Private Pool! 6/5 bedroom 3/2 baths Sleeps up to 19


This house has awesome views and is super close to the Gulf! 5 bedrooms in the BASE RATE that has 1 King suite, 2 bedrooms with queen beds, 1 bedroom with twin over full bunk beds, 1 bedroom with twin over full bunkbeds and a twin over twin bunkbed with a trundle, and a pull out couch with a queen mattress. DOWNSTAIRS AND AN EXTRA COST, is 1 Queen bedroom and requires outside entry and is very private but does have its own dedicated full bath (see pictures). Again, the downstairs apartment DOES INCUR AN EXTRA CHARGE so heads up on that. Its $250 per night extra plus tax and $375 per night for 4th of July weekend and blue angels weekend. However, I do not rent the downstairs space out to different groups while you are there(if you don't buy it), so the property will be completely private. Upstairs sleeps 17 (5 bedrooms). Downstairs sleeps 2 (1 bedroom). Total of 19 WHEN THE DOWNSTAIRS IS PURCHASED. Granite counter tops in the kitchen and tile counters in the bathrooms with wine fridge, and dishwasher. Fully stocked with all flatware, plates, cups, glasses, cookware, utensils, and appliances to cook any meal of your choice for your family and guests. All bed linens and bath towels furnished (not beach towels) so no need to bring yours. Washer and Dryer furnished. Has all electronic amenities including wifi and flat panel TVs, hi def stereo and Blue-ray. Ample parking and large back fenced in courtyard that is very private. Literally steps away from the beach and a perfect location for your family! Pool is 12X25 feet long. FOR NON-FAMILIES, ALL MEMBERS OF YOUR GROUP MUST BE AT LEAST 25 YEARS OLD TO RESERVE UNLESS APPROVED BY THE OWNER IN ADVANCE. Special events and high risk groups such as weddings, or college groups are allowed at owners discretion and $1000 in addition to the quoted rate. Any college group that I approve must pay with a certified check and if these groups book via instant booking, your money may be returned and reservation cancelled. Also, events such as weddings, receptions, birthday parties, or similar gatherings must be approved in advance and carry an event charge. This house is about 30 years old but kept in good condition, just not brand new. If you require a "new" house, this isn't it . Family trip
This is a steal for the price! We spent a week here, and it definitely had everything we needed. There were a few things I had questioned and the host was amazing at responding and fixing any issues( the kids didn’t rinse off before getting in the pool so it became cloudy) he was very nice and made sure that we had everything we needed for our trip! The only thing that I could possibly say and it would be more of a suggestion than anything, maybe hang some string lights outside while you are getting the lights fixed. That way guests could utilize the outside at night more! Again that’s just a suggestion! Our stay was amazing!

Owner of property was beyond excellent in communication and really helpful in our larger groups needs. The home is in a perfect location a 3 minute walk to the beach. Wonderful backyard pool. We will definitely be back.

We had a very nice time with family. The water was great. The house leaves a few things to be desired but for the price it is a very good deal. We had 8 adults and 6 children ranging in age from 14 to 20 months. We had the apartment as well as the house. It was a full house. There are 5 bedrooms upstairs but only 2 bathrooms which is a little bit inconvenient, but it didn't stop us from enjoying the week. It is an easy walk to the beach.

A spot near the beach
Well, I've wrestled with what to say, mainly because we all had varying degrees of opinions regarding this property. I initially thought I'd title this, "If you think you'll need it, bring it!" To say that it was minimally stocked is almost an understatement. Maybe we've been spoiled with other rentals, but we did expect at least a roll of toilet paper to start the week. Don't list the place to accommodate 19 (we for three days had 18) and only have room for 8 to sit and eat. Have a few dish washer tablets on hand to start the stay, and have a note saying the dishes in the cabinet won't fit in the washer...too big. Not too fun to find out after the fact! We also rented the downstairs unit...it was loud since the window unit ran constantly. The bathroom had one stool next to the sink on which to put toiletries, which was quite inconvenient. Because of the property's situation it was impossible to find shade on either small deck. There was ample shade under the back deck, next to the small pool. And to say that there are gorgeous views is seriously misleading. The view from the deck was into another's backyard...almost impossible to glimpse the ocean. Dan seemed like a nice guy when we communicated by phone and text. There was a slight problem with the wifi code, but that was finally resolved. As I said, this isn't our first VRBO, and maybe this is a better rental for a group of college guys looking for a pad to crash for a few days, but for a larg family, it lacks too much.

Great place for our family vacation
We had a wonderful week for our family vacation! There was plenty of room for our whole family. It was just a short walk to the beach and it was not crowded like a big Condo site would be. The pool was an enjoyable change of pace too. We cooked most of our meals there and had everything we needed. Communication was on point. This was our first visit to Pensacola and we will definitely be back!

A BLOCK FROM THE BEACH! We went with 10 adults and 4 kids. This property had ample room, high ceilings, large kitchen and always hot water for showers and laundry. The pool was crystal clear and refreshing. The communication with the property host was unbelievably responsive when I had questions. I know we will be back!

An amazing beach house vacation
There is truly nothing negative I can say about this beach house or our week vacation there! My entire family had a blast from the moment we walked in. The home comfortably held all of us and we are a big family!! Dan the homeowner was quick to respond to any questions we had or fix any repairs. The private pool and outside shower was the icing on the cake!! I recommend this home 100%

MET AND EXCEEDED OUR NEEDS
This is an amazing property. Dan is a great host. The house is a little older but it had features that make it special. Bathrooms Bedrooms Kitchen were great! The house was clean but stuffy and stale when we arrived so If you are staying for a while, open everything up to get air flow, get some air freshener, and change the air filter on the HVAC. We had a great time here!

shouldn’t be your first choice!!
The place was clean(totally doesn’t look like the pictures) place is smaller than it looks like, neighborhood is great and near the beach, overall I would not recommend to book with this property manager “Dan” his online accuracy is not what he says. It’s not correctly placed. TV fell off the wall while the kids were sleeping since it was not placed on the wood. Tried charging for cleaning while you already pay for cleaning service when booking. It says 6 bedrooms had to pay the “separate one” at the bottom since when booking it “I didn’t pay for it” which it doesn’t give you the option on there to put it on or off, so i payed everything in full thinking it was already payed for. Apparently not though i had to pay him through ZELLE for the 6th room they day i got there and he gave me the pin till the next day. If there’s more options, this wouldn’t be my first again.

Our Granddaughters Beach Wedding
Our original plan was to have a beach wedding and then a reception at the beach house. When we arrived late on Thursday PM, the pool was dark, slimy green. We contacted Dan Ball, the pm and he immediately took action. By Friday morning the pool cleaner arrived and by Saturday morning the pool was beautifully refreshed and able to be used. Dan also returned a portion of our price to us since the pool was unusable for a portion of our stay. The sand surrounding the pool looks great for boys who like to dig, but beware , one of our children were cut by a piece of broken glass. Also found in sand are roof nails, metal chards, and many other things that can cut and puncture. We had planned to use the grill, and bought a new propane tank, but the grill lid was not in tact, with the window being broken out. I gave up and found a griddle in the house and made that work and cooked several breakfasts and dinner inside this pretty house. The house is pretty and the beds are clean and comfortable. The shower outside and in are excellent and I heard that the bathtub was quite wonderful and big and relaxing! Dan, the homeowner, was fun to get to know and to deal with and even though our wedding and reception plans had already happened in April, here in our hometown, we went ahead and came to Pensacola beach for our first fam vaca in years, and I'm glad we did. It offered my family time a way, together, and we loved it but were glad we didn't have a reception since the pool and yard area would not have worked for that at all. Also, there is only a tiny beach view from this house due to large homes and a new build that are between the house and the beach. To get to the beach use access 22 instead of 21. Twenty one has too much build trash, stickers, and many obstacles on the path.

Family/Friends vacation
Perfect house with a very short walk to the beach. The beach was perfect not crowded at all. The house was great, no major issues. It could have been cleaned better before check in but it wasn't anything terrible. The hall bathroom ended up having a clog in the sink/tub. Dan was super fast to get it fixed though. Overall great experience. Thanks!

Family Vacation
Nice house with a lot of room for all of us to spread out. The room downstairs was an extra bonus, perfect for Papa when he needed some quiet time. The location is perfect if you can't be right on the beach this house is the next best thing. You can still see and hear the ocean and a very short walk to get there. Dan was a super nice host very easy to communicate and work with. If our family ever vacations in Pensacola beach again we would definitely stay at one of his 3 properties.
