This is a clean newly renovated 2 bed 1 Bath Home just minutes from shops, stores, hospitals, boat ramps and Lots of Restaurants!
You will have access to this entire home as well as the nice yard that surrounds it!

This neighborhood is right behind the Gadsden Regional Medical Center. Property is close to Walmart and lots of fast-food eating places as well as some fine dining downtown Gadsden.
There is room to park 2 vehicles in the driveway as well as 2-3 vehicles on the street.
House Rules-
Most of these are understood, but we have to post them.
Please carefully read over these house rules.
Quiet Hours: 10pm-7am
No smoking in the home.
No pets over 30lbs. Must be pre-approved. $40 nonrefundable pet fee.
No parties. The neighbors keep a close eye on the home for us.
Accurate number of guests (overnight & visitors) must be noted due to insurance requirements. Guest will be charged for any additional visitors to the home if not added to the reservation but observed on security cameras.
Max 11 people in the home per insurance requirements.
During stays of 5 days and longer, cleaners or maintenance are required to walk through and inspect the home. Please note if the police are called to the home for any reason all persons in the home will be evicted immediately.
Quiet time is from 10 pm to 8am.
LOCALS: Locals must communicate the reason for the stay with the host prior to booking.

CHECK-IN: Check-in time is 3pm.
CHECK-OUT: Check out time is 10am. Guest agrees to pay the daily rental rate if not checked out by the specified check out time.
MAXIMUM OCCUPANTS: Only the specific number of guests noted in the booking are allowed on premises, unless approved in writing by host. If Guest exceeds the occupancy noted in the reservation, all guests and/or visitors will be immediately evicted without refund for unused days remaining. Guest also agrees to pay a charge of $50 per person/ per day for every visitor not identified by Guest in the reservation.
Any tampering with surveillance equipment will result in immediate eviction of the home.
SMOKING FEE: Guest agrees to pay a $250/per day Smoke Damage Cleaning Fee if any sign or smell of smoke is encountered by host or cleaning crew after guest checks out. This fee will cover costs to remove odors from the home, and lost revenue during cleaning.
REPORTING DAMAGE: Guest agrees to keep the home in same condition throughout their stay. Any damage to furnishings, fixtures, or furniture or other notable conditions found upon arrival will be reported to the Host within one (1) hour of Occupancy.
DAMAGED/MISSING ITEMS: Guest agrees to pay any damage made by guests or their visitors to the Property and Property furnishings, fixtures, or furniture. Guest agrees to pay for any damage made by guests or visitors.
ILLEGAL SUBSTANCES: Illegal substances are strictly prohibited and grounds for immediate eviction from the Property. You, your guests and visitors, agree that any drug use on the Property, or using the Property for any unlawful purpose, or violation of any law or ordinance on or about the Property will immediately terminate your occupancy and be grounds for immediate eviction from the Property. You shall be liable for any and all costs incurred by Host and the refund will not be provided for the remaining balance of your stay.
LIABILITY: Host shall not be liable to Guest, its guests or invitees or any other person for any injury, loss or damage to any person or property on or about the Property. Guest shall hold Host harmless and indemnify Host from and against all loss, injury or damage occasioned by the use or misuse or abuse of any part of the Property and from or against any omission, neglect, or default of Guests, or invitees.
LOSS OF USE: Guest agrees to pay any documented loss of host income created by Guest violating house rules.
COMPLAINTS FROM NEIGHBORS: We want all of our guests are to be respectful of neighbors. Any disturbance triggering a visit by police will require immediate eviction of all guests from Property.
No refund will be given for the unused portion of the guests stay.
KITCHEN ITEMS: All items in kitchen including silverware, flatware, etc. have been counted, and any item removed from premises will be charged to the guest.
LINENS: Please be respectful of bed sheets and towels. Makeup/foundation, face medications/creams, and tanning products will stain and/or bleach linens/towels. Please avoid using regular hand/bath towels with all skin products.
Un-salvageable linens/bath towels will be charged to the guest.
Use the supplied makeup wipes in each bathroom please.
MOVING FURNITURE: Furniture is not to be re-arranged. Dragging chairs/tables on floors will leave scratches.
ADDITIONAL CLEANING FEES: At sole discretion of host, an additional cleaning fee of $100 can be charged if additional cleanup is required that goes above the standard cleaning. By booking this home you agree to all the house rules listed.
