NEW HEATED POOL (2023) with lovely Cabana and Outdoor Dining/Kitchen area! The home was completely renovated (2019), in one of the best locations Avalon has to offer! The Pool and Outdoor Oasis are a perfect addition for the 2023 Season. If you want to visit a larger pool available with sand and surf, you only have a quick 1.5-2 block walk to the beach!! The relaxation portion of your vacation begins when you walk in door! Ready to walk the town and enjoy the restaurants you’ll find a 1.5 block walk to Dune Dr. With all the shopping and restaurants within a 9 Block Radius (21st to 30th St). This corner property, couldn’t be more perfect home for multi-family, multi-generational living or reunions! With 3 Floors and 3 Master Suites, everyone can spread out! This home offers 3,400 sq. ft. Most of the furnishing are new. See below for house layout and local amenities to enhance your vacation. There is so much to do in Avalon and the surrounding shore points! We can't wait to host you and help you with any additional questions you might have.
THE HOUSE: Sleeping & Living Arrangements By Floor: The house sleeps 13 in beds+ 3-4 on air mattresses. Use (2) of the Walk-in Closets for Pack-n-Play isolation/quiet
FIRST FLOOR:
Bedroom #1: Twin with Trundle. Sleeps 2. Share a Hall Bathroom w/ shower.
Bedroom #2: Queen Bed (w/ room for a twin air mattress-byo). Sleeps 2. Share a Hall Bathroom w/ shower.
Bedroom #3: Twin Bunks & Trundle Pull-Out (For Storage or an Air Mattress--Found in Closet) w/ Bathroom En-Suite w/ shower. Sleeps 2-3
Bedroom #4: King Master En-Suite (w/ room for a twin air mattress-byo). Sleeps 2.
Family Room w/ Laundry Attached: There is a Chaise Lounge w/ TV & DVD Player. As well, there is a beverage fridge for storage. Side deck with a lead out to Backyard.
SECOND FLOOR:
Bedroom #5: Queen Jr. Master En-Suite (w/ room for queen air mattress-byo). The large Walk-in closet is a perfect dark cubby for a pack n play. This ensuite Bathroom has a tub/shower combination.
The LARGE Kitchen, Dining Room and cozy corner Living Area with a sectional sofa are all on this floor. The open concept and 2-story ceilings, make it perfect for entertaining, take out and crab feasts. There is also a separate dry bar/entertaining area with beverage fridge. The deck on this floor runs the length of the house, off the kitchen.
THIRD FLOOR:
Bedroom #6: Queen Master Suite w/ Sitting Room (w/ room for 2 twin or 1 qn. air mattress-byo) This bathroom has his/her vanities and luxurious shower. The walk-in closet can hold a pack-n-play.
The Loft has a comfortable lounge area, with TV and table for games. This table can also be pulled out to the deck, but must be brought inside each night. The Deck up here has OCEAN VIEWS w/ lovely breezes at night and fantastic Sunrises for early risers.
KITCHEN: Fully equipped with plateware and silverware for 20. If you don’t like to do dishes, we recommend bringing paper products with you. A Regular coffee maker and Kuerig machine are both available, along with a coffee grinder.

OUTDOOR LIVING: Backyard HEATED POOL w/ Hot Jets and Sun Shelf, Outdoor Mini-Kitchen w/Propane Grill, Sink, Prep Space, Al Fresco Dining Table; Relaxation Awaits

HIGH SEASON WEEKLY RENTALS: From Memorial Day through Labor Day any 7 Night Bookings are Saturday to Saturday.

PARKING: There are 2 Driveways. Each can hold 2 cars. Due to house being on a you have overflow parking on both 21st and First Ave. They are VERY strict in Avalon. Do NOT Park in areas with yellow lines. You will get ticketed.

BEACH INFO & BEACH TAGS: Anyone over 12 needs a Beach Tag. The house comes with 8 Tags. If you lose them or forget to leave them back in the basket, the seasonal cost will be deducted from your Security Deposit. At the entrance of the beach you will find beach taggers. They sell daily, weekly and seasonal passes.

BEDDING/LINENS/TOWELS/CRIBS: You should plan to bring your own towels and ALL BED linens, including pillows. The only thing on the bed is a Mattress Pad. The change over window is short and cleaning crews don’t have time to launder for 6 bedrooms & CDC Guidelines are still in effect with COVID-19, requiring extra time for cleaning and sanitizing. If you prefer to rent linen/towel packages for the week, linens can/will be delivered the day of your arrival and picked-up the day of your departure. You can also have the delivery team pre-make all the beds for an additional charge. We have discounted rates available with Relax Concierge and Linen Fairies. When you call either, give them the property address and you're discounted rates are automatically applied. They will customize packages, as needed. Use their websites to place your order. They, too, will be following all CDC Guidelines.

REFRIGERATORS: In the main house you’ll find a 36” Standard Depth French Door fridge, w/ bottom Freezer. There is also a beer/wine fridge over by the entertaining station. On the 1st Floor, there is a 2nd beverage fridge. Outdoor Garage...There is small Fridge out there.

AROUND TOWN & NEARBY ENTERTAINMENT:
WALKING DISTANCE: 21st Street Beach & Boardwalk. Boardwalk Goes to 30th St. w/ Main Beach. Dune Drive: Princeton Bar & Grill, Whitebrier, Diving Horse and Circle Pizza most notable and only 2-3 blocks away. Most Shopping, Restaurants, Kid’s Events (Mini Golf) are on Dune Dr. between 21st and 30th Streets.

GROCERIES & FOOD SHOPPING: Right off the Island, about 3-4 miles away, is an ACME. This ACME DOES sell beer and wine. Further South, on the Parkway, in Cape May Court House is a Superfresh. These are the 2 largest grocery stores. At 29th & Dune Dr. you will find Avalon Supermarket. Next doors is a Deli and a Specialty Cheese Shop. Bud’s Market is up in Stone Harbor on 83rd & Ocean Drive. The house has limited staples/spices, as it’s hard to know who uses what. Fred’s Liquor is the only game in town. It’s on 22nd & Dune, in walking distance. They’re usually pretty well stocked, but when possible, you’ll want to plan ahead and bring your favorite beverages and mixers.

Avalon Gem
Our family of 6 adults and 4 children truly enjoyed our stay! The house was perfectly located between the beach and town. It was an easy 2 block walk to the beach which brought us to the beginning of the boardwalk. Great for morning walks and fun at the playground for the kids. The 1 block walk to town brought us close to restaurants, the market and mini golf. We never used our car. The house is spacious, especially the main floor with an enormous kitchen fully stocked with everything you need. The pool, although modest in size, was perfect for our 4 grandchildren under the age of 5. The adults enjoyed lounging around the pool in the outdoor cabana. Sheila was easy to work with and we look forward to returning.

I highly recommend this property. Location was perfect. It was very clean. We had great communication with the owner. The only improvement would be the grill. We had to clean it extensively to use it. Other than that, it was perfect.

Everything was perfect. Only downside is a neighbor next door that complains constantly about noise, even loud talking at 8:30pm. We were all in bed by 11pm so if your a loud late group this won’t be the house for you.

The house is very well equipped. Our only problem was with the outdoor grill which almost caught fire when it was first lit. It was covered in grease. We had to basically take it apart and clean it. Also, as you noted, the shower in the first floor back bedroom drains very slowly. But basically the house is great . We had a wonderful week and hope to return next year.

This is our second time staying at Sheilas property. She is an absolute gem to work with, very responsive and helpful. This house is perfect for our family of 16. Bedrooms are spacious, kitchen is awesome, and the added lounge pool was perfect to relax in after a long day at the beach. Location... you cant get better! One block back from the start of Avalon main shopping area. 2 easy short blocks away from beach access. Nice clean area and house! We look forward to coming back in the future!!

Memorial Day Weekend - Quick Getaway
This is a great house, great location. Lots of room for family and friends. The kitchen is gigantic. There is everything you could possibly need to service your kitchen needs. The powder room off the kitchen comes in handy. The deck off the kitchen is a great place to sit and hang out. The 2nd floor off the kitchen has a cozy sitting area that gets great light all day long. The master bedroom on the 3rd floor is spacious, plenty of room for your clothes in the walk- in closet. The master bath shower is very relaxing. The 3rd floor also offers some nice bonus spaces and an additional deck that’s a great place to people watch at night. The 1st floor has 4 of the 6 bedrooms. The TV room on the 1st floor (with mini fridge) is a great additional spot as well. It lets everyone have a space to relax after a long day at the beach. Outside, there is a brand-new heated pool, with jet settings and lights for a night swim. The Pool House is a perfect spot to chill out. There’s a new mini fridge here as well for your cold drinks. The TV and lounge furniture make this an awesome spot to relax. Next to the pool is a kitchenette and dining area. This house really has everything. Pretty short walk to the beach. Its 1 block from possibly the best part of town. Restaurants, shopping, ice cream, mini golf, pizza, bakeries, great bars, the list goes on. I’m not sure there’s a better house in Avalon giving you access to so much!

Great House!
Stayed with a group/wedding party and absolutely loved the house! Lots of bedrooms, gorgeous kitchen/living room and stunning bathrooms! Only issue was confusion on the twin bunkbed room that said sleeps 3, the "3rd bed" is the air mattress as the trundle does not have a mattress on it. The house comes w 0 linens/pillows/blankets/towels but property manager was great with communication on linen service companies they recommend. Perfect location to bars & restaurants and overall super great house!

We ABSOLUTELY LOVED this beautiful home! Our daughter got married on Saturday. We got ready there and it was very conducive and efficient having 15 women get ready for a wedding. It was very clean! And just all around lovely.

Place was perfect for our group with plenty of space for everyone. The only downside was needing to bring our own linens and towels which we didn't realize until the week of. Otherwise, fantastic house and would rent again.

A beautiful home but a word of caution
The house was beautiful and spacious. Great for our group. However, be warned that no linens includes pillows and comforters as well. We brought our own sheets and towels but were completely shocked to find zero pillows or comforters on any of the beds throughout the whole house. Cleaning instructions are also very in depth for us to complete. We were sent a very long email with things we had to do upon leaving and when we missed one item we were charged a significant amount. However, when we arrived at the house there were linens from the previous tenants that sat on the porch for most of our stay. There were hoards of flies in the house that we had to kill/chase out. There was also some trash left in one of the bathrooms. Overall we had a great trip and it was a nice house, but I would not deal with the hassle that came with this rental property again.

This is a beautiful house with a very well equipped kitchen. All in all a gem! Only problem/complaint was the washer and especially the dryer are dated and need replacement. Unfortunately, renters do not respect other peoples property. Would definitely book again.
