Second stay here and once again perfect place to stay whilst visiting family in Arbroath. Hope to visit again very soon.

We stayed for one night as a family of 4 including a toddler. It's a new building, rooms are very clean and modern and it's very convenient for exploring the Waterfront by foot. The hotel was built on top of the rail station but the whole building is sound proof so you can't hear anything. Only small negatives:
- No on-site parking but you can park at the short stay station car park (£3/hour). There's a small loading bay on the back of the hotel which you can use to drop off the family. Parking is at the Greenmarket nearby (3-5min walk)
- No food is served at the hotel only breakfast which we didn't try.
- The front door closes for public access quite early and you can only access the building by scanning the card or buzzing reception which is on 2nd floor. It's a nice safety feature but if it's raining or you need access to the building fast it's becomes a nuisance if you can't find the card. I was downstairs inside the building waiting for food to be delivered and helped a lot of guests come in as it was pouring outside and people didn't know how to get in including a Chinese family with kids, bags.... It could be made easier with a QR code for phones for example.

Our front door is closing earlier as a safety feature due for both guests and staff safety, if anyone has ever misplaced their key they can quickly press the buzzer and a member of staff will allow them access to the building.
