A unique property with highly upgraded amenities is sure to transform your vacation from wonderful to WOW! Whether you are sitting in the small outdoor area downstairs or watching the sunset on one of the multiple balconies upstairs, you will know why this unit is so special. With 3 bedrooms and 2.5 baths, you will have plenty of space to accommodate your family with ease. Most bedrooms have new flat screen smart TV's (no cable - smart features only) and the entire unit features local photographs of the Balboa community. The layout is spacious yet provides privacy as multi levels lead you to all areas of the unit. If you like to entertain, you'll love to prepare your dishes in the spectacular kitchen and enjoy the meal in the amazing dining room. And on those hot summer days, you can cool down with the AC and on cooler summer nights, sit by the gorgeous fireplace in the living room. And should you have to wash some bathing suits and towels, there is a private laundry area inside the unit. There is a two car garage with electric vehicle outlets as well as direct access into the unit. When you're not on your balcony checking out the views of Catalina, you can go out on the sand and enjoy the fire pits...a Balboa tradition! And the pier, with shopping and dining galore, is just a quick walk away. With its beach charm and Balboa address, you are sure to enjoy every moment here....soaking in the sun, breathing in the ocean air and coming home to a true "beach house"!

**Beach Access: Please note that beach access for both units is through the downstairs front patio. Upper unit guests agree that the patio area is only to be used as a pass through while the lower unit guests have full usage rights of patio and it's contents.**

General Info:

Minimum Age Requirement: The minimum age to rent this unit is 25 years old and to finalize the reservation a secure guest verification portal must be completed.

**All reservations are subject to owner approval**

Pets: Pets are not permitted on or about the premises. ADA service animals required because of a disability are allowed with advanced notice. ESA's, Emotional Support Animals, are not allowed.

Parking: 2 car parking - This unit provides 2 car garage tandem parking - not shared. (see floor plan for measurements)

Bedding: Blankets, mattress pads, bed spreads, sheets and towels are provided!

Kitchen/Supplies: Our kitchens are supplied with all the basic dishes, utensils and cookware needed for everyday cooking. We also stock some cleaning supplies and dry goods such as paper towels, toilet paper, coffee filters, trash bags, foil, etc. to help you begin your vacation however you may need to purchase additional supplies during your stay. We do not provide certain cooking items including salt, pepper, cooking oil, etc. as well as specialty cookware.

You may want to bring: Laundry detergent, beach chairs/equipment, paper plates/plastic cutlery, extra beach towels, pens and paper, etc.

Jacuzzi Tub: The Jacuzzi tub in master bathroom is not operational.

Simply Amazing Condo and View
We loved everything about this condo! The view is amazing and the condo was perfect. It had everything our family needed for a week at the beach to celebrate Christmas. It even had chairs and umbrellas! We will definitely be back!

Great location, nearly perfect
Property is very clean. Nice garage. Short walk to Balboa Pier, shops and restaurants. It does describe it is a second store unit and each access you walk through the lower units patio but even with this description there was still some strain that the tenant on the lower floor didn't want us walking through the patio so it defeats the purpose of being on the beach. We didn't let it bother us but it is a little odd probably should separate a walking path for the upper level

AWESOME LOCATION
We meet here for a summer family vacation, coming from 3 different states (Us with our children & grandchildren). We all loved the place! Location was awesome!! We were able to walk to get groceries, go to restaurants, shop, have some fun and enjoy the ocean (including making s'mores on the fire pits on the beach-make sure to reserve you spot early on the weekends). I always received an immedicate reponse from the Management when I had a question. Good amount of supplies. Clean. The kids loved the bunk beds. We were concerned that the beach noise might be too loud at night on the weekends (being near the pier), but having the bedrooms in the back made it not a problem at all (even for the 1 1/2 year old). Also, there is a playground and bike rentals within walking distance - by the pier. Thank you for a great stay! We will definitely use again.

Spacious, bright, and clean property
We really appreciated this unit for being so spacious, clean and light-filled. It’s wonderful to be right on the beach, yet in the upstairs unit to have a bit more privacy from the beach. This unit of very spacious and has a lovely kitchen. Thank you to the property managers!

Wonderful walkable property with a view
Well-appointed and designed upper floor of a waterfront home. The Pacific is a long way away, but you are right on a pedestrian path and the beach with bonfires at night. Easy walking to restaurants and shops. Updated and clean with great management company. Only issue was instructions for unit in a binder they provide needs updating for proper check out instructions and trash day.

A wonderful respite
We loved staying at this property. We enjoyed the beautiful deck with the beach and ocean views. We enjoyed the convenience of the surrounding businesses and beach trails. The master shower is amazing. Due to the heat wave when we stayed there, there were issues with power and wifi and the television stopped working. We let the property manager know and they got us with a functional television within an hour or two. Clearly the managers care about making guests feel comfortable and well cared for - which we did!

Would recommend for whole family
We had 7of us. 4 boy 1 girl and my wife and I. Plenty of room for all to sleep and and enjoy family time. Perfect beach for family. Will go back again and will stay there again next year.

It’s not oceanfront like we expected. It’s ocean view.
We were hoping from the pictures that it was oceanfront, but it’s quite a walk to where the water was. It’s ocean view. Wish we knew about how awful the parking was because we had 2 large SUV’s and it was horrible to park especially the streets were very narrow. Also the hike up each flight of stairs is awful! My grandma was with us on oxygen and there are stairs everywhere all over the house and many flights up to the living area and it was narrow. Also bring your own pilllows. We got very flat pillows and only 2 on the master bedroom. Other than that, it’s pretty clean . I just wouldn’t recommend the stairs w young children and the elderly.

Clean and well furnished. Very close to the pier, shops, and restaurants. Comfortable. Had minor issues with the sliding bathroom doors, and the garage is very narrow. Otherwise, everything was great!

Great Stay
The upper unit was lovely and clean. The checkin was very seamless and there was enough basic necessities to get started. The space is decorated beautifully and the beds were very comfortable. Great access to the beach and the pier. There were only two drawbacks: 1. The airport is right overhead so plane noise is about every 15 mins. 2. There was only one beach chair which was ripped. When I inquired about it, I was told to go rent. When traveling with little kids, it felt quite daunting to sort that all out. We have a beach house that we rent as well and we supply our renters with 10 beach chairs, a wagon and beach games. It would have been a nice touch to have some of those amenities. Overall we had no concerns. The rental agency was prompt in answering any questions, although we had very little need to ask about anything. We asked to stay late and they allowed us to stay most of the day with no charge. That was a lovely surprise. The agent we talked to was always very kind and friendly. We would come back again!

great location
Great location, great house and volleyball courts and beach!! Great walking, running, bike riding path! But a few things need repairing in this house. The 2 pocket doors did not work properly. The wooden bed frames were VERY squeaky, especially in the guest room with the queen bed. Not enough paper towel provided. Also maybe let renters know they need to bring their own shampoo and soap and laundry soap as well.

Great place right on the beach!
The property was as big or bigger than expected. It was clean and had towels available for the beach and the bathrooms. The garage was big enough to store 2 cars and a few bikes, scooters, or surfing equipment. Be aware that a car with a luggage rack will not fit in the garage without taking the luggage rack off. To access the beach, you must walk through the back patio of the lower unit which is also rented out. This is unlikely to be a big deal. The family renting below was very friendly and quiet. It's a short walk to the dolphin and whale tours and the ferry to balboa island. Not as many eating opportunities as I would have liked but there is a bike rental shop less than a block away that was convenient. A decent Thai place is also located around the corner. The sliding doors on the bathrooms weren't working well but the management was easy to reach. Overall we would stay there again. We had a great time!

Our family enjoyed our stay at this home. The kitchen was surprisingly well appointed and large enough for several of us to move around. The master bedroom was large and the other two bedrooms worked well for us. This was the first time we have had parking for two vehicles which was a bonus!

This property was perfect for four adults. One bedroom had two bunkbeds so it would also be great for kids. We enjoyed our stay and had an excellent view of the beach. Would recommend staying here to anyone
