Avis Villa San Massimo with pool by Wonderful Italy

We stayed with a group from age 3 to 78. The property was huge and beautiful to explore, the pool was cleaned daily, and patios were perfect for dinners. The 2BR poolhouse was perfect for the family with toddlers. We had a perfect view of 3 nights of fireworks for Signora di Montellegro. We did hear the noise from the firing range nearby, but it wasn't that loud and didn't bother anyone in our group. We spent most of the time at the house, and it was the perfect space to eat and play together as a family. That being said, a few warnings, the a/c is only on the 1st and 2nd floor, but we didn't realize that the ground floor with 2 BRs and kitchen was not the first floor, and therefor not air conditioned. The two BRs on the floor above and the little loft bed at the top had an a/c unit and were nice and cool in july. The kitchen and 2 BRs on the ground floor were warm, but our guests were able to sleep once the fans were running. Also, we thought it would be easy to come and go with a car, but it was VERY difficult to park in Rapallo and at any of the beaches. Our driver would drop us off, then drive around for a while to find a spot and go on a big hike to come meet us. That said, the grocery store was walking distance from the house provided what we needed, and the restaurant next door was delicious. But the driveway walk is long and STEEP. The location is not convenient to see the area but great for a big party to be together in a beautiful place

I have so many negative things to report and will be sending a long report to “Wonderful Italy/VRBO”.we literally spent half of our stay trying to get problems corrected. The pictures and info need to be updated to reflect reality. I now know why there were no reviews shown. Steer clear of this property! Beautiful property but not suitable for rent in current state. Have stayed in so many VRBO properties and have never had such a BAD experience.
