Description
Charming apartment, with mezzanine and habitable attic, in a central area between the most beautiful and elegant of Venice near the Academy in the Dorsoduro district, near the most important museums, many restaurants and the main stops of public transport. Quiet and quiet, comfortable for four people, with two bathrooms, air conditioning and Wi-Fi.

The accommodation
The apartment, located near Campo San Vio, recently renovated, is on the first floor of an ancient building, without a lift and reached by only 21 steps.
Despite its modern facilities, the apartment is tastefully furnished with classic Venetian taste.
It consists of a living room with a dining area, a small well-equipped kitchen (microwave, blender, kettle, toaster, moka coffee maker, American coffee maker, fridge with freezer), a double bedroom and a bathroom with bathtub.
From the living room, with a very high wooden beamed roof, you go up to the mezzanine, where there is a comfortable study to relax, and from here to the attic where there is the second twin bedroom and the second bathroom with shower.
From the windows of the living room and the master bedroom you have a beautiful and relaxing view of a private garden and the Basilica della Salute.
The apartment has air conditioning in both bedrooms and in the living room, a washing machine, an iron, a hairdryer, free Wi-Fi, a TV and a Bluetooth amplifier to listen to your favorite music from your mobile phone.
If you arrive with your baby, you will find a cot and toys for him!
Bed sheets and towels are provided.
Everything in the apartment is designed to make your stay as comfortable as possible.

Guest access
The entire apartment is reserved for guests who can enjoy it without sharing it with others.
Access from the street is also exclusive (shared only as a service entrance to the owner's office).

Interaction with guests
Before your arrival, I will send to your personal email a pdf file with instructions on how to reach Campo San Vio, where I will wait for you (me or another person of my family) to accompany you to the house.
After checking in I will explain the operation of the house and appliances, I will explain the surroundings and answer your questions.
In any case, I will always be contacted for every need (my office is below you on the ground floor!).
On working days (Monday to Friday), in case of early check-in or late check-out, you can leave your luggage in my office.
For check-ins between 20:00 and 00:00 a 30 euro supplement will be required; after 24:00 euro 50.
Check-out must be no later than 10:00.
At the time of check-in, the city tax of € 3.00 per person per day must be paid.

Mattia was an exceptional host.
The apartment was small but perfect for 4 of us. The stairs were manageable. Nice location for a lot of walking. 1.2 mile walk from the train station. Not a real hard walk but you must cross 9 or 10 bridges with steps.

Great stay in Venice
First trip to Venice and the apt was the perfect location. Although the apt is not in the center of town, it is only a short walk to all the major sites. And being away from the main square, the apt is nice and quiet. Matteo was an incredible guest and the apt was perfect for the four of us. We would definitely stay there again on our next trip to Venice.

Very nice apartment, even nicer location
VERY nice, with a highly attentive owner/manager. Only one caution for elderly and limited-mobility travelers: lots of stairs. Well worth it if you can make the climb, but if you have trouble ascending, this one will be tough. (Then again, Venice is not an easy place to visit under those circumstances anyway!)

A Refuge in Venice
The apartment is ideally located in the desirable Dorsoduro district, a very short walk to the Gallerie dell'Accademia and Peggy Guggenheim museums, the Accademia Bridge and vaporetto stop, a market, restaurants, and less than 10 minutes' walk to St. Mark's Square. Yet the apartment was a refuge from the hustle-bustle of Venice--quiet, light, airy, and overlooking gardens. It was as pictured, attractively decorated and comfortable, although the sofa was a bit hard for my wife and myself for a week’s stay. Mattia, the owner, was gracious and helpful and--most important--very communicative at all stages of our stay, from initial inquiry to departure. He even met us in front of the Gallerie dell’Accademia to escort us to the apartment after we texted him our confusion regarding directions. (I highly recommend getting WhatsApp for communicating with people outside your home country regardless of your own international cell plan.) Overall, our experience with the apartment and the owner was very positive.

Great, cozy stay in Dorsoduro
Excellent apartment in great part of Venice. Mattia was super responsive and helpful. Quiet, off secluded alley way, but close to Vaporetto stops, Accademia, Guggenheim, Salute, etc. Very easy walk to San Marco over Accademia bridge. Kitchen totally adequate for small meals if necessary. Two bathrooms, modern furnishings, washer, excellent wi-fi, etc. Loft has two small beds, but that worked perfectly for us as our two kids (12 and 14) fit there well. Would definitely be a challenge for two full sized adults though. Dorsoduro a great place to stay in Venice, not as hectic as others, waterfront on Zattere is amazing, also close to fun Campo Santa Margherita area. Not a criticism, just be aware that it's a little bit challenging to get from airport if you are not familiar or have lots of luggage. Of course that is true of many parts of Venice, but it just takes a little planning and/or patience. We took airport water shuttle to Zattere which was fine, but it's an almost 2 hour ride. A direct water taxi would have been easier and much faster but almost 3 times as expensive. Bus to Vaporetto the cheapest option but more hassle than we preferred after long trans-Atlantic flight. Just FYI. Bottom line, we would definitely stay here again and can absolutely recommend to families with kids needing to sleep four.

Great Location and Excellent Host
The property is in a great location. It’s very close to the Academia Bridge and vaporetto stops, and it’s near the Guggenheim Museum. San Marco Square is not far away, but the neighborhood is much quieter than the square. Mattia was an excellent host. He met us at the Villa and helped us carry our luggage up to our rooms. He also showed us how to get to a couple shops.

Great apartment in ideal location in Venice
We had a wonderful time in the apartment as a family with two adults and two teenage daughters. The layout was great — our girls loved having a separate space to themselves upstairs and we enjoyed having the living space downstairs to sit in the mornings. The apartment is very light, with a lovely view into a neighboring garden. Very clean, comfortable beds, etc. And the air conditioning works well which was crucial for us as Venice was very hot! The only thing I would note is that the apartment is reached via two narrow flights of stairs — we had no problem at all but that might be a consideration for some, Location is terrific — very close to the Peggy Guggenheim museum and Accademia, easy walk to San Marco, but also in a nice neighborhood that is less overrun with tourists than some other areas. Lots of good restaurants nearby. Easily accessible by vaporetto. Finally, Mattia and his father Giorgio were wonderful — very nice and friendly, accommodating of our schedules, provided plenty of information, etc. Arrival and departure both very smooth. We enjoyed the juice and coffee and jams and toasts they thoughtfully stocked the apartment with. I would highly recommend this apartment and would stay there again in a heartbeat!

Great apartment and location. Owner is great!
We had a late flight and the owner Mattia met us at 9:30pm on a Friday night, very pleasant and happy. He spent plenty of time with us and showed us everything in the apartment. He gave us recommendations on places to eat and even led us to a place that night, at 10pm! He pointed out a gelato shop that ended up to be the best we had in Venice for 3 days! The apartment is very clean and he had all the amenities needed. He even had a bag of local cookies, coffee and orange juice there for us for our first morning. He is a gracious host and it’s a great apartment. 15-20 minute walk to everything!

Excellent location and fantastic apartment
This 2 bedroom 2 bath apartment is the perfect place for a Venice holiday. It's spacious enough for 4 adults to feel like all had enough privacy. It is fully appointed and well maintained. Its proximity to the Accedemia bridge provides excellent access to all areas and transportation. Mattia is a conscientious host who thoroughly showed us the apartment details and provided local information. I highly recommend staying in this apartment.

Dieses Haus liegt optimal in der Nähe der Akademie und ist gleichzeitig absolut ruhig. Alles war perfekt für uns und wir fühlten uns sehr wohl. Mattia ist ein super Gastgeber. Gerne kommen wir wieder.
