Situated in the award winning Cypress Lakes Golfing Resort, this privately owned and managed Villa offers comfort, style and ease. Conveniently located in the heart of the Hunter Valley Vineyards and countryside, expect to be in awe from the amazing views within and around the resort grounds and beyond to the local farms and mountain ranges surrounding the valley.

Try your hand at golfing through the Pro Shop and chance your luck at clearing the Lake on the 9th Hole. Explore multiple vineyards in the immediate area or just relax on your private balcony with a sampling from the local vineyards and wineries. Take a day trip to the east of Lovedale to explore the Werakata National Park or meander south-west towards Wollombi to enjoy the prize of nature in the Aberdare State Forest or Yengo National Park. Take a breath and soak in that OMG! moment.

'The Retreat' Villa is a self-contained luxury Villa offering 2 bedrooms with 2 gorgeous ensuite bathrooms. It has a light filled living area, air-conditioning and large sunny entertaining balcony with relaxing views. The perfect spot to indulge in your favourite region wine.

Visit the Pokolbin wineries and superb restaurants, stroll to the nearby Health Retreat & Spa, or be challenged on the fantastic choice of local golf courses, including this famous one and the new Greg Norman designed, The Vintage.

This villa is privately owned and managed. Securing a reservation through Weekenda at Cypress Lakes affords unlimited access to the public bar & restaurant and the Owners Hillside Pool only. It does not at any time afford access to the resort run pool or gym. Rounds of golf and tennis court hire can be arranged directly through the Pro Shop.

How We Price: The booking price is based on a minimum number of guests. Any guests above this number are chargeable on a per person/per night rate. The system will automatically calculate the correct rate when you enter the required number of guests. Reductions in guest numbers are non-refundable.

Arrival Details: Access to the property is made easy for you. We will send you an access code just before 2pm on your arrival day via SMS and you will use this code for the duration of your stay.

Linen: 1 set of full bed linens and 1 bath towel per person are supplied. Guests may wish to bring extra towels depending on the length of their stay. Pool/Lake/Beach towels are BYO

Guest Amenities: We are Eco-Friendly - to help reduce wastage, we supply a single bottle of 3in1 shampoo/conditioner/body wash in all showers. In addition, guests are advised to bring their own personal preferred bathroom products/amenities.

Wifi is provided complimentary on behalf of the owner. It is intended to be used in an appropriate manner by all guests. As the service is provided by an external 3rd party, Weekenda cannot and do not guarantee the speed or efficacy of this property's wifi connection nor do we pay any compensation for interruption of service for any reason.

Pools: Weekenda guests have unrestricted access to the Owners/Hillside Pool located on the corner of Chardonnay Terrace & Vintage Avenue. Weekenda Private Villas are not afforded access to Oaks Managed Resort facilities which include the resort/lagoon pool, tennis courts and gym. The Owners/Hillside pool is open for swimming from the start of the NSW September School Holidays and closed immediately after the NSW Easter School Holidays have been completed.

No Party Policy: All reservations operate under a Strict No-Party & Non-Excessive Noise Policy as prescribed in the NSW Short-Term Letting Legislation and Local Council Laws. This property is in a Residential Area. Failure to comply can put the security bond into jeopardy and may lead to police-assisted eviction and/or extra charges being levied. We hate to have to note this but the reality is that so far this year we have had to evict 3 groups for overstacking/bad/anti-social behavior.

Extra Guests / Visitors: The number of people nominated on your booking is the maximum number of people that are allowed to be on the property at any one time, including visitors. Visitors may be requested and if approved must be approved in writing with Weekenda staff. Simply put, if Mum and Dad want to come over for a BBQ then we are likely to approve. If 10 extra people want to stop by we are unlikely to approve, which could put your booking at risk. We will always try to be reasonable with reasonable people within property constraints and House Rules.

Cameras and Noise Monitoring: There are no external security cameras at this private Villa but please note Cypress Lakes is a complex with commercial offerings of a golf club, restaurant and bar. As such, external cameras are present in these communal areas managed by Oaks and not associated with the host. For the future, the private Villa owner reserves the right at any time to install external cameras at their discretion. Any camera install will be in line with local regulations. A noise monitoring device is installed - fines apply to guests found to have disconnected, removed or damaged the noise device. These devices are used to monitor and maintain ours and guests responsibilities under the NSW STR Code of Conduct.

Guest Registration / ID Check : Weekenda requires every guest to complete and sign an electronic guest registration prior to arrival which will ask for photo ID i.e. a copy of your Drivers Licence or Passport. The primary booker will also be required to complete a list with the guests names and actual mobile numbers. In the event we are unable to reach the primary booker, it is very important we can get a hold of other guests. These documents will be deleted after your departure. Access Codes are only released to Registered and Verified Guests.

Critical Update: Due to an unprecedented influx of fraudulent bookings, we are forced to impose a policy that protects our clients, industry and community against those attempting to commit fraud and theft. Any booking made within 5 days of arrival is required to provide a photo of a valid credit card in the same full name of the primary guest to match the supplied identification document. Failure of these documents matching will result in the booking being cancelled and all funds processed returned to the original card assumed as stolen and thus a fraudulent transaction. We trust we have our honest and genuine customers understanding this policy is in place to protect all parties.

Insurance: As always, but ever so more due to recent times, we strongly encourage any holidaymakers to obtain a very inexpensive 3rd Party Domestic Travel Insurance Policy to cover you for all manners of matters which may restrict travel. This is particularly helpful for things like Hunter Valley Concert cancellations, Covid or Medical and Other Emergencies for which we don't provide refunds, and anything which falls under our standard Terms & Conditions irrespective of the reason. We suggest reviewing policies with 'Cover-More' or 'Travel Insurance Direct' or 'Insureandgo'

The property was recently upgraded except for bathrooms. The sofa in the living area should be much better. We paid for 5 people, but the fifth person didn't have any sleep, because the sofa bed was exceptionally uncomfortable. Overall Villa was good.

All the facilities but a little outdated
We weren’t in Nebbiolo Villa, we were in Ferre Villa. We got a few different messages about the Villa, one said it didn’t have wifi, then we got details of a network we could log in to; another said “this villa has no bbq”, then we get there and it does have a bbq. As the Villa isn’t on the books of Cypress Lakes Resort, you don’t get access to the resort facilities but we didn’t miss them tbh. You might want to double check this in summer if you’re wanting access to the lower pool near the club house. One thing that couldn’t have been helped was the spreading of fertilisers near the villa when we arrived on the Monday. The place was very stinky. For the most part this villa was comfortable for a family of three and would also suit 2 couples. When a place says “sleeps 6”, I’d expect everyone to have their bed in a room, behind a door, not in the dining room with no place to store your clothes. Nothing against the Villa or weekenda, I just don’t think I’d stay here again, it’s no real advantage for staying on a golf course like we thought it would be.

Perfectly Presented
Such a well laid out property. This Villa gave us comfortable bedrooms, a spacious living area and a fully equipped kitchen to cook breakfast. We headed out to a restaurant for dinner (there is a big selection in the Hunter and heaps very close to Cypress Lakes). Weekenda once again welcomed us warmly. Great to have such a comfortable offering in the heart of the valley. No doubt we will return on the next work trip as you can beat this place for comfort and convenience.
