Welcome everyone to our beautifully decorated, 4 bedroom loft condo with a spectacular view! It has ample sleeping arrangements for up to 10-12 people. Our condo is just waiting for your family to enjoy at the very popular Ledges Condominium complex which is at mile marker 20.5 in the heart of Osage Beach.

Our condo is great for family gatherings! Look out over the deck into the quiet cove below. Get comfortable in front of our wood burning fireplace while watching the 42' flat screen TV w/DVD/VHS above. All bedrooms offer a separate space from the main living area w/internet and TV's.

You will be comfortable sleeping in the master bedroom on a King size bed. This room has cathedral ceiling, sliding doors that provide access to the deck, 32' flat screen TV w/DVD/VHS, and an adjoining master bath with double sinks, large mirror, bath/shower combo and convenient blow dryer.

Our spacious 2nd Bedroom with queen size bed and 32' flat screen TV provides you with cathedral ceiling, plenty of storage and a tranquil atmosphere.

The colorful 3rd bedroom is furnished with a day bed which sleeps 2 people and and has a TV.

Climb the 2 story spiral staircase to our large loft bedroom. There are two bunk beds which sleep up to 6 people, TV/DVD/VHS, ceiling fan and plenty of storage. We have many, many games to play, magazines and books to read for everyone to enjoy.

You will feel at home in our well equipped kitchen with a refrigerator, dishwasher, stove, microwave, dinnerware, glassware, utensils, toaster, blender, coffee maker, etc. Enjoy a relaxing cup of coffee at the breakfast bar. And a new gas grill is provided for those who enjoy cooking outdoors.

Across from the main bath is a washer/dryer for your convenience with laundry detergent available. All fresh new towels and linens are provided.

The Ledges has (2) swimming pools for your enjoyment. One is located only a few steps away from our condo, and if you walk down the beautifully manicured waterfront path, there is a sandy beach that your family will enjoy great fun and relaxation. The second pool is located over looking the main channel with an oustanding view! We have a covered boat/jet ski slip available for rent. Your water craft can be launched at the marina located just blocks away from our complex. You can also rent various water craft from the local marinas, minutes away.

FREE INTERNET ACCESS, so bring your laptop!

Big Family getaway
My family of 5 stayed her with my sister in law's family of 5. We had 4 adults and 6 kids, aged 4-16. It was perfect! The guest room with the daybed has a trundle bed which was perfect for my 4 year old who shared the room with his 16 year old sister. The bunk loft was a hit with the other kids. The condo overlooks the boat docks and the beach. The beach and 1 of the pools is a minute walk from the condo. The pool was so nice and we spent so much time there. The pools are shallower on either end with a deep middle which is a great idea! The balcony is huge with two tables which we used for most of our meals. The kitchen has everything you'd need, tons of towels, and they have rafts/noodles to use at the pool and beach. Everything inside the condo was in good shape and the furniture was comfortable. The owners were great communicators. I'd recommend them to anyone I knew who was coming to the area.

Decent stay, lots of inconvenience
When we arrived, condo was not clean from prior tenants. Called owners and cleaning crew showed up, wasn’t able to get into condo until 7pm. Had to cancel reservations we have had planned for 6 months. Owner was helpful when getting things lined up. Bugs and spiders in bedrooms, bathroom drains not draining, no water pressure, stairs are dangerous and outdated. Was okay enough to have somewhere to sleep but not for much else.

It was a great location for boating. The pools are nice. The little beach is so cute. The owners are very responsive and accommodating. There’s enough space for lots of kids to sleep and the teenagers loved the loft area. We had a great time there.

Nice little Condo
After a hiccup when we went to check in… the owners made it right for us. We got into the condo the next day and had a great stay. A few things out of there control like the 2 roll off dumpsters in front of the condo made it hard to get our stuff up the stairs and the early morning construction was loud and woke up the kids early. But once in the condo it’s beautiful! So much space for everyone to relax and spread out! After a long road trip it was nice to have our own space for a little bit. If we every venture back up here we will be back! Next time not during off season so we can explore the area more!

Some issues, but overall great stay.
Overall accomodations were as expected. We did run out of TP and paper towels. Also no sponges for doing dishes. The coffee maker/Keurig didn't work (we did bring our own and there were backups in closet.) The dishwasher took a long time to clean and didn't dry dishes at all. The dryer did not do a good job of drying clothes-- took a long time. The tv size and quality in living room was very poor. The spiral staircase was scary to go up and down and the kids banged heads numerous times when moving around the table and couch. The living room sliding screen door was out out the tracks and fell out completely. I did get it back in the tracks. Fortunately, we had some tools we brought, but would recommend keeping a basic tool kit there. Cooking supplies were good and bbq grill worked great. Beds were fine. We were there for a wedding and stayed over a week and obviously was off season for activities, so we did spend most out time inside as weather was cold/windy and some rain, but did enjoy the sun and southern exposure of the deck/windows and the view. Sorry this review has so much negative, but thought the owners would want to know of any issues. We really did enjoy our stay and thought the Ozark area was incredible. Would like to be there in the summer to enjoy and get to see more sights from the lake and surrounding area.
