Hello Sharon, Simply put there is NO FINE PRINT. There is total transparency beginning the moment you enter your reservation details, select your dates and most importantly before reserving your dates and making payment. You booked your reservation using the INSTANT BOOKING feature. You booked your reservation on August 22, 2022. Almost a year prior to your reservation. You had more than ample time to READ our listing, revisit the information plainly disclosed on our listing, cancel your reservation or contact us with any questions. At the time you entered your reservation details and before booking, you viewed the itemized cost of your reservation based on the guest information and dates you entered EVERYTHING is transparent. Again, there is no fine print as your quote included your large guest party based on the information you entered with regard to your reservation. In addition to the itemized quote generated immediately, the property description contains plain language concerning the costs for extra guests beginning with the ninth guest. The extra guest fee applies to reservations that have more than 8 guests. The additional guest fee begins with the ninth guest and covers the additional expenses associated with larger guest parties. It covers additional utility expense, additional housekeeping/cleaning and wear and tear. The extra (additional) guest fee is $65 pp per night and is included in the quote you received for your reservation before payment at time of booking. Owner's of comparable properties (particularly those with larger beach homes) often receive booking requests for parties as large as 14 or 15. The sliding scale allows owners to make their house base rates affordable for smaller parties of 8 or less. We have a great large beach house, in a great location with Salt Pool, and we are popular property due to our size, pool, and close proximity to the beach. We were unaware of your concern until post stay when you left your review. If we had known that you had a concern, we would have addressed immediately so you were comfortable with your reservation. 5 star reviews and positive guest/host stays/satisfaction are our goal and commitment. We try very hard to welcome new guests and look forward to a return visit. We regularly receive reservations that include 9 and more and are quite certain they do so after comparing/shopping like properties and amenities, salt/size of pool, proximity to the beach, residential neighborhood and of course the size of our beach house. Most property owners do include an extra guest fee on a sliding scale so as to make their beach house available/affordable to those guests who travel with parties of 8 or less. We truly regret this issue has been voiced post stay and wish that you brought any questions or concerns to our attention in advance so we could address accordingly. We are a preferred host property and have gotten that accreditation because of our 5 star guest reviews based on guest experience / satisfaction. This is no small feat. I'm happy that this issue was the only issue with regard to your week long stay but would have appreciated your reaching out to us at anytime prior to booking/arrival given you had this concern. You had almost a year prior to arrival to address, cancel or otherwise make alternative arrangements. You kept the reservation without any issue and by our understanding there was no issue. We are truly disappointed we fell short with your guest experience. You were great guests and we would most certainly welcome you again on a return visit to Jax Beach..

Hello Roberta, We are glad you and your extended family enjoyed the pool area. Our house is exactly as pictured in our listing. I understand that you and your husband were first of your extended family to arrive and were not familiar with utilizing 4k HD streaming services available on our smart TVs located throughout the house and in each BR. I'm glad I was able to walk your son/grandson through the operation of a 4K Smart TV. Problem solved within 2-3 minutes after speaking with him and walking him through the menu options. It appears he had difficulty accessing a live college game on ESPN+. To do so you would have had to log into the Hulu streaming application first. With regard to "no cable" I wish to clarify we utilize streaming services on 4K TVs which are located throughout the house and in each BR. In addition to premium live TV channels, HULU, Netflix, Disney, Prime, YouTube TV and a dozen others are available either through the Smart TV options or using a Roku or fire stick Among others, we subscribe to premium HULU Live TV without commercials, ESPN+ and Disney. I understand that when you are referring to "no cable tv" you are referring to the traditional wired cable which you are most familiar. I'm glad we could help your husband find the games when you when you called for assistance.
