cover carpet and deep cleaning after check-out. Pets are a privilege, not a right. Failure to report any pet shall result in a $500 fine. Pets are to be leashed & immediately cleaned up after.
Smoking and/or Vaping: Smoking and/or vaping is NOT allowed within 25 feet of property. There is a $500 fine for smoking in or around the premises of the property and the community (if applicable). Any smoking or vaping paraphernalia found in or around the property will be interpreted as violation of this policy and the charge will apply.
Local/State Laws: All local, State, and Federal laws must be adhered to including but not limited to prohibited use of drugs and related paraphernalia, guns and weapons, etc.
Parking: Guests are to use the garage and driveway to park their vehicles in, then use the community spaces around the property if needed.
Vehicles: If any vehicles the guest brings to the property leak anything, such as but not limited to, oil and transmission fluid, and it is larger than 3 inches across, the guest will be charged a $75 fee.
Payment Terms: This home is listed on several sites. For VRBO and direct bookings, we require 50% upfront and the other 50% 30 days prior to check-in.
Cancelation Fees: For canceled bookings that qualify for a 100% or partial refund, the guest is held responsible for the credit card processing fees and an added $5 flat processing fee. Credit cards are processed in the USA. By making a payment, the guest agrees to abide by the rules in this agreement.

Great overall stay
Overall stay was great. We had a great time and the place was really nice. Listing said there was a private pool but there wasn’t one which we were all looking forward to. That was really disappointing. Had some trouble with the codes and getting in but property manager was quick to respond and sent someone out to fix the problem.

The condo location is a little bit away from most places in St George, but the neighborhood was really nice. Two pools and two hot tubs in the neighborhood. The place was really clean but smelled really bad when we first arrived. We had to air out the house and then it was fine. It has everything you need to cook, but did have a broken griddle. Why not just throw it away and buy a new one. Tons of room with four bedrooms and the loft. Really beautiful bathrooms. A lot of the furniture in the house are really cheap. The chairs at the dinner room table will fall apart if you are not careful and are so uncomfortable that you don’t want to sit on them too long. One of the bunk beds is barely holding together. A few of the side tables around the house look like they will fall over if you touch them. The shower curtain in the hallway bathroom upstairs is not long enough to prevent water from going outside the shower because the rod is broken. They also say they have pool towels but only five of them, so don’t expect to not have to bring your own. We enjoyed the two big couches in the main room. They were comfy and the room was big enough to entertain all 12 of us. TVs in all bedrooms and one in the loft and living room. So plenty of entertainment. Big garage to keep two cars. Short walk to the pond and the clubhouse. Overall it was a really nice place.

House was awesome and accommodated our needs , group of 13. The location and community area were great. My only suggestions is there was only 5-6 pool towels available so we didn’t have enough for our group. Also the pool and hot tub at the club house were over chlorinated which prevented us from using it more. Other than that everything was perfect!

Great Location for an extended family getaway
This property has great bones- some of the furnishings need repair or replacement- list given to property manager who we found to be very responsive. The owners suite is on the main floor- all the remaining bedrooms are upstairs- very good if your group is young… a little challenging if some are young at heart but physically older :) Great access and location to freeways, and surrounding areas- plenty to go and do or see- Clubhouse pools and hot tub were well maintained- overall a pretty great place for larger groups.

Great overall experience!
This was a great property and the hosts were wonderful to work with. They were kind and quick to respond. The only thing I'd mention is that the listing says there is a crib and toddler toys. The crib is actually a pack and play, which made a difference for us based on our kiddos ages and how they all sleep, and there were no toddler toys. We had several toddlers and didn't bring any toys with us based on the listing so that was a bit disappointing. Other than that it was a wonderful stay and we'd definitely recommend.

Good location and great place to stay
We had a great time staying at this house. Enough bedding, towels, beds, and bathrooms for everyone. Pool close by and kitchen stocked with everything we’d need to cook. It was clean when we checked in and easy to check out. The only complaint is there was no garage door opener. We had to open it from the inside of the garage. Then they contacted us after we left for it and we told them we didn’t have it all along.

They blamed us for a broken bunk bed. We DID NOT break the bed. They said they would call to talk about how we can handle this and never did. They charged our card without calling us. How do we even know the photo was taken of our rental? Beware!
