Fine, but not as advertised.

The rules have significantly changed in the owner needs to update the online listing as well as the check in document. All the extras listed for the nearby resorts are no longer available. The check in process is completely different, now using QR codes instead of response. We went to ask for help at the main office and they were extremely rude to us. We used far less electricity than the daily allowance, but the property manager still tried to trick us into paying for it. She pretended it was a mistake, but it was very clear she was trying to get us to give her cash.

2 months stay at OM sanctuary

Stayed 2 months at the villa, well located in a calm neighbourhood, nicely decorated and clean. Other villas nearby by it doesn't feel like it as there is a lot of vegetation, so you feel isolated but safe. The lower patio provides a shady area while the upper patio provides a sunny place. I really enjoyed having the private plunge pool. Would recommend to have a car if you want to explore the area. The property management team was attentive and responsive; the maids were amazing!! 2 Month Stay In The Beautiful OM Sanctuary - Bahia Principe

I had the opportunity to live in the Bahia Principe Residences within Marie's OM Sanctuary for two whole months. The experience was something I had never had before. Wonderful property for the price as well as many perks within the resort that made it extremely interactive. Some of the main things to know: 1) The property is located almost exactly between Playa Del Carmen and Tulum Center, meaning that there is about 20-30km of transit to get to either city. I HIGHLY RECOMMEND A CAR OR A SCOOTER. 2) If you are into fitness, make sure to check out the "Tao Wellness Center" located on the other side of the property. It is a good trip by bicycle if you are looking for a workout. (The wellness center charges $50 per person p/mo for membership) 3) Do not rely on Taxi's for your transportation. You will easily spend over $1,000 per month on transit with a taxi. The Kay Beach Club was probably the best food on site located across the carratera bridge (about 15 min walk) which offers delicious food and alcoholic beverages STAY AWAY FROM MULLIGANS RESTAURANT LOCATED WITHIN THE GOLF CLUB IF POSSIBLE. Although they deliver, over a two month period I cant tell you how many times our food took 3-4 hours to receive along with it always having something missing/not correct in the order. Overall, the hospitality was great. The team addressed our needs in as timely of a fashion as possible. I would definitely consider staying at the OM Sanctuary again. Tourists are targeted

Lorena the property manager was very consistent with communication, however several things were wrong. I arranged travel pick up from the airport for my friends and I to the property. The driver dropped us off to the wrong location and we had to wait for a new driver to take us to the correct location, while waiting on a curb with bags my friends and I were severely bit up by the mosquitoes. Upon arrival there were beautiful decorations for my birthday and several dozen gnats, along with a fishy smell from the refrigerator. The only way the coffee maker worked is if you stood there and held the button. On Tuesday the water went off, and the refrigerator stopped working I had brought this Lorena’s attention and she said it’d be off for one hour she should’ve told us this not me bringing it to her attention, anyway all the food we bought went bad. She later said it was because we didn’t close the refrigerator all the way, which was completely false. She said she’d offer a curtesy grocery delivery, which my friends and I thought she was replacing the groceries that went bad. So we had to pay for some groceries AGAIN we we’re leaving the next day and didn’t even get to utilize the groceries. The washer and dryer did not work and I had to pack wet clothes upon returning home. Lorena stated house keeping would come at 11am on our departure date and it was actually the next guest, which were men. They unlocked the door and walked right into the unit with my lady friends and I. Lorena stated it’d be $50 for my birthday decorations and once I arrived that went up to $55. The taxis charge a ridiculous amount and the certainly up charge tourists. To go literally across the street it’s $20. 7/11 less than 5 mins away is $40. Before arrival she stated wristbands for the resort was $30, they were in fact $50.

A convenient lovely place

Booking with owner was flawless. Though the owner is hands on, there is a property management team used by the owner to facilitate needs of the guests while staying at the property. While the owner recently made changes of the property manager, this caused some confusion and misunderstandings. A'nah Suites, who service owner owned villas and suites in this sub division within the Bahia Principe residential complex, is now the new property managers. A'nah has no information or control of the limited "free" access privileges to specific resort properties managed by Bahia Principe. To do this, the renter require to register with Bahia Principe Residences at the Golf Course Club House - not individual properties. Each residence occupant must have a bracelet. Consumption of food and beverages at the resort properties require specific tickets or special day pass bracelets. Please be forewarned you cannot get away with it! Beach access is available without charge; however, one will need a special bracelet to use the loungers; and, only in specific areas. To get to the beach the Bahia Principe Group offers tramcar services every 10-15 minutes from the "tramcar stop", a short walk from the A'nah complex. A'nah only offers 2 pools for residents. The residence complex is very well secured 24/7. There are reasonably well lit and paved roads and sidewalks. The unit in question i.e. Om Sanctuary ( Villa B12) is ideally located, close to the parking lot and a short walk to the tramcar stop. The amenities within the unit are excellent. It is a comfortable place. Dealing with the owner and her 'local managers' is not a problem - they take care of things as promptly as possible. Some clarity on the procedures to get access to Bahia Principe should be provided - that's my strong suggestion. It avoids a lot of confusion and misunderstandings, not to mention embarrassments. If you want independent living with the availability of resort access this is the way to go. Well worth it!

T'was the Night Before Christmas

‘‘Twas the night before Christmas, just arrived in Tulum, excited to check in to our condo, a stylish two bedroom; We arrived at the unit, in the world not a care, until a problem with one lock box gave us quite the scare; The key that did work revealed one common and one bedroom, The thought of 4 adult’s sleeping arrangements filled us with doom; We checked with the office, we emailed the lessor Only to learn, the owners real score; The web page described two bedrooms of zen, But the owner rented out one bedroom, to maybe a friend. We hoped and thought....simple confusion, Only to be dismissed by owner and manager...collusion? The property’s called Anah, a nice place you know, Then we met our savior that eve by the name of Alberto. Our host was rude and dismissive, no remorse or accommodation for her tortuous slight; Alberto found us a bedroom, much to my wife and kids' delight. As my family dined that Eve, Alberto tended to our every need. He arranged our new room, clean as a whistle and not a bit too soon. Greedy owner almost ruined our eve, so upon our return, I will post the additional neglect of the unit, of which we couldn’t believe.

We are not in the business of misleading anyone, instructions are clear and concise on the listing, it says specifically that the additional bedroom is for more than 4 guests. For 4 guests or less it states specifically that only 1 bedroom is provided as the house is big enough to welcome 4 guests (with a very confortable sofa bed and an extra washroom…). This guest wants to make us wrong with a very accusatory tone for overseeing the instructions that are clear and concise on our VRBO site. Guest called VRBO to complain (for not looking at the site properly when he booked..) and using as a lawyer that he is a very threatening tone, he was actually denied service from VRBO and his complain rejected as VRBO mentioned to him there is no fault from the owner if he did not read the clear instructions that owner had left on the listing… Inspite of his mean tone and threatening attitude, we tried however to accommodate him with a second bedroom when he arrived but unfortunately the extra bedroom was rented on Xmas eve. I will not recommend this guest to anyone as he will try to make people wrong no matter what…Some people are made like this unfortunately.
