There was no heat in the bathroom. Portable heater in bedroom area barely gave warmth to sleep comfortably. Ceiling needs repair from upstairs water leak. Worst issue was the noise - slamming doors, stomping up & down the stairs & knocking noisily on our room door after midnight. Other guests we believe were students. We should have been made aware of that before reserving. Noisy until 2:45 am.

Room fine. Service appalling. You need to call a number to get a code for the front door and another code for the room. You'd think that would be easy but evidently not. 10 minutes during which time they presumably didn't know they had to talk into the phone or I wouldn't hear what they were saying. [The property is next to a busy main road]. And then it turned out they were giving me the wrong code which is why it wasn't working.

Very thoughtful features - water and biscuits waiting on arrival. The bathroom was clean and new and beds were comfy. It’s an easy walk into York from the hotel - would definitely recommend. However, the carpets were a little old and some areas (behind/beside beds) were a little dirty. I would have preferred to know in advance that check in required a call to receive a code to get in, but having said this, we were answered promptly and got in quickly and easily.

No previous knowledge room was loft room... wooden beams a nuisance if you are tall. Too hot as heating left on. TV signal temperamental also. Room clean, beds very comfy, shared bathroom no problem. Hosts pleasant. Good value for money. Town easily accessible. Worth a stay here.

Rooms dirty more like half way house has alcoholics drugges banging around fitting coukd not sleep for smell of cigrate smoke in room from one below ended up with bad chest woke up hitchy feeling dirty refuses to stay the following night no reply from. Gusthouse owner to tge problems or offer of refund i wiukd not let my dog stay here okay if your homless but thats about it. That looks like most the property is being used for has cheeck to call it self a guest house no support off anyine onsite just checking in only so if anything happens your on your own comes to something when woukd rather sleep in your car then a dirty room with furniture that lokks like its been hoyed out and they hage collecged and just put in there worsed night sleep ever and checked out early avoid not worth it even for free cost nothing to kerp.a place clean come home washed cloths and stright in shower felt like had fleas or bed bugs
