Aloha Ann, I addressed the leaking sink immediately and located the problem and stated I needed to get a new disposal. You advised that your party was fine using the other side of the sink and it would be no problem to fix the leaking sink after your departure. I was never once made aware of any of the other issues until after your departure and deposit was being held. I would have certainly addressed each one immediately. This is a family home that has had numerous rentals through the 6 years I have managed it. I have had to collect partial deposits on less than 4 rentals (including yours) in over 6 years of managing this home. I am not a host that likes to deal with the little things, which I normally chuck up to the cost of doing business. However, stained furniture caused by paint or pen, which you stated was water color, and it certainly is NOT, has permanently stained a furniture piece. Not to mention the numerous stains on a main area rug, which you also stated was from bird poop. I have never had this issue myself staying at this property nor from any other gusts. You stated in a text message that your party never used the air conditioner and appreciated the fresh air. Therefore, if the pocket door in the main living area was left open for extended periods of time, which I am assuming took place with the bird problem, it’s only natural the wild life would get in the home. The home is an island home, not a beach home, as it is certainly NOT located on the beach. I have 4 young children myself and understand it is normal to get sand in the home, however, your assessment of “minimal sand” is interesting seeing that there was sand on ALL surfaces, looking like beach towels were shaken out inside the home, including sand inside the refrigerator, which was certainly a first for me! The owners and myself understand this is a vacation home, but there are house rules which are all within the basic expectations of being a decent house guest. It is unfortunate your experience with this property was less than Par, however, I hope you understand that the reason a damage deposit is collected, is for these instances. In the hundreds of reviews this property has, cleanliness is a common and recurring comment, so the fact that the home was dirty, seems unusual, but I will certainly be sure to address with my cleaning team.
