Cozy and Convenient, but Room for Improvement

We recently stayed in this basement apartment for a 5-day getaway, and overall, it was a positive experience! The apartment had everything we needed for a comfortable stay, and the management team was fantastic—super responsive and accommodating. The place was spotless, which is always a huge plus, and the price was unbeatable for the amenities provided and the location. That said, the beds were not ideal for our preferences. I personally enjoy a soft, cozy bed, while my husband prefers something firmer. Unfortunately, the mattress in this apartment didn’t meet either of our needs. It was quite uncomfortable for both of us, and the bed frame wasn’t very sturdy, so it shook whenever either of us moved. Additionally, the mattress didn't have a boxspring, which added to the discomfort. My son's bed had a basic metal frame and a mattress similar to those offered online (mattress- in-a-box), which was also uncomfortable. We appreciated that the management offered to send a mattress topper to help with the discomfort, but in our opinion, this issue couldn't be resolved with a topper alone. It would be great to see the beds upgraded to ensure a better sleep experience for future guests. Overall, we would still recommend this apartment for a short stay, especially if you don't have specific bed preferences or if you're looking for a clean, budget-friendly place.

This was a fine apartment in a good location for our needs. We stayed about a week to attend a Bar Mitzvah and see friends.

Worked Great!

This space wasn’t fancy, but was clean, comfortable, and near a trailhead. I was working remotely and WiFi worked well. Also near campus where my daughter needed to be. Refrigerator allowed us to store basic breakfast and lunch food.

Bugs and Hot

We stayed two nights in August, and the location was great, but the rental was not. In the entry way stairs down to the rental was incredibly dirty, as were every single window well. There were tons of spiders outside, as well as caked on all the window screens as the screens were bent or cracked. There were several spiders and bugs inside as well as earthworms. There was no AC and it was so hot that it was uncomfortable. The temperature reached 76 + at night. The owner did provide two additional fans which was very helpful. For the price of the cleaning fee alone the place was not nearly as clean as it should have been. The electrical outlets in the kitchen didn't work at all, so we had to brew coffee in a coffeepot on a chair in the dining room. There was no microwave as advertised either.

Inaccurate description

#1. It is deceptive to list this property as having a kitchen. Kitchenette would be more appropriate since there is only a small refrigerator, sink, and dishes/utensils. We made it work for breakfast and lunch but you will not be cooking here. Yes, there is a grill outside if you are set up to cook that way. Yes, it is clear in the detailed description that there is no stove but c'mon, it is not a kitchen. #2. Garden level? No, this is a basement. #3. Because it is a basement the floors and carpets were wet from condensation. You need several dehumidifiers and air-conditioning. #4. Amazing views?? Nope, just dirt and the base of a tree. To get amazing views you have to leave, get in your car and drive. #5. I called management and they said they would get an air-conditioner installed as soon as possible and that was the last I heard from them, it never happened. To the owners of this property: I highly recommend you take to heart the above comments because the place has value and potential but people appreciate honesty, use words that accurately represent the apartment for what it is. Also, the shower leaks. The glass door is a poor fit and you should contact the glass company that installed the glass to have it fixed otherwise your very nice floors will be ruined. Same goes for the humidifiers, please get them to protect your investment!

Thanks for the review Erin...if you look at the listing, we specifically DON'T mention anything about a kitchen/cooking since the city of Boulder does not allow it (city won't allow a toaster). Since the apartment has a walkout entrance, we consider it a garden level apartment. The views we talk about are from the deck, which guests have acccess to (grab your coffee and enjoy the view of Flatiron mountains). We have looked into adding an AC, but again, the listing specifically does not mention having an AC unit. We are sorry you were unhappy with your stay and only wish you had reviewed the listing before booking the property.

Great location, stylish apartment, NO STOVE OR MICROWAVE

This small but stylish basement apartment is in a very nice neighborhood and a very short drive to most local attractions. The property listing (and prior review) did indicate that there was no stove which was acceptable to me since it was a short stay. However, the listing said that there was a microwave which was not accurate. Thus, there is no way to cook within the apartment.. A representative from the host offered to bring us a microwave but would have to remove it after we left for code reasons . We declined. In summary, we were happy with the place with the exception of the missing microwave. Note that there is a loud noise (assume sump pump) that goes off for a few seconds routinely throughout the day..

Willie...thanks for the review. We are happy you enjoyed the space and location of the place. The city of Boulder has some very strict rules against any cooking devices in a rental space, which they recently made us remove anything that can heat up food.

This is a buyer beware property. Neither the description nor pictures adequately show what you are renting, this is a basement apartment underneath a main house. The window of the front room looks directly at the base of a pine tree. The front door of the unit is six steps below ground. Issues with a basement are I had trouble with cell reception in the house. The stairs become really dirty with leaves and debris if there is any wind. There are valves and controls for the house above that can only be accessed in the basement apartment. If the owner has a problem with this system, they are coming into your apartment day or night. I think the pathway to the apartment is unsafe. It is not well lit and the ground is uneven the closer you get to the apartment. I will say the management company was responsive and put solar lights out when I mentioned the path, but the lights don't get enough sun and are inadequate to the task. The poor rating is due to misleading description and the safety of the walkway.

Peter, thanks for taking the time to write a review. We have updated the lighting along the path, so there should no further 'safety' issues for other guests arriving in the dark. The description of the property clearly states 'garden level apartment', so we are not sure exactly what you were expecting. Per our conversations, you were upset there was not a full kitchen in the apartment. Again, this is noted in the listing and pictures. We are sorry our place was not a great fit for your needs and recommend you fully read the listing before your next rental...it will make for a better experience for you and the hosts that are fielding your questions/complaints.
