Strap you boots on, and quickly get to the slopes with this Forest Cottage home located just across the street from the Bretton Woods Ski Area beginner ski area, New Hampshire's largest and most coveted ski area! Just a minute drive from the historic Mount Washington Hotel with its award winning golf course, restaurants, spa, and biking or cross country ski trail, this no frills, air conditioned family friendly cottage gives you the comforts of home while you exploring a whole world of attractions northern New Hampshire has to offer. While not as luxurious or modern as some of our other condos, this is a great opportunity for those looking to stay in an amazing location at a lower rate. Perfect location for year-round fun!


You will enter the home from the main level, which has a mudroom to leave your boots, skis and jackets. This level features the main living room with TV, AC, and beautiful stone fireplace as well as a dining area, galley kitchen and walkout slider to the deck with grill. On this level there are two Queen bedrooms and two full baths. Walk upstairs to the loft to find another bedroom area with AC and TV (VHS and DVD only). The lower level offers another living space with TV and exercise bike as well as a foosball table. This level also contains two bonus rooms. These rooms (one with a Queen bed and one with two Twin beds) DO NOT provide proper egress so we do not include them in the bedroom count and we do not recommend using them as bedrooms. This lower level also includes a third full bath with shower.

Bathroom #1: Shred full bath located in the main level with jetted tub/shower combo.

- Linen, towels, and a starter kit of essential amenities (soap, shampoos, dishwasher detergent, laundry pods, trash bags, toilet paper and paper towels) are included with your cleaning fee.
- A trash pickup is included with your cleaning fee at the end of your stay; please leave all trash in the home and our staff will take care of it! If you need additional pickups during your stay, they are available between the hours of 9 am and 5 pm at a cost of $10 per pickup.

*Please Note: This house is located in a quiet, family-friendly resort area. Our neighbors and visitors are here to enjoy the majestic quiet of the mountains. This home is not the right setting for a party or for groups looking to be loud and boisterous. All association rules and especially Quiet Hours (10 pm - 8 am), parking Limitations (2 vehicles at unit, others at overflow), no TRASH left outside must be followed. Overflow parking is a 2 minute walk. Violation of any of these rules may subject your party to immediate removal without any refunds. Guests are responsible for any fines levied by the association or the municipality for violation of local regulations. -Guest will be required to sign a rental agreement to comply with insurance requirements. You can view a sample agreement on our website.
-Check-in: Any time after 4PM; Check-out: 11 am. Unauthorized early arrivals or late checkouts subject to $100/hr fee.
-Parking Limit: 2 Vehicles. Overflow parking is available nearby. Please contact Bretton Woods Vacations if you have any questions.
- No Pets and No Unauthorized Guests: Guest count must match the number in your reservation. Please let us know if the number has changed. Unauthorized pets or guests subject to $300 fee and immediate termination of your stay with no refunds. Absolutely NO PARTIES without express authorization
-Quiet Hours: From 10 p.m. to 8 a.m., please keep noise to a minimum. During the day, please make sure noise levels are low enough not to bother others, and never leave a barking dog unattended! No fireworks on property. A $100 fee may be imposed for violations of these rules.
-No smoking inside the unit; $250 fee for violation.
-We are in Bear Country! No trash or food is to be left outside at any time; $100 fee for violations.
-Some of our homes are equipped with exterior cameras for security purposes.
-We have relaxed our cancellation policies. However, please note that there will be no exception to these policies, for no reason, no matter what the circumstances. Travel insurance is available on our website and from a variety of other sources; it is the traveler's responsibility to decide whether to protect their purchase or not. Due to contractual obligations with property owners, we will not be able to make any exceptions under any circumstances.
-Our homes are in rural locations in the North Country. We live in a beautiful environment surrounded by pristine natural habitats, and share this land with a variety of animals. We do our best to ensure a proper balance between pest control and health concerns and appreciate your patience if a critter may find its way in. Our team is always available to come take care of it. To help prevent issues, please refrain from leaving doors propped open and avoid leaving food in open space which could attract rodents and/or insects.
- Rates are based on standard occupancy of 2 guests per bedroom. Additional guests, if allowed in the specific property, incur a $25/per person nightly surcharge. As long as the correct number of guests is provided at booking, this is included in the total rate shown at booking! Children under the age of 2 do not count toward occupancy.
