A 60-90 minute drive from CUN airport (depending on traffic), the place hard to find (neither the cab driver nor any locals knew the location by name, and the location is new enough that there are not street addresses). In the management's defense, they had sent us a nice diagram of where exactly the complex was located, but we underestimated how difficult it would be to find.
We spent one night in our original room, but after discovering that the AC was not working, we were moved into another unit that had a working AC. Luckily, that unit was also a bit nicer, and we were very pleased with the relocation.
We rented a very nice pair of bikes from the management for a very reasonable price, and due to them not being available on day 1, we were given the first few days free as well. Tulum's main drag was about 5 minutes away on bike, and the beach was approximately a 30 minute bike ride from our apartment (all on either quiet streets or the bike path). We would definitely recommend bikes, as the apartments are a little far for walking.
All in all, it was a very pleasant experience, although honestly the apartment was a bit big for our needs. There was another group of 2-3 couples that was also staying there at the same time, and that seemed like the ideal use of the space: plenty of room in the apartments, and lots of room and facilities for group activities.
