Follow our homes @savvy_bears For distances from popular locations in Big Bear, open the neighborhood/where you'll be section. The Home- 1,194 square feet of updated mountain charm. Two bedrooms, both with televisions and ceiling fans. Two bathrooms one on each floor. Two living rooms with televisions. Waterproof wood-like flooring downstairs. Carpeted stairs and bedrooms. Bedroom 1(primary)-California king Royal Aireloom mattress, side tables, smart TV, ceiling fan, dresser with mirror, closet, direct access to own balcony facing Summit Blvd. This room gets afternoon sun. Curtains are heat & room darkening. Bedroom 2- Large bedroom with a queen-sized bed, twin over full bunk bed, side table, ceiling fan, small television with Roku, dresser, and closet. The window overlooks the back of the home. This room has morning sunlight. Curtains are heat & room darkening. We provide shampoo, conditioner, body wash, cotton rounds, q tips, and floss picks. We do provide limited hand towels and wash cloths. 6 bath towels are provided. (Not for lake use, please bring extra for lake.) Bathroom 1(downstairs)- Shower & single sink. Bathroom 2(bedroom 2)- Shower/tub combo single large vanity. Kitchen- Open concept with visibility into dining and living area. Bar seating for 2. Full-sized fridge, gas stove, and dishwasher to help you create wonderful meals. If you prefer take-out no worries! Fully stocked with all utensils, dishware, and cookware. A starter pack of paper towels, and trash bags are provided. Along with dish soap, new sponge, coffee grounds, and sugar. Coffee set up- 12 cup drip machine. Dining- (Located in living room 2) view of kitchen, with bar height seating for 4. Additional seating for 2 at bar top. Workspace- Desk and chair are located in living room 1. Living room 1- Large sofa, ceiling fan, side tables, limited games, smart tv to stream your favorite apps. Living room 2- Located in view of kitchen. Large sofa, gas fireplace, coffee table, ceiling fan, smart tv, dining table and access to back sitting patio. Fireplace- Gas fireplace located in living room 2. Laundry area (upstairs)- Full sized washer and dryer located in hallway . Laundry pods are provided. Back deck- Access through living room 1. Patio(upstairs)- Located in the primary bedroom. Views Summit Blvd. Parking- Per our license only 2 vehicles allowed (including trailers and motorcycles). You may need AWD of 4x4 in winter months due to being a high snow area of town and very slight incline driveway. Please be mindful of where you park. This is a shared parking lot with other units. Pets- NO PETS ALLOWED. Service animals MUST be disclosed upon booking, proper credentials and full information on the animal will be required. We cannot allow felines or any other type of animal. Smoking- This home and property are strictly no smoking of any sort. Please respect the home and other tenants. Please make sure to read the additional rules section. We believe in setting proper expectations. Many of these rules are set by the city and enforced by their code enforcement. We are required to follow these rules as a part of our permit. Occupancy (6) and car limit (2) are set by the city. They will enforce these. If found to have more than we are licensed for, you may be fined and evicted with no refund. Please adhere to these limitations.

Keypad code will be provided once the home is clean, inspected, agreement is signed, ID is provided (mandatory per city rules). Code is sent in the messaging thread when all the above is completed, or 4pm. Whichever comes first.
Cleaning Fee- nonnegotiable. This covers clean linens, cleaning of bathrooms, kitchen, floors, basic balancing of spa chemicals, and basic cleaning of the home. This does not cover left trash, excessive messes, cleaning dirty dishes, or rules are not followed. The home has deeper clean items that happen 2-3x a year.
Early check-in- No guarantees will be made. Feel free to complete the appropriate check in form asap. If the home is ready upon your arrival, we will let you have access. Do not show up to the home until given the code. This rushes the cleaners and tends to assure something is missed.
Late check out- No guarantees. This is based entirely on the cleaning team’s route. It is only granted night before checking out. If you’d like to guarantee checking out later, book another night. This allows you to stay a whole night or leave at any point during your reservation time. Please note, we do charge if you delay the cleaning teams by not vacating the entire property, not just the home. The cleaners will not knock to let you know they are there. Please be respectful of their time and any guest checking into the home after you.
Animals- NO PETS ALLOWED. Service animals MUST be disclosed upon booking, proper credentials and full information on animal will be required. We cannot allow felines or any other type of animal.
Cooling- Like most homes in Big Bear, this home does NOT have central air conditioning. Both primary bedrooms have window AC units seasonally. There are ceiling fans in all bedrooms and living room. Keeping windows open overnight will cool the home. Peak heat is 1p-5p. If air conditioning is important to you, reach out. We have a few homes with AC type options.
Snow Removal- We have a snowplow on call during winter. Please be patient as they are on their own route. Our plows come out after a storm when 4+ inches fall. We do our best to shovel the entry to the home. Decks are not guaranteed to be shoveled. Shovel and salt are provided at the home for your convenience. Please bring snow removal tools for your vehicles as we do not provide that.
The home does have 2 cameras that are checked periodically to ensure occupancy and car limits are adhered to. They are motion activated and run 24/7. The cameras view the driveway and entrance to the home. Do not attempt to disconnect or remove.
No refund will be made for cancellation due to weather, road conditions, acts of nature, mechanical failures, electrical failures or malfunctions with spas, TVs or other equipment, or for sighting of insects, rodents, or other animals. No refunds will be made for circumstances beyond the Homeowner’s control. Rescheduling is allowed if all roads have been closed into the area for 24 hours of check in time. Chains are often required and should be always carried. They may be needed to get in or out of Big Bear or your rental.
We are in the mountains. There are wild animals that live among us. Animals you could encounter could be but not limited to coyotes, bears, mountain lions, donkeys, rodents, insects of all types, chipmunks, squirrels. Our homes are maintained by Terminix for general pest control.
If all house rules are followed, then no extra charges will occur! Ultimately be respectful.
