The Space:
This voluminous 10,764 sq ft|1,000 sqm penthouse features luxurious upscale amenities yet with all the privacy and tranquility you could ask for. You’ll enjoy upscale private amenities such as spa/sauna, jacuzzi, just to name a few, and the most stunning ocean views and colorful sunsets.

The Neighborhood:
The Bay View Grand Marina area is one of the most exclusive and upscale in Ixtapa. It’s far enough away from noise and commotion yet close enough to the essential amenities. There are many restaurants to try the local flare and beaches within a few steps. If you decide not to rent a car, no worries, there are taxis to get you around. Hit the beautiful beaches or beach clubs, walk around the scenic and historical town, or just sit back and relax in your luxurious accommodation.

Getting Around:
The property is located 19 km | 11.8 mi from the Ixtapa-Zihuatanejo International Airport (ZIH). You can easily hire a taxi or prearrange transportation with a driver at the airport. If you plan on going out to explore the area you can also rent a car at the airport. If you have any questions or need assistance, just ask! (Also, Acapulco International Airport (ACA) is a 4 hr 35 min drive in case you’re coming from there.)

Other Things to Note:
We recommend our guests to use sandals when at the terrace given the design of the deck floor.

For all consumption in the restaurant, 3% is charged when paying by card and a 15% tip is mandatory.

The use of grills or barbecues is prohibited in the complex.

We provide a few essentials to make you feel more at home when you arrive like fresh towels, and toilet paper. Please note that these items are not replenished during your stay. If you run out you will need to purchase more.

Daily cleaning is provided free of charge, however, it does not include changing bed linens. If you’d like that service, it can be arranged for an additional fee.

Electricity: The electricity fee is $50 per night.

This penthouse is located in the Bay View Grand Marina Ixtapa Resort, therefore there are some rules all guests need to follow:

A bracelet is required for all Bay View Grand Marina Ixtapa guests to access all common areas (common pools, shared gym for a daily fee, restaurant and others). This bracelet has a price of 350MXN, to be paid in cash at the resort's front office, and is mandatory for guests all ages in order to complete check in. These bracelets are personal and not interchangeable. By losing or misplacing your bracelet, a fee of 100USD may apply.

Please be advised that, regardless of any familial or personal relationships with residents, it remains necessary to pay the applicable fee to gain access to the facilities at the front desk.

Guests at Bay View Grand Marina Ixtapa guests are required to pay a deposit of 1500MXN per reservation during check in at the front office (in cash), which will be returned at the checkout should the guest have not incurred any damages to the common areas or have open restaurant bills.

Guests will be requested to sign a Rental Agreement upon booking confirmation.

A security deposit may be required prior to arrival or at check-in subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.

There is a shared gym at the facilities, for an additional daily fee.

The front desk admin is open from 9am to 7pm for the Resort Security Deposit refund. To claim your resort security deposit back, which gets refunded at the front desk, you need to do so during those hours. If you are checking out earlier than that date, the resort security deposit can be claimed back the day before within the mentioned timeframe.

HOUSE RULES:
- Travelers must be at least 21 years of age or older to book.
- No smoking of any kind is allowed on the premises. Smoking tobacco, cannabis, or any recreational drugs in the house is strictly prohibited. Failure to comply will incur a $300 penalty.
- Parties are not allowed. Loud music is forbidden at all times, and breaking the rules will result in a fine of $6000 MXN.
- Please be respectful of the neighbors.
- No more guests than those listed in your reservation are allowed.
- No tent or other structures may be set up on the grounds of the property.
- Renters agree to cover any charge related to damages that occurred during their stay or cover necessary extra-cleaning costs if needed after their stay.
- Renters may be required to provide a government ID on the day of checking in or during their stay.
- Please avoid moving furniture.
- Pets are not allowed.
- Please advise us of your expected time of arrival, the names of all the guests, and the make, model, and license number of the car (if you will be bringing one) at least 24 hours prior to your arrival for registration
- The use of grills or barbecues is prohibited in the complex.
- Minors are prohibited from using the pool table.

wow, what a beautiful place!!
This penthouse is incredible!!The location was perfect. The views from all balconies is stunning! The perfect place to celebrate our son turning 30 .Our family had the best time .We also want to thank Maria Guadelope for all her help. She worked all throughout the day cleaning and assisting us.She was the BEST!!! We would definitely stay here again!!

Ixtapa Penthouse.
The penthouse is amazing. Has a lot to do just inside the penthouse alone. The pool was great to have your own space to hangout at. The condominium pool is very nice and relaxing. You are close to town and good restaurants. The views are amazing. In the morning you can even see a whale. We also had a wonderful lady that took care of the cleaning for the week.

The other reviews mention lack of maintenance and yes there some items that need attention; however, the administration was already aware and made the accommodations comfortable. We got 2 keys for the upstairs door. The deck was on the schedule to be repaired and the theater was not listed as an amenity and they might have difficulty getting the parts for it. But I didn’t come to Mexico to watch a movie. ;) Lupita gets a 10 star rating! She took care of the condo everyday, booked massages and pedicures, changed my laundry when I forgot :0 and more. She made the trip wonderful. I never noticed if the dishwasher worked or not as she wouldn’t let me do the dishes. lol. We’ve been coming to BVG marina for 10 years and enjoyed our stay in this room a lot. It accommodated our large group perfectly. If there’s no chairs at the pool you have your own deck and pool upstairs. Good luck on filling the wine fridge(s) though. The lights are finicky but fun to figure out and if the pool light doesn’t come on go to the laundry and plug in the white cord on the back wall. The administration was very prompt with all our questions concerns and requests. I would recommend this condo for large groups. It is priced well and very comfortable to stay in. And the beds are awesome! That is very important on vaycay!!! Thank you to the condo owners, mgmt and of course Lupita!!

Oceanfront Penthouse
What a beautiful property! My family of eight stayed comfortably here: the huge space let us spread out and have our own space as well as spaces to all be together but the view was the star of the show! Our grandkids loved the pool on the deck and the large dining room table for doing projects. We took advantage of the spa room and had massages and a facial. Our housekeeper Lupita was awesome, so helpful and kind and worked hard to keep the apartment clean and tidy. She set up the massage therapist for us and purchased a few toiletries for us. She gets a five star rating! We had a few issues but nothing to damper our fun and enjoyment of this apartment. The projector in the theatre didn’t work and we were told that it couldn’t be fixed (our grandkids were a little disappointed); even though the pictures showed a coffee maker, it and another drip coffee maker were both broken; and the dishwasher was broken but Lupita our housekeeper did a great job of keeping up with the dishes. Several of the deck boards were broken so we had to instruct our young grandkids to be careful so they didn’t get hurt. But all in all, this is an amazing apartment! So modern and spacious with an exquisite view! We hope we can stay there again sometime. And we love Bay View Grand Marina!

Beautiful but with a lot of issues
Let me say to begin the property was beautiful and if everything was working this might have been the best place I have ever stayed but it lacked maintenance. To begin with we did not receive a key for the front doors and were expected to leave the doors unlocked during the day. This made every insecure with leaving our belonging in the property, since someone just walked into the property while I as relaxing in the living room looking for someone that was not in our party. The front door was beautiful but did not open all the way so you had to squeeze through. The AC in the theater room did not work so it would get to hot and could not sit through a movie. The sound in the theater room did not work most of the time and was spotty at best and it did not help that the projector had to be left on the whole time since it also did not work. The TV’s were also not working as they should and were not even worth tuning on since the picture quality was not good. The balcony doors would not close all the way or lock so we had to continue sleep with them unlocked. The jacuzzi on the bottom level did not work. Some of the bathroom doors in the bedrooms did not close. The mood lighting also did not work and would only function as a strobe light. The floor had a few area where it was cracked so bad we had to avoid walking through since we were afraid of cutting our feet. For the price of the unit we were expecting a better maintained property and to feel a little more secured.

Stunning property!!
Absolutely beautiful property, the views, the location, the space in this ocean front villa was perfect for our family of 6. Fernandez onsite was a pleasant surprise to provide clean towels etc. throughout our stay :)
