Mismanaged, waterlogged and infested by mosquitoes
Posted Sep. 18, 2024 on HomeAwayProperty manager Meri did not meet us at the villa she simply left key in a drawer for us, despite us being on time for check in. Meri washed inside and outside with a garden hose. Thus, we could not use downstairs bathroom or terrace for the rest of the day due to large puddles of water. Shower rooms don’t have flexible shower-heads, common to most bathrooms in EU, that makes cleaning bathrooms an impossible task. Parking is under 8m tall walnut trees that drop walnuts the size of chicken egg which leave big dents on your car. One safe spot to park is next to trash bins, for one car. During heavy rain the front door leaked creating large puddle inside, the spiral staircase windows leaked so badly it wet all stairs and dripped onto the first floor. Collected water with towels. The corner of the living room leaked badly and small brown river formed across the living room, we had to keep cleaning with towels squeezing them into a bucket. No one from management came the next day to clean, collect dirty towels or even assess the damage. Property has two large bedrooms the rest are too small. Aircon is broken in one of two large bedrooms and effort to fix it resulted in nothing. We slept in a hot room for 3 nights, then were saved by cooler weather. Downstairs bathroom smells like sewer. Outside bathroom unusable, it was dirty and smelled. Property is waterlogged and it creates a lot of mosquitoes that were not present anywhere during our vacation except at Villa Kustra.

I am writing this response from the living room in Villa Kustra. I waited for a few days to reply as I personally wanted to inspect the house. My family and I are enjoying the home as there was an opening in the booking calendar.
I apologize that you had the bad luck of experiencing the worst rain fall and flooding in the last 50 years in the region.

Thank you for bringing attention to some leaking in the external tower staircase. I will certainly weather proof the window with some silicon sealant. House is maintained every spring by an electrician plumber and general contractor. Also, I personally spend
several weeks before the season every year making sure everything is ready for the summer. Even with all that effort some events are impossible to predict *such as worst rain fall in 50 years or appliances breaking. Broken AC was fixed as soon as it was possible. House has total 6 ACs so I am sure that having 1 broken AC for a few days in 22degree weather was not that unbearable.
2nd door had some water coming through. I will weather strip the door and install a rain and weather awning to divert rain away from the 2nd exterior door. Again, it was not possible to know that it would not hold that much rain.
The living room interior of the home shows zero evidence of a river running through it, no damage, moisture, mold or wall or floor damage. There are no kayakers rowing past me as I write this.
My cleaning crew does not use a garden hose to clean the inside of the house. Again, it would show damage on the walls, floor or furniture. And get them fired immediately.
The showers are all cleaned professionally after every guest. I inspect them personally and have other family members inspect on random saturday check ins. Cleaning a bathroom is not impossible for professionals.
There were no large puddles of water that prevented you from using the home upon check in.
I have been parking under my walnut trees for 24 years as well as many guests on average 20 different guests every summer. Not once did any of them mention the walnut assaulting them. Or did I see any damage on my car ever. The walnuts are not yet in season and are covered by a very soft green skin that would prevent damage if a few fell from the tree.
Management visited you multiple times to assist you.
The air conditioning mechanic refilled the freon during your stay and the air conditioner was working after that. AC units are deep cleaned every spring.
I just reviewed your texts messages. You claimed there was water damage under the AC unit. That is also fraudulent. I was just with my ac cleaning man. I have photos to show the floor in fine condition. The AC gas can run out and that is common. There are no gauges to tell when the gas is low. The AC unit in question was fixed during your stay.
You had also claimed that the unit was never cleaned and utterly filthy. That is also ficticious as i personally oversaw the deep cleaning of the entire unit. The AC unit was extremely clean upon inspection. My Wife and child sleep in this room. I would never permit them to breathe unclean air from a dirty unit.
We are unaware of sewer smells. There is a possibility that the septic system created smells from the sheer volume of rain. Every house in the village has a septic tank since we do not have public waste water management yet. I personally assisted in the construction of the outdoor bathroom. The outdoor bathroom has proper plumbing and a venting system. This is completely false.
We have mosquito screens on every single window and the patio door. It is important to keep the screens closed all the time otherwise you can get mosquitoes in the house. There are also other solutions available at the stores to manage mosquitoes if you do happen to get them in the house . I hate them too, but can not control wildlife. Even if I manage to eliminate every mosquito on my property they would just fly over from the neighbors. Smart little buggers.
The guest who stayed the previous week on Vrbo left a perfect 5 star review. The guest that stayed the following week and booked through another major agency starting with a B left a perfect 10 out of 10 review.
I regret that you had a bad stay due to the weather. It was one of the worst rain storms in memory. However, i will defend against a fraudulent review.

Gorgeous property & setting
Posted Sep. 6, 2024 on HomeAwayVilla Kustra is a Very handsome ,well appointed home with direct access to glorious Ardriatic beach. There are many steps , but with the good handrails , easily navigated. Shady hammocks invited lazy summer naps.
Easy fully functional outdoor kitchen & bathroom facilities & comfortable, spacious covered terrace for dining & lounging. Dry air with fragrant breezes made for an unforgettable stay for our family of 10. Truly a beautiful spot

Paradise
Posted Jun. 14, 2024 on HomeAwayVilla Kustra was absolutely gorgeous and truly exceeded our expectations. The property itself is stunning and serene. The proximity to both the beach bar and the restaurant on either side of the property was an added bonus, providing us with perfect options for nights when we didn’t feel like cooking.
Traveling from Dubrovnik to Split and exploring other areas along the way, we couldn't have made a better choice for our stay. The location is ideal for exploring the area while also offering a peaceful retreat.
We were three couples, and the property provided ample space for both privacy and togetherness. With so many different nooks and spots to relax, it felt like a new experience each day.
I can't recommend this place enough—it truly made our vacation unforgettable.

Our own private resort on the Adriatic
Posted Jun. 3, 2024 on HomeAwaySix friends stayed for a week at this beautiful beachfront home. The house has everything needed for a fun and relaxing vacation. There are excellent restaurants and a vineyard with wine tasting within walking distance. The kitchen is fully equipped and modern and there is plenty of space to dine both indoors and out. The grounds and gardens are stunning with lounge chairs and hammocks at several levels leading to the beach. There are many stairs here - like everywhere in Croatia!
The owner provided all the information we could possibly need about the house and the surrounding area including recommendations for restaurants and excursions. This is a great place to stay and relax as well as being ideally located to explore the entire peninsula.

Wonderful Home with beach access
Posted Aug. 15, 2023 on HomeAwayThe best part about this place is the outdoors: many quiet places to recline and a lot of space, and there’s a beautiful outdoor dining and living room area, as well as a faull outdoor barbecue kitchen. It’s quite a few stairs to the beach, so, if anyone in your group has mobility issues, be advised, but there’s a beautiful area down there with chaise lounges to relax above the beach. The beach is gorgeous, it does get a bit crowded with the two campgrounds on either side, but if you take a swim first thing in the morning, you’ll have it all to yourself and it could not be more gorgeous!!! It is a pebble beach so if your feet are tender, make sure to bring your water shoes. We really appreciated that there were two places to get food and drinks so close by and we loved buying fresh bread in the mornings from the bread man. Overall, it was fantastic stay. I will say that two of the downstairs bedrooms were quite musty, and because it was so hot when we were there, we weren’t able to leave the doors and windows open (had to use ac) so the mildew smell was pretty strong. One of the air conditioners upstairs was not working when we were there and it was quite warm at night. The indoor kitchen is a little bit small and really only one person can comfortably work, so if you are a gourmet plan on doing a lot of outdoor grilling! The upstairs bedrooms with the en suite bathrooms are spectacular, very roomy, and the bathrooms are beautiful. The property managers are lovely.

My return to my ancestral roots
Posted Jun. 18, 2023 on HomeAwayThe villa and the setting is breathtaking-all that is described in the VRBO listing and more. It’s a true paradise. The grounds and beach are spectacular. All who came fell in love with the accommodations and the setting. We had a boat during our three week stay and we’re able to cruise the coastline and visit the numerous islands in the vicinity-eating lunch on a nearby private island between our beautiful half- moon beach and the island of Korcula (which I highly recommend taking an ATV buggy tour of with the family-operated boats oldest buggy tout operator on the island. Much thanks to Joseph for our stay in his obvious “labor of love”.
Hopefully I will return.

Fabulous villa
Posted Sep. 13, 2022 on HomeAwayWe stayed here for my 60th birthday week with family staying at adjacent campsites and apartments in Mokalo and Orebic. The villa was perfect for our needs with plenty of space and quiet areas to be in as well as the wonderful veranda where we hosted a celebration dinner of Croatian lamb peka provided by Marija. The location is just perfect, nice and quiet but easy to get to Orebić and across to Kortula, which is my favourite Dalmatian island. Thank for a wonderful, happy and memorable stay.

Fantastic villa
Posted Jun. 29, 2022 on HomeAwayOur extended family of 10 stayed at Villa Kustra for a week, and this property exceeded our expectations. The villa itself was beautifully remodeled and the property has a great deal of outdoor space for relaxing. The beach accessed directly from the property is also great for swimming. Communication with the owner leading up to our stay was also great. I recommend it highly!

Villa Kustra
Posted Aug. 19, 2021 on HomeAwayThe house is equipped with everything we needed for our stay. The garden is just amazing - even in the bigger group, everyone can find their own spot to relax. The sea is clean, just a few steps away, and we always found without problems a place on the beach directly below the house.
We have enjoyed snorkeling at the shipwreck several times also with our kids (8 and 5 years old).
And sports enthusiasts like us will definitely welcome table tennis and table football. Last but not least, Marija was always there ready to help.
