Cleaning Products & Guidelines
We provide a good supply of cleaning products for your use, but please avoid putting antibacterial wipes down the toilet as this may cause a blockage due to the old, narrow pipes. We ask that all dishes be placed in the dishwasher and run before you leave. Please ensure no unwashed items are returned to the cupboards. Additionally, please empty the bins, remove any food from the fridge, and place them in the outside bin for collection.

We Appreciate Your Review

Dining & Local Recommendations
There’s a laminated list of recommended local restaurants on the dining table, many of which offer delivery or collection services, so you can enjoy great meals without cooking! Our house is just a short walk to cafes, restaurants, shops, and historical attractions, including the Theatre and Shakespearean landmarks.

Accommodation Details
Our cottage blends original features with modern comforts. The two bedrooms each have new orthopedic memory foam mattresses: one king-size upholstered bed and one room with two single beds. The bedding is white with high-content cotton bedding and both rooms have either blackout curtains or shutters so you are not woken by daylight. The Master bedroom has a dressing table with a vanity mirror and in the top drawer, you will find a hair dryer. The guest bedroom has a chest of drawers and a double wardrobe with a mirror and WiFi is available throughout the house.

The bathroom is a luxury hotel-style space with a freestanding bath with a waterfall tap, a separate shower, and a large wall-sized mirror with a shelf for your toiletries.

The spacious lounge has a three-seater sofa, two armchairs, and coffee table with a central fireplace, leading to a dining room with a circular oak dining table with four chairs leading to a modern kitchen, and a utility room. The staircase leads off the dining room and has hand rails all the way up the staircase. A pretty & private Courtyard garden with a BBQ is perfect for alfresco dining in the summer.

Lovely cosy place in heart of Stratford
Really comfortable and cosy place, with all the small touches that made it feel like a home away from home. Communication was all timely and easy, and we had a lovely stay. Would happily stay again

Charming property in the perfect location
Clare was one of the best hosts we’ve encountered. Her communication was efficient and timely both before and during the stay. The apartment is tastefully appointed and immaculately clean. The little touches made it feel like we were at a BnB, where we were pampered. The location is an easy walking distance to every site Stratford has to offer its guests. Thank you!

Stay at Arden House
We stayed at Arden House as a family for 16 nights. The location of the house was great as it was a 5 minute walk to Shakespeare’s Birthplace and the centre of town. That being said, the house is located on a very busy street and sleeping with the window open would be impossible. The property comes with a parking pass but we rarely found a spot to park on Mansell Street after our day trips and had to pay for parking at the lot across the street. The house includes all amenities and we found everything we needed for cooking a meal at home. Pictures of the backyard should be updated as they are misleading. This space needs some TLC as the patio furniture was old and faded and the planters were neglected (dead shrubs). The best feature about this property is its close proximity to the town centre which puts everything within walking distance.

Great base for exploring
Had a great stay. House is the perfect size for two couples. Very well equipped and everything has been well thought out. Seamless entry and parking. (in the side road) Although not always easy to get a space if you go out for the day as there are limited spaces. Great outdoor space for relaxing after a hard day sightseeing. Perfect location for walking around Stratford, and well positioned for the cotswolds by car. Only downside was the traffic noise at the front of the house which means you can’t have the window open. A fan is provided but it’s as noisy as the traffic.

A nice break in this lovely property
We enjoyed our stay at this lovely property. It had all amenities you would need for a short or a long break. We particularly enjoyed the patio and the beautiful bathroom. The beds were very comfortable, and the TV set up even included access to NETFLIX. We struggled to find a parking place on Mansell St, so we left the car on the large parking nearby, which was not too expensive (£20 for 72h). The House is on a big road; however, it is also very central, so every interesting part of the town was at a walking distance. We also discovered a large shopping centre 10 mins away by foot, including M&S Food etc.

Once we had selected our dates from that moment everything was simple and straight forward. Clare was always available for any enquiries we had. Cottage is very comfortable and every thing is provided for at the cottage.

Wonderful Stay
I suppose in these post-COVID days we have to address the most important things - and the care these hosts put in to keeping the property clean and safe for guests is incredible. They advertise that, and it was one of the main things that made me book with them. That, and a totally lovely house. For a start, brilliant communication pre-visit, easy and workable non-contact check-in, and a sparkling clean house when you enter. The house is lovely, elegant, and well-equipped - especially the kitchen, for those who like to cook. The location is awesome - five minutes walk from the centre of town. Another bonus is that the booking comes with a permit that allows you to park literally 30 seconds around the corner, so you can wander in to town or drive out and explore the beauty of Warwickshire at your leisure, and without stress. For the mundane - bed was so comfy, bathroom lovely, and the overall decor, superb. I look forward to visiting again.

Great short break
Although possibly one of the wettest breaks we’ve ever had, we had a lovely few days in Stratford-upon-Avon. The house was spotlessly clean, warm and ideally located. Thoughtful touches of milk in the fridge, coffee and tea were most appreciated. We enjoyed the handy town centre setting, making popping back for lunch a breeze - especially given the horrendous rain. Would definitely recommend and stay here again in the future.

Great Little Getaway
A cozy little place that is conveniently located was a nice getaway for the Christmas Holiday. The location allowed us to walk everywhere we wanted to visit in town including the local tourist attractions, shops, and dining. We planned to prepare most of our meals at the cottage as we weren't sure of the availability of restaurants on Christmas. The kitchen was well equipped, but a little bit challenging for large holiday meal preparations. Claire was kind enough to leave us milk for tea upon our arrival! Overall, a very nice place and we enjoyed our stay very much! If we visit the area again, we would gladly stay here once again.

Very comfortable, attractive & conveniently located house close to center of Stratford Upon Avon.
My husband and I spent three weeks in August staying at Claire’s cottage. We enjoyed the town, riverside walks and cafes, especially the Cornish Bakery. We were easily able to drive into the Cotswolds, see many outstanding country gardens, and visit with family nearby. The accommodations were perfect for us. Good weather allowed us to enjoy the terrace as well as the well-appointed house.

A smart, super clean cottage in an excellent, central location. A delightful home from home-super!
We had a lovely stay in Claire's immaculate cottage. It is stylishly decorated yet also very welcoming and cosy. All the appliances are top notch and she has really thought of and provided everything. We loved the courtyard garden too and enjoyed having breakfast there. I particularly appreciate the excellent mattresses, which sorted out my bad back! A real bonus was the superb location, which is really central-two hops and you're right in the middle of Stratford! The parking permit for the car was also a great help and we loved the central location and Stratford so much that we didn't need to use the car at all. The rooms were all spacious and carefully and smartly furnished and the kitchen had everything you could need and more. And Stratford is also wonderful, of course and we enjoyed seeing Sher play King Lear at the RSC. We had a wonderful, relaxing stay thanks to Claire's superb cottage; we wouldn't hesitate to recommend it and will definitely be back.

Comfortable and convenient
This is a very comfortable, well-appointed property. Breakfast provisions were very welcome and the level of kitchen equipment provided is high in comparison to many houses we have rented. The location couldn't have been more convenient for visiting Stratford, and the parking pass was a bonus. Do be aware the property (and its master bedroom) face a very busy road, and though comfy, it is compact - we were a family of four (with teenage children) and it felt tight - six people would be a stretch.
