My 3-bedroom apartment offers a comfortable and stylish stay in Montreal. The spacious living room features large windows, providing plenty of natural light, and is furnished with a comfy sofa and a smart TV for your entertainment. The modern kitchen is fully equipped with appliances, including a fridge, oven, microwave, and dishwasher, making it easy to prepare your favourite meals. The dining area, adjacent to the kitchen, has a cosy table.

Each of the three bedrooms is designed for comfort and convenience, with comfortable beds and fresh linens.

The apartment also includes two full bathrooms, both with contemporary fixtures and plenty of towels.

You will have exclusive access to the entire apartment for the duration of your stay. You will not have to share it with me or another guest that is not on the reservation.

The reservation includes Self-Check-in process, so you can arrive anytime on your check-in day after your Check-in time. Be sure I am aware ahead of time, if you plan to arrive later than the Check-in window.

It is likely I am out of town during the time of your stay, I won’t be available in person, and prefer communicating through the app. My phone number is for emergencies. I always have someone in the city available to help in emergencies.

I send you easy step-by-step Check-in details a full day before your arrival so you have all the info you need on hand before you get here. It makes planning your trip and the arrival easy and smooth.

If you have questions about anything I am happy to help and always make efforts to reply to you as quickly as possible during the day and evening, you can message me anytime. For any overnight messages I will get back to you first thing in the morning.

- This location is brand new, you will be one of my first guests here. So if you have any feedback or feel something is missing that you need, please let me know in a message. I am always happy to hear feedback and maybe there is something more I can provide for future guests.

-If I am out of town but I always have someone committed to caring for my guests. The apartment's housekeeper can tend to your needs. If you need anything, please contact me and I will let my housekeepers know to assist you. However, they may need some time to arrive.

- I have a set Check-in time window, please note check-in is still possible after the check-in window, but if you need to reach me, fast replies are not guaranteed very late at night. So for very late night arrivals be sure you have received the instructions and ask me any questions ahead of time.

- In very rare case, if we see any security flags associated with the reservation we hold the right to confirm your ID on check-in. This is very rare, and I will notify you immediately regarding any concerns that arise.

- This is an apartment in a building with other units. In order to avoid damages to the building. The property manager may need to access to the property to resolve emergencies (such as plumbing or severe power issues). They have the right to access the unit for these emergencies or mandatory civic inspections, etc. Again this is very rare and I always notify you in advance to the best of my abilities.

If the reservation is cancelled and qualifies for a refund according to the cancellation policy, a 3.5% payment processing fee will be deducted from the refunded amount.
Terms & Conditions
You are invited to rest and be comfortable while you visit. That is the expected use of my apartment and the agreement of your reservation. Please kindly be sure everyone arriving is aware and the following rules.

⋆SECURITY CHECK⋆
In rare case if there any security flags with your reservation I may require we speak on the phone ahead of arrival or that you present ID upon arrival. I will of course notify you right away in these rare cases.

⋆NO SMOKING INDOORS⋆
No smoking inside the building anywhere. Outdoors only.
This is city law. Smoking in my place will result in $485 cleaning services cost for deep odor removal cleaning.

⋆NO PARTIES⋆
No parties, this is not a replacement for a bar or club.
If you want a party, ask, I have great locations specific for party and small events.
Any partying or disturbances from your group and your reservation is no longer valid and you will be removed immediately without refund.
You are responsible to pay for all extra cleaning or security services required to rectify any party situations.

⋆ CLEANING FEES*
Cleaning fees cover regular use of the apartment, eating, sleeping, and relaxing. Please do not eat or drink in the bedrooms.
Any behavior to cause extra or deep cleaning required to restore the property will be charged to you (undeclared guests, smoke odors, vomit, stained fabrics, tardy check-out, stains in fabrics, etc.).

⋆DAMAGES⋆
Please care for my things while you are there. I am trusting that you are responsible, and I will ask you pay for any damages to property, furniture, or structure caused during your stay.

⋆UNDECLARED GUEST⋆
All people coming to the property, including short visits, must be declared in "Number of Guests". Undeclared people can result in extra last minute cleaning costs, that you must pay. Please ask me about any exceptions before your Check-in to avoid issues.

⋆NOISE COMPLAINTS⋆
There should never be loud disturbances coming from your apartment. Quiet hours are 11pm, but noise after 10:00 PM is not tolerated. If there are issues you will be removed (the same procedures as ⋆NO PARTIES⋆ rule apply here).

⋆NO ANIMALS⋆
No animals are permitted on the property, this is an important health concern for me, for that reason it is a rule without compromise.

⋆MISSING CHECKOUT TIME⋆
I send you multiple reminders to help you with your trip. The checkout time is 11:00 AM. If you fail to Check-out by your Check-out time you will be charged to pay the Housekeepers' time waiting on you (55$ per hour).

⋆KEEP WINDOWS & DOORS CLOSED/LOCKED⋆
Windows and doors should be closed when you are not home and when it is raining/snowing/etc to avoid damage to the building and furniture.
Always check windows and door(s) when you leave.
WINTER: Do not open the windows for more than 5 minutes as the low temperature can cause major damage quickly.

⋆NO STAINS & DON'T REMOVE MAKEUP WITH TOWELS⋆
If you ruin any fabrics, or towels, or remove makeup with towels you will be charged $20/piece, and bed sheets 100$ for replacement. If mattresses are found soiled they need to be replaced, you will be charged.

⋆MAIL & PACKAGES⋆
I do not share my personal Mailbox access with my guests. If you are expecting to receive any parcel or letter I do have options to share with you. Just let me know, and we can make the arrangements.

⋆ LONG RESERVATIONS & SUPPLIES⋆
I provide basic supplies for your first week so you can get settled. For longer reservations, if you run out you should buy more of these items for yourself. For refreshing bedding and towels, you are welcome to use the laundry machines (Extra Cleaning Service is possible from my Housekeeping service, they will replace all the bedding, and provide fresh towels and supplies).

⋆RESERVATION AGREEMENT⋆
Your reservation at my place is an explicit agreement that you are aware and accept the above rules, the cancellation policy, and Airbnb rules and policies.

⋆EMERGENCY ACCESS⋆
Based on building regulations, the building management has the right to access the property at any time as needed. Of course only in the case of emergencies or urgent repairs. I have the right to access the unit for important repairs or urgent maintenance, of course, you are notified ahead of time, this is very rare.

⋆We do welcome Service Animals!
If you are traveling with a service animal, please inform us in advance so we can arrange appropriate cleaning after your stay, and let us know if there is anything else we can do to help welcome you!
In line with Airbnb and local laws: Service animals must be house-trained, under control at all times,, never left alone, and must not enter restricted areas. Any damage caused will be the guest’s full responsibility.
Misrepresentation of a Service Animal is a serious violation. Without exception, guests found abusing this policy will be responsible for a fine of up to $1,000, plus all extra cleaning costs, and the reservation will be immediately canceled without refund.
