The smallest single room ever, couldnt open window for the smell outside, by the bins. Wont be booking there again.

On arrival I was told that there had been a leak in the room so I was given another one. The room was situated at the far end of the hotel and I was given keys to an outside door, an inside door and then my room door. The room was very small but clean. On the 2nd night I came into the hotel to a wedding reception evening in full swing. Unfortunately my room was above the event and my room was literally vibrating. There was no way that I could sleep. I did go to reception and was told that the music was already turned down. They did turn it down a little bit but not enough for me to sleep. All in all it was a very disappointing stay. I should have been warned about the wedding before hand.
Allotted room 108 by one of the most miserable men I have ever encountered in a hotel.The room was tiny all I can say is it had a bed and a tv no toiletries no phone and no space. We were looking forward to a nice quite evening following a lovely Indian meal, only to find there was a wedding celebration in the conservatory below our room about 3 meters away. The noise was that bad the radiator was vibrating making even more noise, the volume level was utterly ridiculous. I went to complain and was told they could not move me all they would do was ring round other hotels at 9.30 at night, the staff told me they could not do refunds and seemed generally not bothered.Volume increased as the event continued. Car parking was a joke being blocked in by vehicles they did not know who they belonged to.
good location could do with a bit of modernisation breakfast was great lots of choice good quality car park not great but alternative parking over the road but it is pay and display

A little tired
Hotel was fine but a little tired, car park is virtually impossible when they have a lot of guests.
Breakfast is a bit claustrophobic as it is below ground.
Overall you get what you pay for.
$100 a night with breakfast - very good value.
I was woken at 2.45am by residents banging doors to their rooms on the corridor.
There was coach party in the hotel who had been to the races at Aintree. I think the hotel reservation staff would have been advised to allocate a particular group together. I don't object to guests staying up socialising, but please allocate accommodation for two 70 year olds well away from them. It did spoil our experience of what is a god hotel.
I'm sure this place featured in the song "Every Day is Like Sunday. The shower door was hanging off and could have been quite dangerous. The formica tables in the function room were reminiscent of Phoenix Nights. On the plus side the location is very good.

Good location
Hotel almost opposite pier and overlooks a huge beach and short walk from st annes town centre. Booked 2 sea view rooms which I can't deny had great seaviews. One room was spacious with king size bed and nicely appointed albeit with a very small shower. The 2nd room we had was tiny with double bed, no dressing table, old furniture and a tiny tiny shower with a curtain with the worst shower I have ever used changing from scalding to freezing. Staff were very helpful and friendly and breakfast was great. I paid extra for sea view which I did get but felt a bit put out that the rooms were same price yet whilst next door were a world apart.

Quick stopover
This was an overnight stay and the hotel offered parking and was close to the beach, gastro pub and shops. The room I booked was a single room and although the decor was a little dated and room small the bed was comfortable and had a good nights sleep. The room had the usual tv (small), tea/coffee facilities, shower and also offered breakfast in the cost. The breakfast was either cooked full English or Continental and waiter was friendly and helpful enough.
my Granddaughter had a great stay , they were very polite , helpful , fantastic views of the beach , clean and tidy ,great breakfast , and will be going back next year ,
Nice hotel and good value for money. Ideally placed for beach and town centre with easy access to transport into Blackpool. Room was very comfortable and in a quiet location. Staff were helpful and welcoming , breakfast was adequate. I would definitely stay again.
Stayed for one night as we were going to the Festival, rooms had everything you needed, the staff were friendly and the room rates were good, it also included breakfast. Breakfast had everything you needed, including continental or full English.
Car park is quite tight and there are spaces on the roadside which after 6.30 to 8.00 in the morning is ok,otherwise you have to move after 2 hours. Again this was fine for our stay.
They seem to put on functions, on the Saturday night there was a summer ball, the rom was set up when we left in the morning and it all looked lovely
I stayed here with my mother for one night. We were welcomed on arrival and shown the lift up to our room. The room (twin) was a lovely and the beds were very comfy. Plenty of room to move around and a wardrobe. The car park was adequate however a coach was staying there which parked up the middle blocking all cars. I'm sure it would have been moved if needed. Breakfast was fine and piping hot. Once again though throughout breakfast they were trying to find car owners to move cars to allow people to leave. We parked opposite the hotel to be on the safe side. The hotel is accross the road from the beach and is a lovely location
