THIS PLACE IS A DUMP!! DO NOT BOOK.
Dont be fooled by the pictures.
Not sure why hotels.com is listing them. First it took forever to get into the hotel, no one was at the reception and we had to access a dropbox to get our keys, figure out the room. This looks like a hotel but facilities are worse than a hostel.
No housekeeping. You pick up your trash and dump it at the dumpster. You clean your own room/toilet. You do not get extra towels/sheets, you have to beg for it.
AC/vent unit was dusty and unclean.
They give you a cleaning kit and laundry does not have washer, only dryer. Such an illogical setup.
The desk is not helpful when they are available. You can see them sign when you show up to ask for help or questions.
The pool area was advertised but sealed off and you could not even get a view from this area.
We paid for an extra bunk bed. It was in such a small room that there was no way you could even stand inside the room. You had to just walk in and get into the beds. But because the room was so small that it could hold only the bunk bed, no one slept in that room. so we ended up sleeping on the couch outside.
The bathrooms did not have towel hooks. so you had to keep your stuff including towels on the basin. dated appliances. So very small things that you take for granted, was missing here. It felt that the owners just want to hold on to this property and so they went ahead and decided to offer hotel space.
Horrible experience for a vacation.
Check in was a bit difficult as it was on Sunday, no one there and needed a code that wasn’t working. But the nice guy at the snack bar got it figured out for me and I was able to sit by the pool while waiting. The views from the sea view rooms are unbelievable and the pool is fantastic! I highly recommend the stay, just make sure to get checkin instructions. Beautiful place!

Location ok- but no shops or restaurants around at all.
Poor communication- we arrived late at night by car, no access code provided and one of the guests who spoke french helped us to get the keys to the apartnent.
The apartment was not big enough for 2 people let alone 5.
The bunk beds are literally in the hallway, no space to turn around, no space for clothes.
Very poor hygiene
Pool was good but you have to pay daily
The beach is close down steep steps.
No toilets in the complex, you can only use apartment toilet.
Reception staff very very poor attitude not helpful at all.

Bad experience. I tried to contact them to let them know that I would arrive at 8pm and they never responded, I had to make a new reservation and spend some time with my family
Ideal place - easy walk for the beach and the town, would highly recommend. It's not posh, it's not modern, but it's safe, with friendly staff, and a bargain in such an expensive area.
If you're looking for a romantic hotel experience, this isn't for you, but if you're a family, or a group of friends needing a good base - this is for you.

Very friendly staff. Good residence. Individual accommodations could do with a little updating but excellent value out of season. And great location for cap ferrat.
Don't go in thinking of this as a hotel - it's more like a super-tiny apartment. The rooms are tiny (had to leave the bedroom to have room to get dressed). You can't easily walk anywhere in town (it's on a walled-in road with no sidewalks), which is a particular problem because you'll need to provide your own groceries. On the up side, you can walk down to the beach and there's a beautiful view from the pool area. If you're on a super-tight budget (and have a car!), this is worth it. We left after the first day because we didn't want to spend our whole vacation tripping over each other and worrying about taxis.
As long as you know that (i) you have to Make your own bed (II) clean kitchen area before you leave and (iii) take out the garbage, this no frills hotels/residence is great for families with access to a nice pool and a beach with no waves and some sand. You will need a car as there’s no supermarket close by and the studios are really small, don’t plan to cook anything but the very basics. Despite all of this is was the best value for my family with a 2 year old while we were visiting Nice, Eze and Monaco.

Great Location! Nice pool! Clean common areas!
Room could have been cleaner; a vent in the bathroom would be better; apartment is much smaller than it appears in the pictures; beds are also very small; mattresses are not that comfortable.
Most importantly, they should improve their communication with their vendors like hotels.com, etc. as the reception desk is open certain number of hours. I checked in late and then I called hotels.com to connect with them; however, neither hotels.com nor I was able to connect with them. at the number they provided to hotels.com. This caused a serious issue and should not be taken lightly
May not be the best apartments you’ll stay in, but given the location, the easy free parking, and the relaxed atmosphere I’d happily stay here again. Good aircon, poor internet. A little aged.
The hotel was lovely and the staff were really friendly. It was close to the beach and the main area was a short walk away, it was quite steep to walk back, but manageable. There was a bus stop outside to travel to nearby places and also the airport. The rooms were clean and modern and big enough for a family of four with teenagers. The view of the bay was stunning from the balcony. We found the food at the pool side bar reasonable and good quality.
Well located for beaches and sightseeing. Close to bus stops into Nice and Monaco. Lovely pool. Accommodation clean and comfortable. Would definitely go back again!
Pros: Beautiful area. Very good car parking ( at least in October anyway). Supermarket, restaurants and beach close by. You really need a car I would recommend though. Beach is a few minutes walk away.
Cons: Hotel staff's English is only basic conversation level (not fluent). Just the basics supplied, not quite enough towels etc, but the apartments are fine for self catering. I would definitely NOT recommend these apartments though for 4 or 5 adults. Far too cramped, but OK for a couple or a family with 2 children.You would need to pay more for space in this 'neck of the woods'.
