Spectacular 40 Acre Log Home

Welcome to Bull Run Ranch, on 40 acres of privacy with stunning mountain views and a spacious, custom log cabin home. This is the destination ranch in the Catskills! Minutes from town, yet surrounded by forest. It's the best of both worlds! In the winter SKIERS will love the close proximity to 2 ski centers (only 20 minutes to Belleayre). In the summer, there are nearby WEDDING VENUES, farmers markets and fireflies galore. Tons of amenities for family and friends groups traveling together.

Bull Run Ranch has it all! Expansive acreage, fantastic mountain views, close to town but set in the country, hiking trails, wildlife - even a meandering brook running through the woods.

Envision driving through a small country village, over a river and through the woods. The driveway winds up to the top of the property. On the right a panoramic view of the mountains, ahead a picturesque horse barn (complete with fence and lights!) and then the house. Bull Run Ranch sits atop the yard, overlooking the vista. A large front porch provides shade in the warmer months, the perfect spot for a morning cup of coffee or evening cocktail.

Enter into the great room with floor to ceiling fireplace and comfortable seating. The corner kitchen looks out over the backyard and has all the appliances needed. Two dining tables, one in the great room and another in the 4 season porch, provide ample dining space for meals or work space.

The bedroom wing features 2 guest rooms, each with 2 full sized beds and a shared full bathroom. The master bedroom has a king sized bed and gracious en suite with a jetted tub, walk in shower with a STEAM FEATURE and a separate DRY SAUNA. Talk about luxury, treat yourself!

Downstairs is a full finished basement with laundry room, den and game room. Children and adults will love challenging each other to a game of billiards or watching movies on the TV.

Outside the 40 acres is yours to enjoy! Take a stroll through the forest, find the stream and look for crayfish and frogs. The waterfall is a refreshing summer spot and picture perfect all year. Depth and water flow vary depending on the weather and season but it is not swimming deep.

Behind the home a children's zip line will provide hours of fun. The horse barn? Yes, we have one. Meticulously maintained and virtually unused this amazing space is open for poking around in. Have a picnic under the roof or play tag inside the fence, let your imagination run wild. In the winter the front yard slopes down gently for sledding. No matter what you like to do outdoors, you have all the space in the world to do it. Entertain, picnic, take a nap, play games - be our guest.

This is truly a house where family and friends stay together and play together.

Guests have access to all areas except for the garage and any locked spaces in the home.

Bovina Mountain High is professionally hosted by R & R Vacation Rentals, Inc. Hosts are available as needed.

Delaware County, NY is a four season vacation destination. In the summertime there are yard sales, farmers markets, fairs and more. Outdoor activities include hiking, biking and fishing. Fall is for leaf peeping. Drive down the country roads, pick apples and pumpkins and enjoy nearby town harvest festivals. Winter is packed full of activities. There are two ski centers nearby that offer tubing, skiing, snowboarding and cross country skiing (as well as summer activities like hiking, biking and concerts). restaurants often showcase locally made or grown food like cheese, bread, meat, fruit and vegetables. Shops abound there's always something to see. Check out the website to Great Western Catskills for all the up to date info for shopping, restaurants and activities.

Quiet hours between 9PM and 8AM. You are surrounded by forest but in the mountains sound travel. We love our neighbors and want to be good neighbors as well.

No hunting, fireworks, or ATV's. Snowmobiles can be brought onto the property since Delaware County has an extensive snowmobile trail system but please do not ride on the property itself.

Payment processing fees are non-refundable.

Check-In and Check-Out: Plan your travel on our listed 4PM arrival and 11AM departure times. Changes in times may be available for an additional fee if possible. Please give at least 24 hours notice for requests, last minute requests may not be possible as cleaning and service schedules are planned in advance.

- We have awesome neighbors; help keep us awesome neighbors too.
- No parties. Only the number of guests on the reservation should be in the house. Let Host know of daytime guests.
- No smoking. If you must smoke, do so outdoors only and extinguish when done then put in the garbage.
-Dogs are allowed with approval and additional fee.
- No ATV's, snowmobiles, fireworks or firearms.
- Quiet hours 9PM to 8AM, keep outdoor noise to a minimum.

The best ski trip!
This property is incredible, and the host, Kim, is even better. She was super communicative throughout our entire stay. The house itself is amazing and perfect for the recommended size of 10 people including living space, dishes, and cookware such as oven sheets. The sauna was a little confusing to get started, but that was a nonevent compared to the greatness of this property. This property is at the top of our list if we attempt to organize another trip next year!

We had an amazing time at Bull Run Ranch! The house was so well-appointed -- from the kitchen to toiletries and all the fabulous amenties -- and provided us every opportunity to enjoy great family time without any worries! The property was just unbelievably gorgeous. We all loved exploring every aspect of the grounds. Kim was super responsive to any questions and all the little touches made us feel like we were walking into a space made ready just for us!

Great Communication
We appreciated the property manager's responsiveness when the AC stopped working and getting it resolved the same day. We understand that the owner cannot predict when there will be issues with the home, but the issue was from the filter not being changed which caused the compressor to freeze up. We also happened to lose power during our trip and again, understand the owner is not responsible if the power goes out. However, the home's check in information includes "the home you are renting does not have cell service" but there was neither a backup power source for the wifi nor a landline. When the power went out we had no reliable way to contact anyone in case of an emergency. We also were left completely without water and had to use bottled water we packed with us to flush the toilets and wash our hands. We had no way to wash any of our things (including ourselves!) to prepare for our trip home. The property manager was very responsive and we appreciate the owners being understanding of the series of unfortunate events during our trip, but there are some areas for improvement.

Wonderful!
This was our first visit to the Catskills and it won’t be our last! Bill Run Ranch is gorgeous! The house sits on a hilltop overlooking the valley and other mountains. From dusk to dawn, we had a front row seat to the ever-changing views of heavy fog that blanketed the valley like snow. By 9 am, the fog was gone. Several thunderstorms at dusk lit up the sky with spectacular lightening and beautiful clouds like we had never seen. There was plenty of room to spread out in and out if the house. When it rained, we played games, and worked on puzzles, or found a quiet spot to read. The lower level is huge and has a pool table and tv with plenty of seating for everyone. No one had trouble falling asleep on the comfortable beds. We saw deer in the meadow behind the house most mornings too. For the hikers, there are trails throughout the property and the waterfall was easy to find. The area has many hiking trails for all levels of hikers. Highly recommend the Rail Explorer as a fun excursion, followed by a great meal at the Phoenicia Diner. Margaretville is a very quaint village with some great shops and restaurants. Everyone we met was nice and very accommodating. The entire rental process was very easy because of Kim. She is wonderful to work with and always responded to our questions promptly, professionally and with courtesy. We hope to return to this beautiful property again.

Amazing Stay!
My group had such an amazing stay! We booked this house because it is only a 15 minute drive to Belleayre mountain for skiing and snowboarding! The house is exactly as it is shown in pictures! Extremely clean!! The house itself is secluded but the town is just a 5 minute drive from the property. We would love to book this home in the future again!

The house was perfect for our family ski trip. Right in the middle of Plattekill and Bellayre. The kids enjoyed the huge basement for playing pool, video games and watching tv. Hopefully be back in the summer to enjoy the property

This house is awesome. Simply put. Spacious, log cabin, but 250+ Wi-Fi, smart thermostats, smart TVs and more. Town is only a five minute drive, but you feel so remote. Absolutely perfect.
