Roscrea Homestead is set in a private and tranquil setting, on a working beef cattle property at Glen William on the banks of the picturesque Williams River.

Few of us are lucky enough to call this beautiful region home – most of us are probably urban, likely rushed, stressed, harried and tired. Sometimes we just need a place like this to recharge our batteries for a time. We will tell you upfront - when you’re at the property you just don’t want to leave. 

Sure, there are lots of things you can do during your stay; you can enjoy fishing or picnicking on the river; visiting surrounding historic towns such as Dungog, Paterson or Morpeth; walking in the nearby World Heritage listed Barrington Tops National Park; taking a BBQ lunch to Chichester Dam or exploring Australia’s famous Hunter Valley wine district.

However – we want to be honest and tell you that there’s something so magical about being there that you won’t even want to go to the shops for food! Originally built as a getaway for RM Williams Chief Executive Group – it is now available to anyone needing to dip their toe into a place that soothes the soul.

Perfect for families and friends to stay for holidays or just the weekend, 5 rooms have a private bathroom, which is essential for communal stays. Importantly – there is plenty to keep the kids entertained (and you in peace!).

There is a swimming pool, a cubby house, a media/playroom – and not least wide-open spaces, fresh country air and nature.

If peace and solitude is what you are seeking – well, we have that in spades. The energy of the place is such that you will immediately and arrestingly feel healed and nurtured.

Accommodation and Features:
Our beautiful homestead is everything your mind runs to when you think about a country escape. Fully renovated, the property can sleep up to 12 guests with all bedrooms opening onto the generous wrap-around verandah.

The main homestead sleeps 8, featuring 4 large bedrooms (3 queen and 1 twin) each with their own bathroom. Along the verandah there are 2 lovely extra queen bedrooms with ensuites to accommodate a further 4 guests, available at an additional cost. NB: The 5th & 6th bedroom are only available for groups of 9 and over.

The home is luxuriously yet comfortably furnished and features;
a separate rumpus/TV room, laundry and large return verandahs with expansive rural views. Superbly equipped, the large country-style gourmet kitchen is fully equipped with all the mod cons you expect – new appliances, including huge fridge/freezer, microwave, coffee machine (BYO coffee beans), dishwasher and Smeg cooktop and oven. The lounge/dining area is complete with comfortable lounge and armchairs, a large dining table and combustion fire.

Location:
Roscrea Homestead is located about 5km from the village of Clarence Town and 25km from Dungog. It is approximately 2 hours from Sydney, 45 minutes from Newcastle and the Hunter Valley vineyards. Limousine, coach, or helicopter transport from Newcastle airport, to and from the Hunter Valley vineyards and concerts can be arranged. Please discuss your requirements at time of booking.

Added Bonus:
Every reservation at Roscrea will be afforded a 5pm late check out free of charge (subject to availability in terms of same-day incoming bookings). That's right! As long as we are not booked for an arrival on your departure day, your group can enjoy this beautiful space up until 5pm on the day of your departure (availability can only be confirmed 1 day prior to departure). Miss the traffic heading home and really make the most of your stay.

Important note for party planners:
Unfortunately, this is not the property for you. This home located in a quiet neighbourhood, so a hens/bucks/schoolies type celebration is not appropriate. We can easily determine if the house rule of “No parties or events” is disrespected, and this means additional charges and/or eviction will apply, which everyone wants to avoid. If you are unsure, please enquire before booking.

How We Price: The booking price is based on a minimum number of guests. Any guests above this number are chargeable on a per person/per night rate. The system will automatically calculate the correct rate when you enter the required number of guests. Reductions in guest numbers are non-refundable.

Arrival Details: Access to the property is made easy for you. We will send you an access code just before 2pm on your arrival day via SMS and you will use this code for the duration of your stay.

Linen: 1 set of full bed linens and 1 bath towel per person are supplied. Guests may wish to bring extra towels depending on the length of their stay. Pool/Lake/Beach towels are BYO

Guest Amenities: We are Eco-Friendly - to help reduce wastage, we supply a single bottle of 3in1 shampoo/conditioner/body wash in all showers. In addition, guests are advised to bring their own personal preferred bathroom products/amenities and free Wifi.

Wifi is provided complimentary on behalf of the owner. It is intended to be used in an appropriate manner by all guests. As the service is provided by an external 3rd party, Weekenda cannot and do not guarantee the speed or efficacy of this property's wifi connection nor do we pay any compensation for interruption of service for any reason.

Pools: If the property has a Swimming Pool then it will be opened for swimming for the start of the NSW September School Holidays and closed and Winterised immediately after the NSW Easter School Holidays have been completed.

Fires and Firewood: Internal wood fireplaces and outdoor fire pits only operate after the NSW Easter School Holidays up to before the NSW September School Holidays in line with NSW state fire restrictions. Please note: we will normally supply enough firewood, kindling & fire-starters for between 1-2 nights of your stay. For guests wishing to have additional fires, we suggest BYO Firewood, Kindling, and Starters which can be easily purchased from the local service stations.

No Party Policy: All reservations operate under a Strict No-Party & Non-Excessive Noise Policy as prescribed in the NSW Short-Term Letting Legislation and Local Council Laws. This property is in a Residential Area. Failure to comply can put the security bond into jeopardy and may lead to police-assisted eviction and/or extra charges being levied. We hate to have to note this but the reality is that so far this year we have had to evict 3 groups for overstacking/bad/anti-social behavior.

Extra Guests / Visitors: The number of people nominated on your booking is the maximum number of people that are allowed to be on the property at any one time, including visitors. Visitors may be requested and if approved must be approved in writing with Weekenda staff. Simply put, if Mum and Dad want to come over for a BBQ then we are likely to approve. If 10 extra people want to stop by we are unlikely to approve, which could put your booking at risk. We will always try to be reasonable with reasonable people within property constraints and House Rules.

Cameras and Noise Monitoring: There are no external security cameras at this location presently but the owner reserves the right at any time to install external cameras at their discretion. Any camera install will be in line with local regulations. A noise monitoring device is installed - fines apply to guests found to have disconnected, removed or damaged the noise device. These devices are used to monitor and maintain ours and guests responsibilities under the NSW STR Code of Conduct.

Guest Registration / ID Check : Weekenda requires every guest to complete and sign an electronic guest registration prior to arrival which will ask for photo ID i.e. a copy of your Drivers Licence or Passport. The primary booker will also be required to complete a list with the guests names and actual mobile numbers. In the event we are unable to reach the primary booker, it is very important we can get a hold of other guests. These documents will be deleted after your departure. Access Codes are only released to Registered and Verified Guests.

Critical Update: Due to an unprecedented influx of fraudulent bookings, we are forced to impose a policy that protects our clients, industry and community against those attempting to commit fraud and theft. Any booking made within 5 days of arrival is required to provide a photo of a valid credit card in the same full name of the primary guest to match the supplied identification document. Failure of these documents matching will result in the booking being cancelled and all funds processed returned to the original card assumed as stolen and thus a fraudulent transaction. We trust we have our honest and genuine customers understanding this policy is in place to protect all parties.

Insurance: As always, but ever so more due to recent times, we strongly encourage any holidaymakers to obtain a very inexpensive 3rd Party Domestic Travel Insurance Policy to cover you for all manners of matters which may restrict travel. This is particularly helpful for things like Hunter Valley Concert cancellations, Covid or Medical and Other Emergencies for which we don't provide refunds, and anything which falls under our standard Terms & Conditions irrespective of the reason. We suggest reviewing policies with 'Cover-More' or 'Travel Insurance Direct' or 'Insureandgo'

It cater for all of our needs from the pool to the bbq and the outdoor fire to the freezer with ice. It was for a memorial service for my mother/grandmother and we had 3 generation staying at the house. There was room for everyone inside and out.

3 days with friends
A group of 9 old friends, all aged in their 60s or 70s, stayed here for three days. The property is well equipped and comfortable, with two different places for 9 people to eat together. We catered or ourselves for all meals ( and given the distance of the property from towns that is the only realistic alternative), but the facilities of the property were well able to cope with that. The area surrounding the homestead is attractive.. The photo of the pool suggests that it is larger than it really is, but that was not a concern for us.

No need to leave. So relaxing.
We do an annual adults weekend away every year and this house has been our favourite so far. We had cooler weather but it was still so fun, with the large lawn space we played lots of sport games that was provided in a large games box. We loved how every couple had their own bathroom and the large dinning spaces and loads of seating. We will come back again for sure.

Great rural escape
Roscrea is a beautiful property. A perfect place to stay if you are looking for seclusion and a place to spend quality time with your family. Plenty of space for the multi - generational family. The property has open fire places for a winter stay and the bonus of a pool if staying during the summer. The house is so clean and well equipped. We would definitely recommend a stay at Roscrea and hope to return again soon. Thank you!

Holiday at Roscrea Homestead
Loved the location and peaceful atmosphere. But the house looks old and furniture faulty in some rooms. Living room curtains are hard to draw. We were not concerned much about those as they were not major issues. But the television is below standard. There should be a smart TV as people expect to have YouTube or other connection facilities these days. Kitchen was excellent and had all facilities. Overall it’s a nice place to stay if improved a little bit. All of us enjoyed the stay. Thanks and regards

This is the perfect house for groups, stunning views!
We were a group of families with our young children. This was the perfect house as each family had their own bathroom. We enjoyed the lawn, the breathtaking views, the well equipped kitchen and the multiple gathering spaces. The location is stunning. We had the best time and wish we could have stayed longer, but grateful for the late check out time. Hoping to book again soon.

Our group loved our stay at Rosecrea. Well set up for family/friend groups and kids. So much space for everyone, lots to do and a beautiful property to explore. It was always a nice surprise waking up to cows just beyond the fence each morning!

Property was magnificent, stayed for 2 nights, the outdoor fire place made for a beautiful ambience..... After doing a cycling loop was fabulous to come back to hot showers and sit around in the spacious comfortable lounge room with the fire going views from every window.. Bedrooms and ensuites fantastic... Would definately recommend this property.

Nice property but poor property management
The Good: The pool is really nice, the games room is cool, A/C works beautifully, kitchen is amazing. In all it's a nice family stay. The Bad: The bath in the pictures is locked off to rooms you have to pay extra for. We brought a nice lush bag with us but couldn't take a bath. The Ugly: 1. Listing says ALL bedrooms are "each with their own bathroom". This is incorrect as the bedroom pictured with two single beds has no bathroom and has to use the shared bathroom down the hall. 2. The listing says "Every reservation at Roscrea will be afforded a 5pm late check out free of charge (subject to availability in terms of same-day incoming bookings)". This is NOT true. We attempted to contact the manager (Weekenda) the day before to request this however we got a message service and never got a call back. Then we got a text after hours on our final night saying you can have a late 12pm check out. We know for a fact noone was booked the next day. Then the cleaner still turned up at 9.45am to attempt to shoo us out! Weekenda - just DON'T put 5pm on your listing if you're not going to honor it. In all a decent property totally ruined for us by the inaccuracy of the listing. 2 stars. Pro tip: Property is on a farm and the farmers do buzz around on 4 wheelers with their dogs. If anyone in your family is scared of big dogs this might be a factor to consider.
