Welcome to the largest oceanfront vacation rental in Newport Beach available for weekly and nightly rentals! This unique 3500 square foot 3 story home, built in 1931, (remodeled in 2011) is a one-of-a-kind vintage oceanfront property located just east of the Balboa Pier! There are 6 bedrooms, 6 bathrooms in the main 3 story, single family home. The 7th bedroom is a casita located off the courtyard to the left of the garage. There are 2 full bathrooms and 2 bedrooms located downstairs. The second story has 3 full bathrooms and 3 bedrooms. There is also 1 bedroom with a small attached ensuite room that be can be used for cribs or play pens. The third story is a crow's nest bedroom with a raised marine captain's platform and dynamite views of the harbor, pier and ocean through the porthole and expansive windows!

The spacious master bedroom has a king bed with exceptional ocean views, marble bathroom, spacious walk-in closet, flat screen TV, countertop with coffee maker, small desk, and a sitting area where you can sit and enjoy the view of the beach, Catalina Island and the gorgeous sunsets. A great room on the first floor adjoins the sun room, dining and living rooms. The dining room has a table that seats 10-12 with an additional folding table and chairs for 6 in the hall closet for larger parties. The kitchen has stainless steel Viking appliances, granite counters, Bosch dishwasher, a dual sink, and a small walk-in pantry. The oceanfront patio has a set of lounge chairs and a covered cedar Cabana with an L-shaped sofa, perfect for hanging out with family and giving shade on a sunny day. There is an extra large courtyard in the back of the house (25x28 or 700 sqft) with a picnic table, umbrellas, a gas BBQ and a hose for washing off from the beach. There is a shared laundry room for guests that is located in the courtyard, just to the right of the garage. There is a small apartment over the detached garage on the street-side of the property (not included in this rental). The only shared space is the laundry room off of the courtyard.

This house is in walking distance to local restaurants, the Balboa Island Ferry, boat rentals, shops and markets. This property is extremely popular AND it's the best deal on the beach for the size and amenities! Perfect for large gatherings, family reunions, wedding receptions and corporate events, so book now! It's the best vacation rental in all of Newport! There are 2 parking spots in the garage (No SUVs) and 3 additional spots located on the street, brick parking apron and the driveway to accommodate SUVs.
Top floor(3rd story) sleeps 5- 1 twin, futon and full bed.
Middle floor sleeps(2nd floor) 8- Bed on the right has a queen and a twin with a trundle w/ 2 twins(1 you have to pull out and put on the floor. only for a child, very thin mattresses). Bedroom on the left left has a queen. Master is a king.
Ground floor: 2 bedrooms with a full and a queen mattress. Sleeper sofa in living area.
Casita: Full mattress
Deck of the master bedroom is closed to guest.

Great family house!
This is probably one of the most well stocked and appointed vacation rentals I’ve stayed in. The kitchen has everything you will need to cook and feed a large family, the bathrooms all were stocked with soap and shampoo and plenty of toilet paper, the bedrooms are comfortable, plenty of extra pillows and blankets, there is a bathroom for every bedroom. And the back patio between the house, and the garage is a great spot to play spikes, and beach, chairs, and things you don’t want to leave on the front patio. There is parking for five vehicles, which is also unusual in this location, and it is far enough away from all the beach crowds, but still close to the Piers and the fun zone. We had a great day, and I would highly recommend it.

Very happy with the accommodations. Right on the beach, easy To locate, off street parking, nice house with bedrooms and bathrooms to accommodate 6-8 couples. Walking distance to the pier, shopping, eateries, bars. Definitely worth a look for your next vacation stay at the beach.

DO NOT RENT THIS HOUSE
This house should not be occupied due to extreme building code non-compliance! The CA Building Code, Chapter 10 - Means of Egress requires that an exit be provided from every sleeping room. The Master Bedroom does not have an operable window that meets the requirements of the CBC. There is a French door that would provide for the code’s requirements, but it is locked by a deadbolt that does not allow for it to be opened. When I called the manager to ask them to come and unlock the door, the told me that the Owner would not allow them to due to an issue with the deck directly outside of the door. So I guess they’ve decided that occupant safety is not important enough to spend the money on repairs. Additionally, without an openable window or door equal to 10% of the floor area of the room, or 25 sq. ft. the room does not have the required amount of natural ventilation; see CBC section 504 for light and ventilation.

We were underwhelmed with this property
Let me first say that our Newport vacation was a lot of fun. The location of this home was good, right in the boardwalk. The ocean waves at this location are very big. Our older grandkids had fun in the waves but they were too rough for anyone younger or actually older….This is touted as the largest home on the boardwalk but on our walks we found many other Newport rentals that were as big and much newer and nicer than ours. The home is very old. The kitchen is small and the refrigerator didn’t work well enough. There is no air conditioning and fans were provided which made it very loud. Not enough towels for our group so we were doing laundry daily. Maybe if this had been less expensive to rent I would not write a negative review but it was very pricey. We talked to others on the boardwalk who rented for less.

Very good
Fantastic location for our diverse 14 member family. From beach volleyball with the net 20 feet away, ocean waves, fire pit for evening smores, soccer pickup in grass park, to easy access of restaurants, bikes and fun watching everyone pass by on the boardwalk. We had enough beds for our family. I would have appreciated the patio to be cleaned prior to our stay, due to all the bird crap, wood and sand. I would have also thought the windows overlooking the sand/ocean to be cleaned. Overall, great time and would go back again.

Great location, house needs a lot of work!
The online pictures are not very accurate. The property has a lot of areas you cannot use or access (outside stairway, upstairs kitchen etc). The location is excellent but the property has a lot of deferred maintenance that needs immediate attention. Great ocean views from the top two stories but you can't open the windows in the master suite to enjoy fresh air and hear the ocean. Lots of windows do not open making it feel unsafe. Patio had a lot of bird poop and flies. Gnats in the kitchen too. BBQ took forever to heat up and wasn't clean. The house is right on the sand and close to everything but the house needs work.

Reservations were handled very well—even accommodating a one year postponement due to Covid. Our family enjoyed the visit very much. Access to the beach could not be better. The home itself and some furniture are old and could use some upgrades. Kitchen is small and needs a remodel. The oven didn’t work. The refrigerator is very small for the number of people accommodated in the house. Master bedroom is spacious and attractive. Other bedrooms are small but adequate. Some mattresses ought to be replaced. These comments are made out of a desired to be helpful, not critical. Our family would probably do it again.

Don’t rely on pictures!
We had a great time! We had four families, 16 people total. The house is old and heavily used. Lots of things didn’t work. The garage door was glitchy and the dishwasher didn’t work. After we booked the house, the welcome instructions state that the extra kitchen is non-functional and the deck off the master bedroom is unstable. The welcome instructions have the wrong address to put into the gps, so it was a little bit of a mix-up getting to the house. The master bedroom has the non-functional kitchen in it and is called the “casita” in the description. The 7th bedroom across the inner courtyard is suitable for older children only, no adults or little kids. The sheets were clean, but there was some black mold in an upstairs bathroom. The property manager was great about trying to fix things during the week. That said, the location is great. Everyone had a great time.

Property was minimally clean, but very old. Description of the property was misleading given that at least four of the beds were hydra beds. Also did not disclose the number of beds that were doubles which for two adults was very uncomfortable. Just did not meet expectations for the cost.

Family Friendly Beach House
The beach house is situated right across from the sand and within a short walk to the Balboa pier shopping area. There is a play area close by too for smaller children. Our group consisted of 20 family members ranging in ages from 4 months to 74 and we all had comfortable accommodations., and a nice plus was that each bedroom had its own bathroom. The kitchen was well equipped, though small. The garage has barely six feet of clearance, so just small cars can fit . All in all, I would stay there again, it’s a lovely rental and well maintained.
