Beach Block Upscale Home with Private Pool - Sleeps 14

Starting 01/01/24 and ending 03/30/24 there is a 4-night minimum stay. Starting 03/30/24 and ending 01/04/25 there is a 7-night minimum stay, beginning and ending on a Saturday. Check in 4PM on Saturday, Check out 10AM on Saturday.

Exquisite home on a BEACH BLOCK with a PRIVATE HEATED POOL. All updated bedroom furniture and sofas!

5 bedrooms, 1 spare room with queen bed, and 1 private loft with a sleeper sofa. This home best accommodates up to 12 guests but with recent upgrades can now sleep up to 14 guests.

LOCATION: This exclusive beach block property is the perfect place to lounge around by the heated pool, play games and create memories on one of its many decks, or relax on the beach with friends and family! The home sits on a 100' x 110' lot, allowing for an exceptionally large footprint. Our spacious home is the perfect spot to relax and enjoy all the attractions of Avalon. The beach is less than a 5-minute walk! Easily walk into Avalon's town center for dining and shopping or relax by the heated pool.

INSIDE:
First floor features three bedrooms, a junior primary suite, two hall bathrooms, a kitchenette/snack prep area, washer and dryer and an oversized family room. First floor bedrooms: Three bedrooms (one queen bed, one king bed, two single beds) and one junior primary suite (king bed).

The second floor features the primary suite (king bed) which features its own private balcony, luxurious bath with jetted tub, dual vanity sinks and a huge stand shower. Also on the second floor is the oversized kitchen, an island with stools, dining room with chandelier, kitchen table, powder room and a large living room that opens up to a spacious balcony right outside for you to enjoy. Second floor bedrooms: One smaller bedroom (queen bed) and a large primary suite (king bed).

The third floor features a loft area that has its own private balcony. The views up there are amazing. Third floor loft (bonus room): 1 loft room with queen size pull out sofa bed. Ocean views from the second floor deck and third floor balcony are worth seeing!

OUTSIDE: There are spacious wrap around decks on the first and second floor and a large rear deck. Home is equipped with a gas grill. A private and heated pool was recently installed. There is pool access from the first floor and from the second floor balcony. The pool area will be open by 05/25/24 and closed on 09/28/24. Parking is in the driveway as there is no access to the garage.

PET POLICY: We are pet friendly! Your pet is welcome as we consider them part of the family! Prior approval and pet fee is mandatory. Your pet is not permitted to be near the pool area or in the pool. Our pet fee is $125 PER DAY for ONE pet. We require the name, breed and a photo of your pet prior to approval (some restrictions apply). If the pet is not disclosed before your stay, we will charge minimum $250 per day, per pet.

-The coolest A/C setting is 70 degrees, and the warmest heat setting is 75 degrees.
-Strict No Parties Rule: Avalon Borough has a strict noise code. In the event that our tenants violate that code, we could lose our Rental License for three consecutive years. If, as a result of your stay, our Rental License is revoked for any period due to a code violation, you and your guests WILL BE HELD RESPONSIBLE FOR 3 YEARS OF RENTAL INCOME.
Notice: Cameras monitor the outdoor spaces around our home for safety and security purposes. Construction on property to the left of our home may cause noise. We require photo ID for any guest 18+ prior to your stay.

No cable so couldn't watch the US open or NFL or important news, which marred our stay.. No usable outside shower was also surprising.

Room to breathe
House was large and allowed 13 adult siblings and spouses spaces to gather without being on top of one another. Host made some seasonal accommodations that we really appreciated. She was responsive but not intrusive. Only hassle was having to provide our own linen. Some of us came from as far as Hawaii, Cali and So Africa so arranging to have linen there was a hassle. Otherwise, the house was a perfect choice for the cost.

Location, Location, Location and more
Conveniently located a short walk from the 40th street beach entrance and all things Avalon. This pristine block provided the tranquility we were looking for! Our extended family, including some college aged children stayed entertained and busy. The house was spacious with plenty of places to escape both inside and out. The pool was an added bonus and served as a refreshing way to start and end the day. The upstairs loft served as a nice office for the occasional zoom call when called away by work. The property host was amazing from pre-booking through checkout. We hope to return again!

Acceptable, but not a great experience.
Probably the most annoying part of the stay was having to send pictures of damages in the house in the first 2 hours after check in. There were multiple issues, stains on the carpet, food on one wall, missing handle on a drawer , broken window blinds, and damage to the outside door from the living room to the patio. No toilet paper provided! Who rents a house without supplying toilet paper? The property manager did call me and had some delivered. I realize this review is almost 1 month after check out, however, I think it's important that future renters be assured these areas have been addressed.

Very Disappointing!
My family of 10 adults/5 children gathered for our annual family vacation. This particular home looked perfect from the pictures posted but it proved to be very disappointing. Arriving Saturday after a long journey we noticed Black MOLD on the air vents in the living space. Called Carissa and she immediately sent someone over. He assured us it wasn't mold but just from the heat, condensation etc. and he cleaned it. So who knows??? The pool area was wonderful and loved by the children. Although the outside shower was very old, run down and not a place you wanted to take a shower!! The living spaces were large and the living room had been recently updated. The home had many porches but very little porch furniture. Only one outside porch had a table and 4 chairs. So if you like to sit outside in the morning or evening you had to take a chair from dining room out. If you enjoy cooking this is NOT for you!!! While the pictures show a beautiful kitchen it has been very neglected over the years. The appliances look to be about 30 years old. Stove was awful, oven dirty. The kitchen pans were mostly teflon from 20 years ago along with cookie sheets you didn't even want to touch!! It just felt like no one really cared what was there nor had anyone gone through and organized what was usable and toss the rest. Master suite was nice but all the bathrooms are tired and dated. The "Queen" room on the 2nd floor is NOT a bedroom but a storage closet with a bed! No windows, no ventilation, no dresser, a lamp that was ready for the trash and a slanted ceiling that you hit your head on at least once a day. The bedspread in the Jr. king room was dirty and stained. I could go on and on but the bottom line is this place is NOT worth $23,000 for a week. I've stayed in many beach houses and this is one I DO NOT recommend.

The property and location were AMAZING - we did love this house and Avalon is the best. We loved how close it was to the beach. Upon arriving though, there was garbage strewn all over the driveway and many bags of gross trash were sitting/waiting to be moved to the curb. The property manager did take care of all of that within 24 hours. There are no linens, so that was a downer for us for packing. For the cost we paid, we would have liked to have linens so that we didn't have to trudge them all from home. For 6 bedrooms, that's a massive amount of linens to pack in the car. And when I verified with the property manager that there was really nothing there, she basically just said "correct - no linens" - so we drug everything along: our pillows, a blanket for each person, all the sheets/towels/dishtowels, etc. that we'd need. But upon arriving, we found that each bed has a nice comforter to use AND SO MANY PILLOWS. That would have eliminated a TON of things in our cars to know that. So if you are considering this place, know that there are lots of pillows and you don't have to take your own. ;-) And each bed does have a comforter you can use with your sheets! ;-) We had another family in town that wanted to visit with us, but the contract is strict with their "no guests or visitors during your stay", so that was also a bit of a let down. With a house this large and for what we paid, we didn't want to leave it... but we also wanted to spend time visiting with another family that was in Avalon, too. So just be aware of that. When I texted the property manager to ask permission to have a short visit with the family at the house, we never heard back from her. So there was a bit of a disconnect there. The text messages said "Delivered" but we didn't hear from her until the last day we were there. She was responsive the day of arrival, so not sure what happened there. Overall, we had a really great time in this house and lots of great memories were made. The rooms were clean, large, and the beds were nice to sleep in. The pool was really nice and clean and the grill was usable for a cookout. The outdoor shower is in shambles, so do not plan on using that for rinsing off sand! LOL The garage is packed full of stuff, but there isn't any beach stuff for renters. You're paying for location, a beautiful home to sleep and cook meals - but there are no amenities. We loved our vacation, but I would rethink paying that again for this particular property.

The pictures do not to the house justice. Spacious house perfect for a large family/friends gatherings, tucked away on a quiet beach block. Walking distance to the main strip of restaurants and shops in Avalon. Will definitely look into renting this location again.
