Your getaway here is perfect for large families or multiple families vacationing together. The kitchen table can comfortably sit 10 people and there's 4 more stools around the kitchen peninsula.

ROKU TVS
You've got TVs in all the 1st and 2nd floor bedrooms as well as both living room spaces. We do not have cable, but each TV is equipped with Roku in Guest Mode. This means you can login to all your streaming apps and it will automatically log you out at the end of your trip. Strong WiFi throughout.

LINENS & TOWELS PROVIDED
We provide soft, hotel-quality sheets, bath and hand towels, quilts, and cozy blankets. We recommend bringing an extra towel for the hot tub or beach if needed. If you prefer, you can rent additional towels from us. Please inquire for more details.

SUPPLIES PROVIDED
We provide toilet paper in each of the three bathrooms, hand soap, dishwashing detergent, laundry detergent, and a roll of paper towels.

PETS
Up to 3 well-behaved dogs are most welcome here. The cost is $200 for the entire stay and covers up to 3 dogs.

ADDITIONAL HOUSE RULES

🌟 AGE REQUIREMENT: Guests must be at least 25 years old and have their ID verified with VRBO before booking.

🚭 NO SMOKING: Smoking of any kind is prohibited indoors. Ashtrays are provided on decks and near the hot tub. To ensure the comfort of all guests, please refrain from smoking inside. Failure to comply may result in a minimum $500 charge for smoke remediation.

🎇 FIREWORKS: Fireworks are not allowed within our community.

🌙 QUIET HOURS: Quiet hours are from 11pm to 8am. Kindly respect our neighbors' tranquility during these times.

🐕 PETS: Up to 3 well-behaved dogs are welcome with prior host approval and will incur the pet fee as listed.

📝 REGISTRATION: For community compliance, we're required to pre-register guests and vehicles. Upon booking, we'll need the main guest's address, contact information, and vehicle details for up to five vehicles. Additional vehicles (up to ten) incur a $20 fee per vehicle.

🕒 CURFEW: Guests under 18 must observe a curfew of 11:00 pm. For others using amenities, the curfew is 12:00 am. Please be mindful of noise after 9 pm to respect the neighborhood.

🏠 CAPACITY: Overnight stays are limited to 16 guests. Additional guests face a $100 per person per day penalty. Bookings include up to 10 guests; each extra guest (up to 16) incurs a $5 per night fee applied automatically during the booking process.

🚗 PARKING: Up to 10 vehicles are allowed in the driveway; no street or grass parking. Extra vehicles may incur a $100 per day penalty. RV parking is allowed, but sleeping, camping or usage of the RV is not permitted within the community.

🗑 TRASH: Dumpsters at the BCW office (7am to 8pm) are for trash and recycling. Dispose responsibly; recycle separately. Display your guest tag when using dumpsters, which are monitored 24/7.

🪑 FURNITURE: Please refrain from moving furniture, as it can damage floors and create extra cleaning work.

🔑 WRISTBANDS: Use community wristbands for beach/lake and amenities. Find them in the kitchen; return before check-out.

🚪 CHECK-OUT: Leave all 16 community badges in the kitchen, discard trash, run the dishwasher, and return the key to the lockbox. Failure to follow check-out procedure may result in extra cleaning charges. Late check-out incurs a $100 fee, subject to advance agreement.

Relaxing Vacation
Our family of 11 spent a very relaxing 5 days enjoying the Lake Harmony area. Great location in a neighborhood perfect for walking our dogs. Less than 10 minutes to Lake Harmony, Jack Frost Ski resort, several restaurants and stores. Although the weather didn’t cooperate we made the best of it catching up on sleep. We enjoyed the large tvs for watching football games, dining area for playing games and the living room for working on a puzzle. Some much needed family time for cousins and 3 generations to begin 2025 together.

The house has a lot to offer. It’s very clean and organized. First floor is open with a well equipped kitchen. Great loft on the top level with balcony we enjoyed the view. We had a great time in the game room with all the video and table games. The bed rooms were cozy as everyone was able to control their own temps. Beds were very comfortable and clean. The house is only a few minutes off the highway in a quiet and great looking community. Jasons communication along the way was great and he was quick to respond with questions while at the property. He also followed up after check in and check out to see how our stay went. We will book again.

Fantastic rental property and experience!!!
My friends and I had a great time spending 4 days at this cabin. Tons of amenities to enjoy right there (arcade games, hot tub, firepit, etc.) Property owner's hospitality and communication was great throughout. One if not the best VRBO rental experience and I've been renting places for nearly 20 years. Should all the stars align, my friends and I may be back again in 2025 :-)

Multigenerational Family
We had a 15 person group, ranging in age from 9 to 96. We had a fabulous time. The house was spacious and clean. There were places the kids could hang out and play games and the main floor, with the kitchen and living room, was able to accommodate everyone at meal time. Host Jason responded promptly to our questions. The community beach was ideal for an afternoon outing. Would definitely recommend this house.

The house was large enough. We brought outside games but could not use them as there really is no lawn. It was clean but needs some TLC. The community lake was small but kids had fun. We were very disappointed the tennis courts were not complete. Also went for a run and a bear was in the road so did not run again.

Family Get Together
This cabin was a great location for our family get together. We came together from three states and both people and pets were all able to find a place to call their own. More importantly there were ample spaces for us to gather in smaller and larger groups. Whether it be in front of the big screen tv, on one of the decks or at the hot tub/fire pit, we were able to create pricless memories. It was clear that our host Jason considers the comfort of his guests priority while also being mindful of the community surrounding the cabin.

Winter Fun Days
We had a group of 7 adults and a toddler. This was our first adventure in the Poconos. We normally do our fun days at the beach in the summer. We had an amazing time. We were able to snowboard and tube at Big Boulder mountain for half a day. We visited a winery and a brewery. Great time at both. The kitchen was fabulous we enjoyed homemade pizza and homemade spaghetti and meatballs. Sleeping accommodations were great with 3 full baths. Cabin was warm and comfortable. The lower level had arcade games and a pool table, so we had a night of fun and competition! Last but not least, Josh the host was super fabulous, answered all messages timely, phone available at all times and supportive of all our needs. Will definitely go again. Jane B.

Winter Wonderland w WiFi
This was the first time my family had a holiday gathering not at one of our homes. The location was fantastic with us driving in from Philly, Pittsburgh, NYC and Albany. All highway until the last scenic ten minutes. The cabin and property are beautiful. It began snowing on Saturday morning. The view from the third floor was pretty sweet. The deer watched us from the front yard... look at the humans. Jason was very helpful throughout the process. Everything was easy. We had a wonderful time. A great host.

Ou family of 11 stayed in this beautiful & comfortable home for the week of Christmas. Spacious setting areas with fireplacel. Owner had put up a Christmas tree with other decorations. The young people really enjoyed the game rooms.
