Downtown Studio A Condo is in the heart of Garden City, dog friendly, and in the middle of all the fun and action Bear Lake has to offer.  You will be in walking distance of the beach, shops and restaurants.  Bring your furry friend along and enjoy the activities of Bear Lake!  This getaway features 2 queen beds, 1 sofa pull out, small kitchenette and Wi-Fi!  Easy access and parking   ** No dishes, silverware, glasses or Kitchenware, or oven/dishwasher.  Bring your own paper products.

This studio condo is in the middle of town with walking distance to restaurants, shops, bear lake, bike path and more. You will be less than 15 minutes to Beaver Mountain ski resort and ATV trails and 5 minutes to the State Marina.

Public parking lot near Cafe Sabor and Recreation Realty

Check-in is at 4:00 pm. Guest may go directly to their properties.Additional information to properties will be given to guests after they have booked with Bear Lake Lodging.
Check-out is at 11:00 am.

Rental Agreement

Tenant desires to rent the Premises from Manager and Manager desires to rent the Premises to Tenant under the following terms and conditions.

1. Premises: Tenant understands that in certain circumstances beyond the control of either party, the Manager may be unable to provide the exact Premises to Tenant. If the Manager is unable to make the premises available to the Tenant, Tenant agrees that his legal remedies will be limited to (1) canceling this Agreement and receiving a full refund of all money paid under this agreement, or (2) occupying a substantially equal substitute property offered by the Manager.

2. Tenant: The “Tenant” of the Premises shall be the name on the reservation unless otherwise specified.

3. Manager: The “Manager” of the Premises is Bear Lake Lodging, LLC.

4. Rental Deposit: The reservation deposit will be 33% of the total cost of the reservation. This Agreement does not become binding and the Tenant’s reservation will not be booked until the reservation deposit has been paid in full. Payment of the entire balance due thirty (30) days prior to the day on which occupancy will first occur.

5. Cancelation Policy: The Manger’s Cancellation Policy differs based on the type of property Tenant rented. It is the responsibility of the Tenant to understand which type of property was rented. See below for cancellation policies:

Cabins & Town houses: A deposit of 33% of the total reservation is due at time of booking. The remaining reservation balance is due 30 days prior to arrival of scheduled reservation(s). A cancellation fee of 10% of total payments made will be charged for any and all cancellations. If Tenant cancels any reservation(s) 30 or more days prior to arrival tenant will receive a refund of paid deposits less the cancellation fee. Reservations cancelled between 30 and 14 days prior to arrival will forfeit the entire 33% of total reservation deposit. If cancelled within 14 days prior to arrival, no refunds will be issued unless state mandated due to Covid 19. Then an internal credit will be issued and must be used within 1 year of booked stay and in the same property that was previously booked.

Condos: A deposit of 33% of the total reservation amount is due at time of booking. The remaining reservation balance is due 30 days prior to arrival of scheduled reservation(s). A cancellation fee of 10% of total payments made will be charged for any and all cancellations. If Tenant cancels any reservation(s) 15 or more days prior to arrival tenant will receive a refund of paid deposits less the 10% cancellation fee. No refunds will be issued for reservations cancelled within 14 days prior to arrival unless property is able to be rebooked.

I understand The Manager’s Cancellation Policy.

6. No adjustments for late check-in or early check-out: No refund of monies paid will be made if the Tenant checks in after the date and time specified above. No refund of monies paid will be made if the Tenant checks out before the date and time specified above. Returned checks are subject to a $25 returned check fee.

7. Check in time: Check in time is after 4:00 p.m. on the first day of occupancy as specified above. Tenant may go directly to the property with the key code to enter unit. Tenant understands and agrees that Manager does not and cannot guarantee exact check in times. Tenant further understands and agrees that Manager is only obligated to make the premises available for check in between 4:00 pm and 8:00 pm on the check in date specified above. Manager promises to exert its best efforts to make the premises available as early as possible during the 4:00 p.m. check-in period. In the event that the Manager is unable to make the premises available for occupancy before 8 pm. on the first day of occupancy, Tenant agrees that his legal remedies will be limited to (1) canceling this Agreement and receiving a full refund of all money paid under this agreement, or (2) occupying a substantially equal substitute property offered by the Manager.

8. Check out time: Check out time is before 10:00 a.m. on the final day of occupancy, as specified above. Tenant agrees that, in the event Tenant and/or his guests fail to vacate the premises by 10:00 a.m. on the final day of occupancy specified above, Manager is authorized to charge to Tenant’s credit card additional charges for the actual costs incurred by Manager due to the late check out, including but not limited to increased labor or cleaning costs and any costs resulting due to the inability to rent the premises to a subsequent renter or any decrease in income from an already-confirmed subsequent renter. In addition, if Tenant fails to vacate the premises by 10:00 a.m. on the final day of occupancy, as specified above, Tenant agrees that Manager may remove Tenant’s baggage and property from the premises and shall have a lien on said items as provided for in section 38-2-2 of the Utah Code and shall have the right to sell said property within 30 days if Tenant does not (a) demand the return of the property and (b) does not satisfy the lien against said property.

9. Maximum Occupancy: The Tenant agrees not to exceed, except for guests who shall not stay overnight, the maximum occupancy of the premises. If Tenant or Tenant’s guests violate this provision,
Tenant agrees that this Agreement and Tenant`s right to occupy the premises may be immediately terminated by Manager. If this Agreement is terminated pursuant to this provision, Tenant agrees that no monies will be refunded to Tenant under any circumstances. Tenant further agrees Manager is authorized to charge to Tenant’s credit card additional charges for the actual costs incurred by Manager due to the violation of this provision. This occupancy limit extends to outdoor areas such as decks and patios. Recreation vehicles (RV’s) tent trailers, trailers, camping equipment may not occupy or park on or near the premises.

10. Self-keeping Unit: The above-described premise is a self-keeping unit. Manager does not provide daily housekeeping service during Tenant’s occupancy. Housekeeping service may be provided for an additional fee if prearranged with Manager. Prior to check-out, Tenant agrees to: a) strip all beds and leave all used linens and towels near the front door, b) place all trash into trash bags (provided by Manager) and take to dumpsters located in vicinity of premises, c) place dirty dishes in dishwasher and begin cleaning cycle, d) close and/or lock all windows and doors, and e) turn off lights. Tenant agrees Manager is authorized to charge to Tenant’s credit card an additional $25 cleaning fee because of the violation of this provision.

11. No Smoking: Smoking is not allowed in or around any portion of the premise’s property. This non-smoking policy extends to outdoor areas such as decks and patios. If Tenant or Tenant’s guests violate this provision, Tenant agrees that this Agreement and Tenant`s right to occupy the premises may be immediately terminated by Manager. If this Agreement is terminated pursuant to this provision, Tenant agrees that no monies will be refunded to Tenant under any circumstances. Tenant further agrees if Tenant or Tenant’s guests violate this provision that Manager is authorized to charge to Tenant’s credit card a minimum of $500.00 for liquidated damages or seek actual damages which may include, but are not limited to, any fines assessed by a homeowner`s association.

12. Pet Policy: Pets are not allowed in any property except the following units: Studio A, 108, 110, 212 and 213. Do not disregard this policy, as it will result in an additional fee never less than $500. Out of respect for our homeowners and guests, we cannot make an exception no matter how small or well behaved the pet. If evidence of a pet is discovered on the premises, tenant will be responsible for the costs of deep cleaning the cabin and repair of any damaged property.

For pet friendly properties. Maximum of 2 pets per property. You will be responsible for any actual damages that your pet does to any furniture, or fixtures in or around the property, or if your pet causes harm to any person, or their property, during your stay.

Downtown location
Clean property, restaurants near by, but no privacy, of course, because it is a downtown location. I like to open blinds and sit outside with a cocktail, this is not a location for that. It is close to all sorts of activities, which is a plus.

2nd year at this place, great as usual!
We’ve stayed in a few different places near Bear Lake over the years. We found Studio A last year when looking to extend our stay at the last minute and fell in love with it so much we decided to book it for our stay this year. I imagine we’ll be back next year! The room is very spacious and is great for families with kids. Pet friendly as well! The price is perfect and doesn’t feel overpriced like some other places.

Wow, this was by EVERYTHING! Super great location! Small inside, but big enough for the fact we were barely inside! Right by a great Mexican food place, across the street from milkshakes and coffee/crepes. Close to the beach!

Studio which is great for a very short stay. We were in Bear Lake for a Skijoring competition and just needed an easy place to stay the night. Very clean. Beds feel really worn out, but for one night it was fine.

Basically a great stay….beds comfortable. Could be better with a choice of flat pillows. I found one flat pillow the next day but no pillow case. We had trouble locking the door but the was me and someone called me immediately after I reached out in an email. Thank you!

Great Location, Couple Challenges
We rented the studio dor a week, and loved the proximity to downtown. It was spacious, comfortable, and convenient. Not to mention mostly pet friendly which is a huge plus! The parking situation isn’t great, with two reserved spots but someone always took them! Better signage and enforcement please. It says pets welcome, but when you arrive it says on a sign that you can’t leave the pet unattended in the room or you’ll be fined. We keep out pet with us nearly all the time, but have a crate for the rare occasion er can’t take him - like church or a restaurant. This made it so we had to take shifts or leave someone home since this was not clear up front. There’s also no laundry (which is kinda vague on the website) and the kitchen has no stove, just a fridge, sink, microwave. No closet for hanging clothes either.

Very clean and comfortable. There was some confusion with the checkout time, it was either posted as 10 or 11:00 depending on what you read (binder in the room, email, VRBO posting). We checked out by 10 o’clock to be on the safe side :)

Quick getaway
My family and I came in for a quick getaway and some fun at the lake. We stayed the majority of our Saturday in town and the condo was in a convenient place. We walked to everwhere we wanted to go there was even an area just down the road that gave access to the lake. The only thing that I could ask for differently would be for the kitchen to have dinnerware and utensils. However the booking states they do not so it wasn't an issue. I was surprised by the amount of space, my party had 4 adults and 1 teen and 1 child and we had plenty of space. If one was watching TV and others playing a card game we didn't get in each other's way. I recommend this condo and we plan to rent in the future.

This property was very clean and roomy. It is right off of the main street, which makes it nice for walking to nearby restaurants and stores. You can easily walk to the lake, too. The one draw back is that it is right next to a restaurant and about 7:00 each morning you can hear large trucks dropping off supplies. If you are an early riser it won't bother you. Our teenagers were not happy about it. As one reviewer mentioned, bring your own plates, utensils, etc. the condo does not have any.

My husband and I and our two kids stayed here for a family reunion and all we needed was a place to sleep. This did the job. It was clean and basic, but still quite nice. My only complaint is that the location makes it easy to hear the early morning hustle and bustle at the restaurants and main road. Be sure to bring your own plates and utensils if you want to eat or heat anything up in the microwave. Overall, if you just need a place to sleep this works great!

This property is right in the center of town. So many things within walking distance. Very clean. Perfect for my 5 person family and they allow pets, so my dog was able to stay as well!

Clean and neat
This is a great basic property. Sleeps 6 and allowed the dog so that was just what we needed. Clean and neat. The lake is just down the road. Just know that there are no dishes (except mugs), no cooking utensils, and in the bathroom, there is only towels. No hair dryer or toiletries. We would stay again if coming through again.
