The hotel is so close to the central temple complex, museum, cafes, market and shops that it’s easy to walk or borrow one of the bicycles to see a lot. The room was a great break from the heat with a comfortable bed and good wifi. The staff are very friendly and keep the place really clean.
I definitely recommend.

Dirty room with no air, but excellent location
Exceptionally friendly staff and very good location: close to the Sukhothai Archaeological Park, near 711 shop and along the main road. Good WiFi connection as well.
Staff friendliness, great location and very low price make it a good budget accommodation solution.
What's bad is the lack of air: rooms are essentially windowless, closed with no air! Only the airconditioner can get some air in, but it tends to be overly cold!
You will feel suffocated in the dark, closed room unless you run the AC constantly.
Full of spiderwebs, room looked like it hasn't been cleaned for 7 years. Full of dust as well.
Bathroom gets flooded everytime one uses the sink (the water from the sink flows out through a pipe to the bathroom floor and then into a hole behind the toilet).
Very interesting wooden design, though. Those in search for an adventurous atmosphere at a low cost might find it adequate.
We spent 2 nights at this Guesthouse bit we wished we had booked a third night! The host was wonderful, one of the nicest and friendliest we have encountered in Thailand so far (3 weeks). He had maps of the area and bikes for use, which we used to bike around Sukhothai. The hotel is on the main road of old town, near the market and lots of restaurants so it was quite convenient for finding food, but it was a bit loud at night with traffic. The guesthouse is older, so the architecture/design was beautiful with lots of wood, but we could easily hear our neighbours and when it rained heavily one night it was very loud. We got breakfast with the room. They provided a very large North American style breakfast with fruit and a Thai treat. Was a great place to spend a couple days. If you’re a light sleeper earplugs are recommended.
Nice heritage property with historic feel right in the middle of the old town. Super easy to grab a free bike from the guesthouse and ride around the temple complex. The staff was very kind to check us in late at night when our bus was delayed.
Super netter Besitzer unterstützt sehr gut, kostenloser Fahrradverleih und vor allem, die Bremsen der Fahrräder funktionieren was in Thailand nicht selbst verständlich ist.
Einziges Manko für ich ist, das das Bett steinhart ist, leider in Thailand nicht ungewöhnlich.

-Great staff and good breakfast.
-Very close to park entrance.
-Free bikes.
Cons:
-Definitely not confortable. Bed was very very hard.
-Room was not dark in the night, there was lamps outside and lots o light passed through curtains.
-Also a very noise place, it's located in the principal road with traffic day and night.

Sukhothai fait partie des premières destination de notre voyage en Thaïlande, l'accueil de cette guesthouse est excellente, le propriétaire est très sympa il nous a donné des conseils sur les lieux a visiter avec une carte et les infos historiques. Le lieux est très bien situé a quelques centaines de mètres du parc historique et de plus le gérant met a disposition plusieurs vélo libre d'utilisation ce qui nous a permis de faire l'intégralité du parc sans soucis. On a eu le droit a un en-cas bien que nous ayons sauté l'heure du petit déjeuné (en pleins décalage horaire..).
La clim est silencieuse et très efficace. L'isolation phonique du lieu est cependant quasi inexistante mais rien d'embetant avec un appareil d'annulation de bruit. Les matelas sont cependant très (trop) dur pour notre goût.
Je recommande sans problème pour visiter le vieux sukhothai.
