You and your friends will feel right at home in this beautiful rental. It’s an upper unit of a duplex located in the lovely University Heights suburb of Cleveland. Enjoy a fully equipped kitchen, two cozy bedrooms with king beds (one with a Smart TV), a large full bathroom with modern shower, and a relaxing living room with large Smart TV. With its prime location, quiet setting, beautiful interior and many amenities, this home offers everything you need for the ultimate visit to the Cleveland area.
NOTICE: ALL STAYS AT THIS PROPERTY ARE SUBJECT TO THE FOLLOWING HOUSE RULES

This property, the upper unit of a duplex located at 13770 Cedar Road #2 in University Heights, Ohio (the "Property"), is managed by Short Term Rental Management LLC ("We" or "Manager"). The period from check-in to check-out is your stay ("Stay"). You and those staying with you during your Stay are the guests ("Guest" or "You"). Anyone You invite into the Property during your Stay is a visitor ("Visitor").

Registration:
All Guests must be registered prior to arrival. No unregistered Guests or Visitors are allowed inside the Property. The listed rate is for the first 4 guests. The maximum Property capacity is 5. An additional Guest above 4 (that is, a 5th Guest) requires an additional Guest Fee of $5 per day. If one or more Guests stay on the Property without registration, the booking is subject to immediate cancellation without a refund, a $75 Non-Registered Guest Fee per unregistered Guest, or both.

Early or Late Arrival:
We will make every effort to accommodate requests for early check-in or late checkout, when possible, for a fee of $30.00 each. However, please request early check-in at the time of your booking to allow us time to prepare for your arrival. Please understand that there is no guarantee we can accommodate these requests.

Smoking and Substances:
No smoking or use of substances inside the Property. Butts must be disposed of in an ash tray in the back yard of the Property. No signs of smoking should be left anywhere on the Property. This includes butts left on the ground. A $450 fine will be assessed if we have to pick up cigarette butts or find evidence of any illicit drug use (including marijuana) inside the Property.

Parking:
Free parking is available for Guests on the right side of the drive. There is also one spot in the garage – please only park on the right side as the left side is for the lower unit, #1. Guests and Visitors may park only in designated parking areas and must comply with all parking regulations and requirements. Please show consideration for other vehicles in the neighborhood. Do not park on the grass or on neighboring properties.

Parties:
No parties or public events of any kind are allowed inside the Property or on the exterior grounds of the Property. A party is defined as any period of more than 30 consecutive minutes during which more than 2 Visitors are on the Property, or any effort to have multiple Visitors with such intent (a "Party"). If you are planning to have Visitors and wish to clarify whether this meets the definition of Party as defined here, please call or message the Manager. Any costs for repair due to property damage or excess cleaning will be invoiced to You.

Quiet Time:
Quiet time begins at 10 p.m. and lasts until 7 a.m.

Security:
For the safety of all Guests and Visitors, this Property is equipped with exterior cameras (which may include Ring doorbells and/or Blink cameras with audio/video surveillance) that are in plain view in public spaces and on the Property exterior. All are monitored regularly.

Holdovers:
Guests and Visitors remaining in or on the Property beyond the Guest's reservation period (a "Holdover") will be deemed to be trespassing. We will take all possible legal action (civil and/or criminal) to have Holdovers removed from the Property and prosecuted to the full extent allowable under law.

Property Condition and Damage:
You accept this Property during the course of your Stay on an "As Is" basis. Due to the volume of guests staying over the course of a year, the Property is subject to regular wear-and-tear that will not interfere with the quality of your Stay. However, if you find any of the furniture, fixtures, or other aspects of the Property to be excessively damaged or in disrepair, including any damage caused by You, other Guests, or your Visitors during your stay ("Guest Damage"), please notify Us immediately. We will work with You to remedy the situation in a timely manner to everyone's satisfaction.

You may be liable for direct costs associated with repairs to address Guest Damage. We will communicate this to you. If you fail to report any Guest Damage, You will be liable for the direct costs for any associated repairs plus an additional $100 Unreported Damage fee.

Pets:
No pets allowed on or inside the Property. This is not a pet friendly Property. Pets include any animals You bring onto the Property during your stay (each a “Pet”). Registered service animals are always welcome, but We do require notice so that We can properly clean the Property following departure for guests with allergies. Service animals are expected to be with their human and not left unattended inside the Property at any time. We reserve the right at our sole discretion to charge a $20 Cleaning Fee if any service animal leaves an excess mess.

Miscellaneous:
Generally, please leave the Property the same or better than you found it!

No eating or drinking in bedrooms. Please enjoy your meal in the dining room or outside.

Keep a close eye on your kids at all times.

Please keep track of all keys and report any lost keys. You will be liable for a $200 Lost Key Fee if You lose a key during your stay or if the key is otherwise not returned upon checkout.

Please report any problems in a timely manner and allow us to rectify the problem first.

PRIOR TO CHECK OUT:

Dispose of all trash in the trash bin and outside receptacles when you check out.

Make sure to turn off all lights, air conditioning, and any electronics. Don’t forget to close all the windows and lock all the doors.

Check all rooms, closets, and drawers for your personal belongings. We are not responsible for lost items or items left behind.

During cold-weather months, please turn the heat down (in cold months) to 55 degrees when leaving. In warm weather, please turn AC off or set to 72 degrees.

Wash dishes, strip rooms of dirty linens and leave in a single pile on the basement floor in front of the washing machine.

Wish it had been better
Place was very dirty when we arrived, late on a Sunday evening. We guessed that someone had been living there and had packed up their things, but nothing got cleaned. The sheets had been slept in, the floors were dirty, and there was an incredibly gross sponge in the kitchen sink. We stayed that night (ew) and called the property manager the next morning. She wasn't willing to refund the remainder of our stay, but sent out another cleaner to "re-clean" the place. She didn't tell me to leave the keys in the lockbox (I guess I was supposed to know?) so she called about an hour later, after we were out on a walk, and we had to go back to let the cleaner in and leave the keys. When we got back later, the place was nice and clean, with fresh sheets and towels, a new sponge, the floors were swept and the carpets vacuumed, all the things that you would expect when you arrived. This is a "budget" unit - some things were broken or not functioning (couple of blinds, trash can lid). It's on a busy street, so lots of traffic noise, and pulling out of the driveway can be difficult. The lights in the living room are the worst blue-ish LED lights that you could imagine, and there's only one floor lamp with decent bulbs in it. The "remodeling" work might have been done by your 11 year old - really sloppy and unskilled. The shower was not attractive but there was plenty of hot water and the rain shower head was nice. The bathroom sink was clogged, not draining. The bed was fairly comfortable.
