Looks can be deceiving

The property although older appeared clean through out.The views were awesome. But once we started to settle in there were some issues. A/C condensation pipe was clogged ( an issue the owner was aware of possibility) He asked that we bail the accumulation of rusty water from the overflow pan- 5 gal worth! To get the A/C to come on. Opening a kitchen cabinet I saw a roach and saw several more over the course of my stay. The dining room seat cushions were badly stained. There was sour smell on sheets and towels in both king rooms - had to re- wash before bedtime. TV remote batteries had to be replaced. Microwave only worked part of the time. Shower faucet needed adjustment to make it work. I reached out to the owner after I got home and asked for a refund for 1 nights stay and after 72 hours have not heard from him. This guest rented three nights, including Thanksgiving, 2024. She requested an early check in which I was able to provide, allowing her to check in on Wednesday at Noon, rather than the regular check in at 4:00 pm. Although I had previously sent her the keypad code, she called to get the door code as she arrived at the property. Later that evening at approximately 6:00 o'clock pm she called to report that the upper air conditioning unit which services the living, dining and kitchen area wasn't working. The other unit on the lower level that services the 3 bedrooms was working fine. In late September, the upper air unit began to have condensation in the drain pan. I had the units serviced on October 4, 2024, by a licensed a/c provider, and they flushed the drain line for the upper unit. Both units continued to work properly until this guest reported the problem upon her check in. I immediately thought of the problem I had in September and told her to check the drain pan to see if there was water in the pan. She reported that there was water in the pan and I instructed her to remove the water from the drain pan and that the air should start working again. I informed her that as this was a holiday and that my a/c service provider would not be able to attend to this problem until after she checked out. She seemed to understand this situation and told me that she would let me know if she had any other problem and I never heard back from her. As far as I knew she had no complaint and the a/c unit continued to cool while she was there. This conversation all took place around 6:00 o'clock pm Wednesday, the day before Thanksgiving. I called my a/c service person and they came out as soon as they reopened after the holiday. They have reported that the issue has been remedied at this time. I would like to point out that included in my check in check out information which is provided to all guests, there is a paragraph which clearly states that "should you have any questions or complaints regarding the cleanliness of the unit upon check in that they should contact me immediately". I have a cleaning service and I am unable to inspect each cleaning upon one persons check out and the next guests check in. I never heard back from this renter until she posted this review. I have used the same cleaning service for over 10 years and have never had any complaints in the past. They would have remedied any complaints had they been made aware. Regarding the issue of the television remote batteries, as this situation is impossible to predict I provide extra batteries in the condo so that the renter may replace any batteries when necessary. The dining room seat cushions are regularly cleaned and are inspected by the cleaners. I have had no previous complaints regarding the cushions. The only thing I can say regarding the issue of the shower head needing adjusting is that all showerheads are adjustable to suit the preference of the user. I don't know how to address the issue of the microwave not working all the time. If the microwave is plugged in it should work. I have never heard of a microwave working on and off. The issue of the sheets smelling sour should have been brought to my attention and this could have been remedied if it was indeed a problem. Finally, the complaint regarding the roaches in the condo. The condo is regularly serviced by a pesticide service provided through the homeowners association. My cleaners know to spray insecticide if any insects are observed. Spray pesticides are provided in the condo for use by the guests. I have checked my VRBO inbox, my email and my texts and I never received a request for a refund from this guest. However, in view of the fact that my home is rented pretty much on a regular basis with turn around renters much of the time and I have never received any of these complaints in the past, I would question the validity of this guests complaints and therefore would not consider refunding any portion of her payment.

GA FL football weekend

We enjoyed a relaxing weekend with friends at this beautiful location with a great view of the Atlantic ocean on one side and live oak tree canopy on the other. Condo is tastefully decorated, comfortable and har everything we needed.we

Family beach vacation

The property is great as far as location on omni plantation resort. Beautiful beach views. Close to everything. Bikes were a nice to ride at night.

Great property & location

We had a great vacation. The property itself was nicely decorated and had plenty of space for our party of 6. The beach equipment and bikes served us well. The balcony view was beautiful and caught the ocean breezes. The access to the beach was easy and the pool was beautiful. I would highly recommend this property and a vacation on Amelia Island.

Great Time

We had a great time at this location. We had stayed at ship watch and sand castle previously and this was the best location. Closest to beach and nice pool. The room were nicely furnished and beds very comfortable.

as advertised. Beautiful location and views from condo. Condo comfortable and user friendly. Better than renting a hotel for family gathering and less expensive. Would not hesitate to stay here again.

Beach Walker Villas

We were a group of 3 adults and 3 children. The unit was lovely - nicely furnished and decorated - a true home away from home. The 3 levels of the unit and the 3 balconies gave everyone in our group an ability to be together but to also have privacy. The kids loved the freedom of being able to walk to the pool and the beach. The beach was incredible and the boardwalk gave the kids a chance to see rabbits and turtles. We brough childrens bikes with us and they were well used on the bike trails throughout the complex. We all had a lovely time and will definitely be back.
