Come breath some fresh air and walk side by side with Peacocks of Sullivan while you stay comfortably at our renovated basement suite. We have two bedrooms, a complete Kitchen and a Bath exclusively for guest use. The suite has its own entrance and complete privacy.
Mention the number of guests when you making the reservation to see correct price. When you have four or more guests your reservation is automatically upgraded to 2 bedroom option. Otherwise the second bedroom can be added with an additional payment of the difference.
One Queen size bed in master bedroom for two, One Bunk Bed in second bedroom for additional guests (2 adults or 3 children) and One pull out Sofa Bed in Living Room for one extra guest. Second bedroom is available only for large groups with 4 or more adults.
Kids get to enjoy Roku Express and TV. Internet access with WIFI available on both rooms.

HOUSE RULES
When you are making a reservation you are agreeing to the following house rules. Please read and keep a copy with you all the time.
Quiet times. Starting from 11pm. Ending at 7am. This means No Loud Music / Loud Talking or other loud noises. During these times refrain from frequent Going in and Out of the unit or ordering take-away-food deliveries etc.
Parking. One share parking spot in the backyard suitable for small to medium size vehicles.
Street parking. Free street parking 24x7. Follow street signs for areas allowed for parking along 150 street and 62 avenue.
Vehicles. If you are driving a motor home, a large pickup truck, an oversized vehicle or coming by more than one vehicle as a group, please mention before making a reservation.
No Smoking, No use of any form of recreational drugs.
No parties. No gatherings.
No Visitors - please and thank you. For liability reasons, guests may not bring any visitors or any others into the guest suite at any time. Only those individuals who are registered as guests in the reservation may enter the premises. We take the safety and security of our guests and ourselves very seriously. In case of a violation to this policy, your host reserves the right to ask you to leave by cancelling your reservation without any refunds.
If your host notices that you have visitors during your stay, your host reserves the right to charge you a penalty of 50$ per day per visitor per incident. If you have visitors coming in, you are welcome to let the host know and add them to the reservation as guests with the prior approval of your host.
No third party bookings.
Please add every one that you are staying with and making a reservation for, into your booking request. Please ask if it is not clear.
Pets. You can only bring a Cat or a Dog as a pet. Pets are not allowed on beds or chairs or any other furniture or in the carpeted staircase inside the house. This is to make sure that we can serve our best for visitors having severe allergies to animals and stay within our budget of cleaning. To bring any other type of animal, please message me before making a reservation.
Pet Fee. Only house trained pets can stay. Please inform us if you are bringing a pet at the time of your reservation. We have a pet fee of $15 per night per pet.
Pet Care. If you are leaving your pet alone at the suite during your travels, please make sure to use an appropriate pet daycare provider or a kennel.
Kennels. If you need a kennel cage we can rent you one for your stay. Please make arrangements before arrival to make a reservation. Subject to availability.
Rodents and other pest activities. Time to time we have noticed rodent activities. We have hired professional services to place bait stations inside and outside the unit. In case of a sighting, please let your host know to set additional traps or bait stations as required. We encourage all our guests to leave the entrance door closed when not in use and to leave all food items in air-tight containers or inside the fridge. Cold weather attracts rodents to warmer places and that is common in cold weather countries. If you have any questions on this please ask before making a reservation.
Laundry. Washer and Dryer will only be available for an additional price of 80$ per 4 hours of use. To make available, we need at least 24 hours of prior notice. Availability of laundry facilities is under sole discretion of the host.
Laundry discount for long term stays. We offer a 50% discount on laundry for our long term guests who make a reservation for 14 days or more and your rate is $45 per night per guest or more. Ask me if you are not clear on this before you make a reservation.
Laundry care. If you are to use the laundry, you are responsible for cleaning the dryer lint-catcher before and after each cycle. This is due to fire hazards. Please ask for help or see the guest hand book for more instructions.
Heating. During the months of October to March, heating is maintained 18 to 20 degrees centigrade for maximum comfort of the host as well as guests. You are encouraged to dress for the weather during the winter months.
Cooling and Air Conditioning. During April to September, when the weather gets warmer the temperature is maintained so it will not rise above 25 degrees centigrade.
Sleeping and Bedding. Your reservation includes standard bed linens and pillows. If you need any additional comforters / Duvets to make you comfortable, please don't forget to bring them with you.
Second Bedroom. The second bedroom with a bunk bed will only be available for reservations with 4 or more guests.
Backyard. We don’t make our backyard available for our guests during the grow season. Usually from May to October. It's not listed as an amenity. During off seasons we can let you use the backyard only if you make prior arrangements for that. If your pets or children enter the backyard, you are responsible to pick after them immediately.
Security. During your stay guests must make sure they leave the entrance door to the suite locked while they are away. Hosts reserve the right to check the entrance door and lock it if noted unattended in the security monitor.
Security Cameras and recording/monitoring devices. For the safety of you (guests) and me (the host), your host has installed security camera devices in the perimeter of the property. These devices can monitor, stream, record, store and analyze activity taking place outside the guest suite. Your host reserves the right to provide the recorded security footage to any responsible authority upon request. There are NO cameras or video recording devices installed INSIDE the guest suite. If you have any questions please ask before making a reservation.
Security Panel. Once you enter the suite you will see a security panel. This is a standard burglar alarm system, which doesn’t do any video or sound recording.
Damaged or missing items. To provide an outstanding continuous service to our guests all missing or damaged items will be charged at replacement cost.
Check-in and Check-out. We encourage all guests to checkout on or before the checkout time, so we can ensure that we can do an enhanced cleaning to get the suite ready for our next guest and also to avoid a 150$ late checkout fee for you. If you need a late check-out or early check-in please let us know. We will confirm depending on the availability.
Being Green. When you are away from the suite, you have to make sure lights in bed rooms, bathroom and hall-ways are all switched off. Also make sure to switch off TV, oven, Range, hot water kettle as well. You can choose to leave the kitchen light turned on, if needed. As Canadians we love and pride our pristine natural environment and conserving energy is one of our top priorities.
