Two of the main streets in Montreal (Parc and Sherbrooke) are within shouting distance. The open fields at the base of Mont Royal are a five leisurely minute stroll north, and all the shopping and downtown bustle you could want are a five minute walk south. When you stay here, you're in it.
Buses: the 24 and the 80 are both super close. One runs east/west on Sherbrooke, one runs north south on Parc. Plus metro McGill is a short walk away. Beyond that there is a Bixi stand at the top of the street and of course, Montreal is one of the most walkable cities in the world.
Please take note of the following information regarding additional sleeping options: We are more than happy to accommodate your request for extra linens and supplies to cater to additional guests or individuals who prefer not to share the same bed. However, kindly note that we can only provide these upon request or if your reservation is booked for three or more individuals. Please understand that we do not automatically provide extra supplies unless specifically requested or booked for a larger party. This allows us to maintain a neat and organized space for all our guests to enjoy. Thank you for your understanding.

We do our best to accommodate everyone and make your stay nothing less than exceptional. We’re flexible, easy-going and will go out of your way to make you as comfortable as we can. We have always been hesitant to have too many rules, so it pains us to write all this. But after years of hosting, we’ve tried to develop rules that are fare and equitable for both parties. We’re happy to help any way we can. If you have any questions or concerns regarding a specific rule, do not hesitate to reach out.
1. SAFETY FIRST: If you notice anything that presents a danger that could result in damage to the location or to any individuals, let us know immediately. Genuinely, your safety is our primary concern.
2. BE RESPECTFUL: Please treat the place as though it were yours. Or better yet, treat it as if you were staying at a dear old aunt's home. An aunt with exceptional taste that is. Please don't use the towels to remove makeup. Please understand that we are not a hotel and damaged furniture and home goods are a major issue for us.
3. COMMUNICATE ANY ISSUES: That being said, accidents do happen, so please, if there ever is a problem just let us know. Most of the time it's not a big deal and, at the very least, we'll be able to start figuring out any logistics before the arrival of the next guests. And that's always a huge help for us.
4. NO SMOKING: Obviously, no smoking under any circumstances. And for the record, leaning your head out the window does not count as being outside - the smell always lingers. We've had issues with this before, and as such, breaking this rule will incur a $300 fine. Hope you understand!
5. NO PARTIES: Be considerate of the neighbors - parties or excessive noise are not allowed. This is a residential building where families and residents live and work. So, please respect the building’s quiet hours which are from 9PM – 8AM.
6. HEADS UP: Usually, a 24-hours notice is required in order to set up a unit for more than 2 guests, to set up an additional bed, or to set up a play-pen as these items are not stored on-site. So if you're booking on the night of, please confirm with us if you're going to need extra linen prior to confirming the reservation.
7. SECURITY: Please recognize and accept that there are cameras at the entry/lobby of the building. These are not controlled nor monitored by us. The building maintains these cameras for general building security. THERE ARE NO CAMERAS AND NO RECORDING DEVICES WITHIN THE APARTMENT ITSELF.
8. MONTREAL GUESTS: Due to many many issues in the past, we very rarely accept guests from Montreal or the Montreal region. This includes, but is not limited to West-Island, Laval, Vaudreuil, Terrebonne, Longeuil, Ile-Perot etc. If your home address is within a 75 km radius from our property, and/or if your area code is either 514 or 438, we reserve the right to cancel your reservation at any time without cancellation penalties to the host. A note regarding above: You’re dealing with real people. We’re super reasonable, and if you happen to need a place to stay for whatever reason, we’re happy to help! But we need to feel comfortable with the reservation: So, don’t hesitate to reach out to us if you’re from Montreal and there are extenuating circumstances that make you want to stay with us.
9. EXTRA GUESTS: Under no circumstances are guests allowed to bring additional people to the property that were not originally listed on the reservation. We reserve the right to charge up to an additional $50 per person, per night, for any additional guests.
10. LATE CHECKOUT: We always do our best to give you a free late checkout whenever possible, provided it’s scheduled in advance. That said, we only schedule one person to clean your space. If you are more than 30 minutes past (the agreed upon) check-out, we’ll have to charge you an additional $25 for cleaning. (We’ll have to send an additional person over to get the cleaning turned over in time.)
11. LEGAL JARGON 1: Failure to comply with our house rules is grounds for immediate cancellation of the reservation and eviction from the property without reimbursement and with possible penalties to the guest.
12. LEGAL JARGON 2: And for the usual liability clause: Guests take full responsibility for any accidents, injuries, or illnesses that occur while on the premises or its facilities. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises. Guests recognize that they may personally purchase insurance to protect themselves in such events.

13. PARKING RULES AND REGULATIONS: Got a car? Cool, here's what you need to know about parking:
13.1 CLOSE THE DOOR: Whether you’re coming or going, please make sure that the garage door is closed nice and tight.
13.2 NO HANGING OUT: We can’t believe we have to specify this, but the basement area is for parking, not loitering. Keep it moving!
13.3 CARS ONLY: In and out of the garage? Yep, gotta be in a vehicle. Sorry, no pedestrian shortcuts!
13.4 INDIVIDUAL SPOTS: Stick to your designated parking spot, please. If someone's parked in your space, hit us up, we'll sort it out!
13.5 PENALTIES: As we're all adults here, a gentle note that intentionally not sticking to these guidelines could lead to a $300 CAD charge, payable to the building management. This charge is only meant to deter people from behaving without consideration of others. By booking this apartment, you're nodding yes in agreement to these terms.
