The location and view cannot be beat but be prepared for the 120 steps of various widths and heights. We are all physically fit so it was not problem for us but this should be noted on Expedia and the website for the villas.
The villa was clean but it was HOT. There is only one small air conditioning unit and it does not keep Villa Agis cool. The master bedroom was miserably hot even with the door open, which sucked for us because we would have preferred the privacy given that it was our wedding anniversary. However we did not want to melt so we had to keep the door open. Also, the only bed clothes on the beds are fitted sheets and a comforters. Given the interior temperature of the villa, a single top sheet would have been appropriate.
As other reviews have stated, breakfast is a loaf of bread, some jam, some ham, and some sliced cheese. That would not even come close to feeding our 5 kids who ranged from 17 to 23. Luckily there are bakeries nearby so we bought a variety of savory breakfast pies every morning.
The safe in Villa Agis was not operational so we had to carry all of our cash, jewelry, and passports around with us for four days. That added a lot of weight to my purse.
The outdoor furniture is in disrepair so that was a disappointment. Also the pool was far too hot to get into. We were looking forward to using it to cool off but it was 34.5 C!! We asked for the temperature to be turned down and it was but it never got cool enough for us to swim in.

except of the steps, that are for sure mentioned on my website, and nobody cares, this is the magic of caldera, all the other are lies... Sorry but there is a strong ceiling fan in the master room thats why all guests love to have comforters. not allowed air condition in the cave rooms.. you could ask for a sheet but you didnt. I told you that was a small safe in the drawer also. For breakfast you had so many things, as cake, butter , home made jam, all kinds of coffe, tea, juise, and a lot of bottles of water ..we recharge every day, what missed..All my guests are very satisfy...as about the outdoor furnitures are all new, but you destroyed the one of the chairs...and the pool is hot cause everybody wants to use during the night, and we did in lower temperature just for you.. So the people know what i do for my guests...Sorry that you try to find negative things, but all reviews said what is the real situation...

Amazing location
Posted Apr. 26, 2023 on HotelsAmazing !!! We loved our stay. Perfect location, everything Katarini arranged went like clockwork from transport to and from airport to porters for luggage. There are lots of stairs but the location is definitely worth the effort. Loved sitting in gin hot pool at night with view of caldera. One of our favorite travel memories

Amazing Place to Stay in Santorini

A dream villa in Oia!

The villa was spacious, clean and had everything you need and more! Incredible location, walking distance to all the best spots in Oia.

Soul Refreshing

The room was exquisite and quaint but the view was what really was incredible. A morning coffee or an after wine is a must when staying here! We loved every minute. Andrew and Rachel

Great location within walking distance to most anything. Katerina was always available and made suggestions and reservations for us. Be prepared to climb stairs as this villa is at the bottom but is worth the stairs. Would stay again.
