Avis Historic 3rd floor 1 Bedroom (Sleeps 4) Tastefully Decorated, ~AC~apartment

I will proceed to address Elizabeth's ( Liz) dissatisfaction with my 1-bedroom Studio apartment at Center Rd Apartments. First, I am a premier host both on VRBO and Airbnb. I have been listing my properties on these sites for a period of 15 years and have never had anyone make the complaints like Liz. COMPLAINT.. Price to high for BI, Yes, I am on Block Island and my rates are very competitive in comparison to the hotels, Inns, and even houses. My house was purchased in 1980 and completely rebuilt in 1985 according to the current code. I do a minimum of 2 nights, have a queen bed and a double futon couch in the living room, a kitchenette with refrigerator, freezer, sink, toaster, toaster oven, microwave, and blender with a gas grill and seating outside under 2 maple trees. A hotel room that sleeps 2 with a private bath can go as high as $700-$1000 a night. I am $295, weekly and $395, on weekends. 2) I am not difficult to reach as I live on the property in a rear building. At the time Liz was communicating with me, my network, T-Mobile was and is having connection problems. I would not always get my messages on time. However, I was able to communicate with her before check-in and told her if the ferry was not running on her arrival date, I would refund her money, or if her event was rescheduled, I would issue a full credit for another stay. Somehow Liz never mentioned that. Liz also failed to mention that the check-in instructions were that she was to send me her ETA and I would meet her at the house upon arrival. VRBO also sent this to her. Liz communicated that she would arrive by 5 o'clock that evening. Well, she changed the time to a later, non-specific time. I said no problem, but I might be sleeping so I gave her detailed instructions. Park in the driveway off Center Rd. The entrance is in the middle of the house off the driveway, the door is open She couldn't follow the directions and went to the rented rear apartment where she said there were people. Duh! COMPLAINT ....2 flights of very steep stairs.The stairs are code FROM 1985 and no steeper than any other house COMPLAINT..The dingy apartment and counters had oily grime on them We sanitized all counters and added Pledge to seal and shine them, all the walls were newly painted 2 years ago.. COMPLAINT bedspread and sheets crumpled? Summer blanket? Mattress, Futon, location of the bed, a problem. (Get the picture?) I never had a complaint in 15 years on any of these items. One unhappy person
