Could barely see the house from road with overgrown trees, no entry lights and a non-working door lock. This place is not what it appears. Half of outlets work, no bulbs in lamps, one couch for sitting; counters so dirty that paper towels stuck to it! Bathroom doors don’t shut; non-working emergency call system, fell off the wall. When broil in oven, flames from dirty oven! This is not a safe home at all!

We enjoyed family time here. We had 1 more people than beds so the cot served for extra sleeping. We enjoyed the BBQ one evening. Very nice patio and outdoor space. The kitchen could have used a serving bowl and baking pans but we made do with what was there. It was nice having the coffee maker for individual preferences.

Awesome house— location excellent— host is very accommodating. The rental is suitable for 6 adults plus additional guests if willing to sleep on sofa/air mattresses. Internet and cell phone signal glitchy. Overall, we were pleased and would rent again from Ricky.

Very nice country cottage. Very rural setting but modern look and feel inside. 2 adults 2 teens in late and out early. Good cell service and Wi-Fi. Lots we did not use- play set, Bball hoop, large back patio, large yard, large garage, full kitchen…We were in and out. 25ish mins to WP or 30ish to Newburgh. Country roads, some road noise in the evening. Beautiful valley with mist and leaves changing. It was cool inside on our hot day(80s) and warm on the cool (50s) days. Chips/snacks on counter. Single keurig maker stocked. Comfortable beds, clean towels, linens, floors. Expect a rural country cottage.

We had no hot water or cooking ability for nearly the entirety of our 3 night stay. We realized Friday morning that there was no hot water, and I messaged the host at 6:30 am. Subsequently, I spent all day Friday and most of Saturday messaging the host,Ricky Brown. He finally sent a handyman over who figured out we were out of propane. Then Ricky sent a gas man over at 8:45 Friday night who reported we were out of propane and left. He didn’t put any propane in the tank. The next morning Ricky proudly messaged me that he was glad to have resolved the problem. Another day of waiting for him to answer my messages (still no hot water) and finally, after cold showers, 1/2 hour before we had to leave for a wedding, a different gas man came and gave us “enough propane to last the night.” A substantial refund would be appropriate given the unnecessary inconvenience and frustration and lack of attention caused by our host. This is the worst experience we’ve ever had with VRBO, and we’ve been using them for years. By the way, the listing says the house sleeps 9…there are only beds for 6.

We booked the property for a group of 9 adults. At the time of our booking, the listing stated that the property had 4 bedrooms and slept 9. On the day we were to arrive, one member of our group noticed that the listing now showed 3 bedrooms, but still stated it slept 9. No one had contacted us about the change. Upon arrival, we thoroughly looked through the house, finding 3 bedrooms, and one room in the basement with no windows and no furniture other than a cot. I messaged the property manager & was asked if we had found the foldable beds in the closet. I stated that we’d found one foldable bed and one crib, but were still concerned about finding room for 9 adults to sleep. The property manager said that there were 2 double beds available in 1 bedroom and that the other 2 bedrooms contained queen beds. The “double” beds were twin sized beds. They could only fit one adult each. If our friends had not noticed the change in the listing & brought their own air mattress, just to be safe, we would have had three people sleeping on the floor! Instead, we had 2 on an air mattress and one in the sofa. There were additional surprises that were not clear from the listing or the pictures: the vent over the stove is taped up so that nothing is actually vented if you turn it on. None of the bathrooms has curtains. All three face out towards the yard and have windows, and in one, the full-sized window sits right at the edge of the tub so that it’s impossible to use.

Place was very good ,outside patio was perfect ,plenty of parking ,only negative was road was not walkable. Great location to other activities

The home is on a large property with a huge yard for the kids and Porch to enjoy the fire pit and outdoor grill. The home is open and provided a great base for us. We were in town for a visit to West Point and the distance wasn’t too bad.
