The Healing Acres Farmstay is a 19th Century historic stone home on an alpaca and flower farm in the Catskills region of NY. Explore 60 acres of farmland with a cascading waterfall, hay fields, and access to the tranquil Esopus Creek for canoeing/kayaking adventures. Meet our gentle Alpacas and cheerful chickens. Immerse in the breathtaking landscape of the Hudson Valley. We are located just 90 minutes for NYC and a short 20 min drive to Woodstock, Kingston, Saugerties, and Rhinebeck. You will have easy access to charming towns, yet feel miles away from it all.
The farmstay at the Healing Acres dates back to 1836 and is bright beautifully renovated and fully furnished with global and vintage finds. This historic home has 4 bedrooms, a spacious living room, a TV room, an office, dining room, and fully equipped kitchen. In addition the creek access makes our farmstay a great destination for a relaxing getaway with family and friends.

Room Overview:
Three bedrooms are outfitted with queen beds complete with 4 pillows, sheets, and a comforter. The fourth bedroom has a twin bed. The fully stocked kitchen has the right utensils for cooking all types of meals and includes toaster, blender, multiple coffee makers, and more. Our BBQ grill is ready for all your grilling needs.
We have TV in the TV room with netflix but you can sign in to your own streaming networks if you wish. We do not offer cable TV.
We also have an office space in a dedicated room, if you need to work from home
There are two full bathrooms, one has a tub and one a standing shower. We provide shampoo, conditioner, soap, and a hair dryer. Bath towels are provided. We also have beach towels for your creek adventures.
The home features heating with thermostat that can be changed to fit your temperature needs. During the summer we have A/C units.
**IMPORTANT Property Notes:
- We have a pack & play, highchair to use if bringing a little one.
***If bringing a child, please bring appropriate size life vest for their weight. Please remember there is easy creek access without a fence/gate to the water, never leave a child unattended. Please keep this in consideration when booking.
- For the safety of our farm animals and your pet we do not allow pets on the property. However, we do welcome ESA and Service animals provided they comply with ADA rules. Please note any misrepresentation of the animal or handler will result in eviction without refund and will be reported to authorities.
The farmstay is on the farm and in addition to hearing ducks quacking and fish jumping, you will also be able to hear the train. The historic West Shore Railroad which connected trading between Albany and NYC (via Jersey City) passes by across the creek on occasion and there is no fixed schedule. Kids love the train and some adults say it reminds them of their childhood or a french countryside. The train is a key part of the eastern US economy. Besides it is an eco-friendly mode of transportation compared to other alternatives like trucks, contributing to reducing carbon emissions and traffic congestion. We provide sound machines, stand up fans, and plenty of ear plugs in each bedroom.
We are a working farm, so you might see and hear the farmers, equipment, and animals. If you are a light sleeper or do not care for the sounds of nature, our farmstay will not be the right fit for you.
The creek is a deepwater creek reaching up to 40 feet depth in the middle. This means the water feels more like a lake than a creek. We have adult life jackets, kayaks, and canoes for guests. Please be mindful and safe around the water at all times. Please bring child life vests.
-The farmhouse has a SETPIC tank, so please respect the drain. This means not flushing anything other than body waste and toilet paper.
-The farmhouse is on the farm and you might encounter an occasional spider, flies, mouse and other creatures to varying degrees. We do not use poison as we want to maintain a safe environment. Environmentally friendly pest reducing measures have been taken throughout the property.
-Please know as much as we attempt to clean the outdoor furniture/decks/etc. there will be leaves, pollen, dust and twigs which is all part of farm country outdoor living. We cannot guarantee pristine outdoor conditions despite our best efforts to.
The dock is seasonal and will be pulled out of the water as we approach colder temperatures in October/November.
While the home has no cameras the barn and the pastures with the animals and its surroundings have cameras.
-Any unsafe or dangerous condition must be reported to THE OWNER immediately. THE RENTER acknowledges the use of the property is entirely at THE RENTER's risk. THE RENTER shall indemnify and save harmless THE OWNER against and from any and all expenses, costs, and risks.

Once you book, you will receive a simple contract/agreement. Please fill out and return to host before arrival to ensure your booking is complete.
The cottage is for 7 guests max. If over 7 guests are noted you will be asked to leave and your booking cancelled with no refund.
-No parties.
-No smoking in the house (including vape, e-cigarette).
- Please do not move the furniture.
-Any fires must be put out before going to bed or leaving. No water in Solo Stove Please replace bundle of fire wood before you depart for next guests or bring your own. Fire extinguisher is located in kitchen.
-Please Recycle.
-Please be kind to the SEPTIC TANK. The house has a very effective septic system that we would like to keep that way. Do NOT flush anything other bodily fluids and TP down the toilet. NO feminine hygiene products nor baby products (i.e. diapers, wipes) should be flushed at any time. NO food, grease/oil, or coffee grounds down the sink.
-Please remove all kayaks/canoe from the water before you leave. Please wear life jacket while in the water.
-Please ensure all children are accompanied by an adult.
-THE RENTER and guests will be responsible for any damage caused in excess and will be invoiced separately.
-Any unsafe or dangerous condition must be reported to THE OWNER immediately. THE RENTER acknowledges the use of the property is entirely at THE RENTER's risk. THE RENTER shall indemnify and save harmless THE OWNER against and from any and all expenses, costs, damages, suits, actions or liabilities arising from any and all loss or damage to personal property, injury or death resulting from the use of the rental property, grounds, watercraft, and creek/river/lake use.
We have no checkout check list in the house as long as you followed the house rules you should be good. We only ask that your text the owner when you depart.
