Glenn was extremely nice and very accommodating. The location is very convenient as you can just take a bridge to the SM mall that will have anything you need.
The property was very clean and had everything most westerners are custom to. The huge fridge, fast wifi, and air conditioning were very nice to have.
I would highly recommend this property to anyone looking to stay in Manila.

My partner and I were looking for a place that could accommodate us at an affordable price since we were going to explore QC for two days. I’m so glad that I found this one. After our stay, I realized that there is no wonder that Sir Glenn was given Exceptional 5/5 by Expedia. He’s kind, friendly, and very precise with details and instruction to ensure that everything goes smoothly from check-in to check-out. His place was extremely clean, especially the bathroom which I appreciated so much. This also applies to the bedroom, kitchen, and living room. Everything was thoroughly disinfected and sanitized and smelled nice. You can definitely say that “what you see is what you get”. Everything listed down in the amenities section were included in the unit. I just loved how the whole place was so techy with motion sensors and LEDs. As a tourism student, we’re constantly taught how cleanliness and hospitality are important in the field and I can proudly say that Sir Glenn went far beyond the minimum.

Glenn's place stands out as the best accommodation we've booked on Expedia. The apartment is meticulously maintained, offering a pristine environment with all the essentials readily available. The property boasts advanced technology, featuring motion sensor switches for added convenience. Glenn's thoughtful hospitality extends to providing driking water throughout our stay, a gesture we truly appreciated. The quality of rest provided by his comfortable bed ensured a restful night's sleep. To us, this place embodies perfection. Should future errands bring us to QC, we wouldn't hesitate to rebook. I highly recommend this place.

The accommodation is relatively expensive, especially considering the cleaning fee, given its size. Lacking storage space for luggage, the presence of unnecessary items above the bedroom closet, and the owner's food in the fridge were inconvenient. The indoor camera raised privacy concerns, and the thin walls allowed conversations to be heard from both sides. Cockroaches were occasionally present, and there was a sewer smell under the kitchen sink. Some touted high-tech features malfunctioned during our stay, leading us to cut it short and move elsewhere due to feelings of insecurity and a lack of privacy.
A suggestion for the owner would be to recognize that not all guests prioritize high-tech amenities. Clearing unnecessary items and removing the indoor camera would address privacy concerns. Offering flexibility for guests to cancel bookings early if dissatisfied would improve the overall experience.
Despite these issues, we still commend SM Grass Residences for its convenient location with on-site shops and a secure environment.

You made my property and my service look like a mess to you. What about the fact that I helped you picked up from the airport in the middle of the night and I have waited for you till 3am? and the constant request to clean the unit? and the visitors pass that i secured for you? and your non-stop messages from March till Dec 2023 that I replied? The futon bed at the top of bedroom closet is present as you have mentioned that you will have visitors who would like to sleepover.. My food in my fridge are located underneath occupying 20% of a 2door fridge.. how can you say its inconvenient? There are so much storage in my unit.. of course, not the way you wanted.. May I remind you that you booked my property that is located in Manila... not in Canada..Your stay is 16days and you left on the 15th day.. Thats 1 day difference only..and your reason is because of security? If this is true, you should have left earlier, not just 1 day early..The CCTV is stated in my property and in other listings too.. my listing is in black and white.. the photos will show it too.. You booked my property last March 2023 and you have so much time to double check/cancel if my property is right for you..Next time that you will visit, please stay in a 5-star hotel. You have rated my property as if its a hotel.. its a home, Mr Ghian.

Nice large fridge. Firm and flat mattress. Quiet aircon. Quiet owners. Water filtered. Washing machine available although it impinged on toilet somewhat. Very clean.
Would suggest decluttering a bit by removing white table in seating area and makeup vanity in bedroom. All in all, a very nice place to stay.

Glenn is very hospitable and his property is very organized , clean, much important secured Iam very pleased during my stay at his property and definitely recommend this for the next vacation . It’s a cute place, close to a mall. It has everything you need around the area, Glenn is extremely helpful, a very nice and very accommodating as well. Would for sure stay there again. 😁😁

I am from Canada and my boyfriend is from the Philippines. It’s a very nice property with everything you need. Glenn is a great host who is very caring, understanding and friendly and has great advice for travel in different parts of the country. We will be back again.
