Simeone I @ Locappart -Charm, Beams and Garden

This gorgeous house (130 m²) is spread out over three floors and features exposed ceiling beams, a backyard, and Venetian floors that keep the place cool.
Only a stone's throw from the Grand Canal and the train station, the apartment is situated in the Santa Croce district. The nearby Campo San Giacomo dall’Orio, far from the tourist traps, is a heaven of peace. In the summer you'll find children playing outdoors while their parents take shelter from the sun under the large trees.

This gorgeous house (130 m²) is spread out over three floors and features exposed ceiling beams, a backyard, and Venetian floors that keep the place cool. It's authentic and typical.

Main floor (US)/Ground floor (UK)

The front hall (12 m², East facing) has a table, a daybed, a small table, and a wardrobe. There are French doors leading to the backyard.

Garden furniture is set up in the backyard (73 m² - southwest facing).

2nd floor/1st floor

The living room (32 m² - southwest facing) is accessed via a hallway (17 m²) at the top of the stairs. One door leads to the living area and another to the kitchenette.

There are four windows overlooking the backyard and the space is divided into four distinct areas:

-The living area has a sofa, several armchairs, a coffee table, some chairs, a beautiful, non-functioning fireplace, a bookcase, and a TV.

-The dining area has a large table with six chairs and a buffet.

-The kitchenette is fully equipped with all the modern conveniences (electric oven, gas stove, and refrigerator).

The firts bedroom (22 m² - northeast facing) is on the other side of the hall. It features two windows that overlook the street (it can be noisy because of the pedestrians walking from the station), as well as a double bed, a single bed, a buffet, and a cabinet.

The bathroom (6 m² - southwest facing) is fitted with a bathtub, sink, and toilet. A small balcony overlooking the yard can be accessed via a glass door.

3rd floor/2nd floor

The second bedroom (12 m² - southeast facing) has a double bed, an armchair, and a dresser.

The en-suite bathroom (4 m² - northwest facing) offers a view of the skyline and is fitted with a sink, shower, bidet, and toilet.

A multilingual agent will welcome you on-site for your arrival and will be there for your departure.

Only a stone's throw from the Grand Canal and the train station, the apartment is situated in the Santa Croce district. The nearby Campo San Giacomo dall’Orio, far from the tourist traps, is a haven of peace. In the summer you'll find children playing outdoors while their parents take shelter from the sun under the large trees.

This district, off of the beaten path and frequented by locals, is nonetheless only a 15 minute walk from the Rialto district and 10 minutes from Campo Santa Margherita, one of the busiest and most popular squares in all of Venice. The square is also home to lots of student bars.

Close to Vaporetto Line 1 (Ferrovia or Riva di Biasio) or Line 2 (Ferrovia)

-2 double beds (160 x 190 cm)
-1 single bed (80 x 190 cm)

Wonderful Venetian Home
If you want to feel like you’re living in Venice this is the place for you! It’s a beautiful house with everything you need and great ambiance. It’s close to the train and bus station, and vaporetto stops so it makes it easy to get around if you don’t want to walk. There is a grocery store nearby and places to eat. The house is set up as a 3 bedroom but the bottom one is a bit dark and damp and away from the main house so I wouldn’t feel comfortable having someone stay in it. Other than that I’d stay again if I went back to Venice!

The Artist’s Honeymoon
We are visiting for our honeymoon! We are painters from New Hampshire, USA. We found the apartment so beautiful and convenient! We wanted to stay longer and hope to come back sooner than later! It was a fabulous place to spread out and hide from the tourists in between our daily painting adventures! The neighborhood is also so kind and welcoming! Thank you for sharing your place with us! -Christy and Tom

Spacious and Traditional Italian home in the heart of Venice.
This property provided lots of space to spread out. We loved being able to cook in the kitchen and each couple had their privacy with their own room amd private bath. Close to transportation and all the sites.

Amazing location
We loved the apartment! Easy access from the bus, train or water taxi from the airport. Inside the charm of a well kept and nicely decorated Italian flat. The top bedroom is quieter than the mid floor bedroom if you like windows open. Bug spray is a must if you like windows open, at least if you are there in May. There are bug screens on some but not all windows. I personally do not mind the bustle and noise of the street but some may not like it but the top room has a fan if it is hot and you want to get away from the hustle of people on the street. We loved the living space. I would not hesitate to book it again.

A Charming House in the centre of Venice
We had a wonderful stay at this property. I travel a great deal for work and leisure, and regularly stay in rentals, and this ranks as one of the best experiences I have had over the years. First of all, you cannot beat this location. I saw that a previous reviewer criticized the location but I completely disagree. Located in the delightful Santa Croce district, it is just 5 minutes from the main train station, two vaporetto stops on the Gran Canal, and 5 minutes to Piazzale Roma which is the meeting point for taxis and buses. You are within walking distance of all the major sites as well, and the immediate area around the casa is delightful--full of cafes, grocery and wine stores, retail stores. The house itself--and it is a full house which is very difficult to find as a rental in Venice --is traditional and charming. If you want the Venetian experience you will get it here, complete with high ceilings, wooden shutters, tiled floors. The kitchen has everything you need to cook though expect to do dishes by hand--but the wooden dish rack above is brilliant for drying. The house sleeps six comfortably--one on the entrance floor, 3 in the main floor bedroom (large double plus another bed) and a double on the second floor. While it does not come with wifi, you can ask for a wifi box from the rental company though we found using our personal phone hubs worked fine. The house was very clean when we came. Great communication. A wonderful trip, highly recommend this home.

Laut, ungepflegt, heruntergewirtschaftet
Kein WLAN.
