FIRST MORNING BREAKFAST INCLUDED
We provide extensive self prepare breakfast makings for your first morning including fresh eggs from our "girls", bacon, fresh bread from Berry, milk/tea/coffee (inc. capsule machine), fruit and cereals.

Broughton Studio has recently re-opened after a face lift to include a new kitchenette and fully equipped laundry. The Studio is wholly contained within a converted farm machinery shed, is free standing and completely private, set back some 50 meters from the main house behind trees and shrubs. It’s an easy 5 minute, 5klm drive on sealed road to the boutique shops and trendy cafes & restaurants of the historic village of Berry and less than a 15 minute drive to Seven Mile Beach where you may well be the only visitor. Kiama and Kangaroo Valley are 25 & 30 minutes drive away. Our recommended restaurants/cafe/shops/wineries/walks are noted in a welcome book on the desk however we are always happy to assist with a verbal chat.
The attached photos are taken by the owners and accurately depict the properties superb grounds where guests are encouraged to stroll and make themselves at home, perhaps visit the chickens ? Feel free to help yourself to the citrus trees when in season.
Unfortunately being on a small farm, dogs and pets can’t be contained and with two unfenced dams, we can’t accommodate small children.
Our primary focus is on PRIVACY and and guests can be assured that while in residence, (apart from native wildlife), no person will walk or drive past the Studio. It is also likely that we won’t meet however we are just a text or call away if help with anything is needed.
Access to the Studio is via a private 50mtr driveway for exclusive use of guests where easy parking is available just a few meters from the front door.

THE STUDIO

The Studio comprises a very spacious 60m2 fully insulated room with new kitchenette with 4 ring electric cook top, microwave, refrigerator, exhaust hood & sink. All the usual cooking utensils, crockery/cutlery etc. are provided. It has a queen size bed with best quality linen . This main room is connected via the laundry to a modern bathroom with a walk in shower (no bath), heated towel rails, wall heater, quality Sukin shampoo, conditioner & body wash plus soft fluffy towels are supplied. The laundry is fully equipped with washing machine, dryer, tub & ironing facilities (of course an iron is provided).

HEATING/COOLING

An efficient air-conditioner provides both cooling and warmth however during the cooler months, a SLOW COMBUSTION FIRE is set and ready to light together with plenty of back up timber. This is provided from 1st May until 31st October. There is also a ceiling fan..

My husband and I needed a break from busy Sydney and we got it. Set in the hills just before the town of Berry, this property is so tranquil, private and comfortable. Everything you could wont was there including a generous breakfast supply, lovely interior and a wood fire. The host was available yet not intrusive. We will definitely go back and highly recommend it.

A hidden treasure
This property is the real deal. Quiet. Clean. Private. Well-kept. Friendly owners. Charming. It's close enough to Berry to run errands, but far enough away to completely detoxify your life. I used this as a writer's retreat for three nights, and it's the best holiday I've had for five years. It really is wonderful to get away from a life of distractions. I'd highly recommend it for fellow writers, couples or even singles who want to get away from the crowds and madness of the modern world, especially Sydney. I never saw the owners once while on their property but they messaged me early to make sure everything was up to standard. It was. They even included fresh bread, bacon, eggs from their own chickens, fruit and chocolate. That's old fashioned service! Wi-fi worked all the time. My only suggestion is to bring a toaster. And a handful of books.

Perfect!
My partner and I stayed 1 night at “the studio” and it was perfect! Liz made check in and out super easy, offering support if needed at anytime. It was clean, tidy and very cosy on a rainy winters day. Breakfast was provided with fresh eggs from the chickens on site! The scenery was also beautiful. The area is quiet, private and out of the way but only 5mins from town which was great! I would definitely stay again!

Our stay at The Studio was a very enjoyable one, from our arrival and throughout the duration of our stay Liz & Doug could not have done enough for us, they went above and beyond for us, This fine spacious Studio has absolutely everything you can think of, all amenities are well catered for in these beautiful tranquil surroundings, the grounds and house are so well maintained and whilst having a stroll around and taking in the picturesque setting it’s really not hard to see the hard work and dedication from Liz and Doug to have the place looking and feeling how it is . Beautiful ! The Studio has such a warmth feeling to it, relaxing and a perfect setting to it, very clean comfortable and being a little chilly when we arrived Liz made sure we stayed comfortable by setting the fire, can see why this location is perfect for an all year round stay, close to Berry town and with so much to offer locally The Studio offers the chance to have that secluded countryside feel to it. Excellent ! As for Liz and Doug, they are both very nice friendly people who leave you to you’re own devices but are so welcoming and obliging and nice to interact with and helpful as to what is good in area, they made our stay a very enjoyable one, and we will be back for sure, 10/10 stay , and will be back . ✅

My partner and I came down for our anniversary, so say it met all expectations was an understatement, the studio was just beautiful with everything you could possibly need. The location and property was stunning, a beautiful walk and taking in all the scenery, feeding the chicken’s was just lovely. Waking up to breakfast ready to cook in the fridge to homemade bread and having oat milk available was just all the little touches that made it so memorable. We will be back for winter to sit in front of the fireplace and do it all again very soon. 5 stars!

We love the Studio!!
We had an incredible stay at the Studio! Everything about it was perfect. The property is extremely well maintained and makes for a lovely afternoon stroll. The Studio itself is immaculate and has everything you could want (including bacon, fresh bread, home made muesli and eggs from the 'girls!') The location is perfect - so quiet and peaceful but only 5 mins from Berry. The hosts are friendly and accomodating and respect guests privacy completely. We couldn't have asked for a better place to spend NYE - very highly recommended to anyone looking for a peaceful and romantic getaway.

We absolutely loved our stay at The Studio. Every little detail was thought about including extra towel’s because it was a wet weekend, a first aid kit, fresh eggs and bacon and other much appreciated food items! We fell in love with Broughton Studio -a very enjoyable stay
The lovely drive from Berry along quiet country lanes, across a stream, green hills, trees and the towering escarpment introduced us to the beauty and solitude of Broughton Studio. The Studio is located on a small farm separate from the home of our hosts Elizabeth and Doug. The Studio is cosy, comfortable and furnished to a very high standard. Breakfast ingredients are provided including eggs from the farm. For dinner we drove to Berry, a delightful country town with much to explore. We took up the invitation to explore the immaculately maintained farm and fell in love with the paradise which is Elizabeth and Dougs. Upon booking, Elizabeth immediately texted with a welcome, directions and suggestions. While exploring the farm we met Doug and had a delightful chat. Our one night stay is a treasured memory from a five week holiday. There is something magic about Broughton Studio, a truly delightful and restful stay. Can highly recommend. We are looking forward to a follow up visit.
