Welcome to our professionally designed home located on a white sandy swim-friendly bay in the heart of Mission Beach. This premier top/2nd level Studio + 1ba is located in a quaint 5-unit building. Lay in your very own plush King bed with sunrise views out to the water while watching your Samsung SMART TV, & enjoy other features including an exclusive water & white sand view deck with outdoor seating, full kitchen, AC, wood floors, quartz counters, stainless appliances, & designer touches throughout. Note: Parking is not included-the spaces are reserved for other units onsite. Note: This home does not include a BBQ or parking.

INTERIOR HIGHLIGHTS
Remodeled & professionally designed, these upscale units include all new furniture, furnishings, décor, flooring, paint, kitchens & bath's. The space opens to a combined main living area with a view out to the water, SMART Samsung TV (with full cable), plush King bed, dining nook with seating for 2+, new kitchen with stainless steel appliances, white quartz counters, & gray vinyl flooring. Behind the main living area is a full ba (surround shower).

• SHOPPING & DINING! Just steps away is the main street, Mission Blvd., with endless shopping, dining, and entertainment. Our guests are provided a comprehensive list of recommended local eats and discount codes for rental shops.
• WATER ACTIVITIES! If you're looking for something other than boogie boarding and swimming in the ocean, we are located just across the street to Mission Bay and water rentals shops, including jet skiing, wakeboarding, stand up paddle boarding, kayaking, and boating.
• ATTRACTIONS! Enjoy a full day of family fun at Belmont Park located a short 5 minute bike ride away, SeaWorld San Diego is a short 5 minute drive, and world famous San Diego Zoo is located just 15 minutes from our beach home.

POLICIES & GOOD NEIGHBOR GUIDELINES
• GUEST REQUIREMENTS | Per certain regulations & HOA requirements, guests must be at least 30 years of age to book with us. If your group is all adults, then all guests must meet our minimum age of 30.
• OCCUPANCY | Our maximum occupancy refers to the number of people allowed in the home at any given time (ie includes both guests & visitors), some of which may be mandated by certain regulations. Exceptions towards the maximum number of people allowed may be made for children under the age of 2. Guest(s) agrees that more than the number of people stated on the reservation shall not occupy the premises. The number of guests includes visitors, even if they are not staying overnight.
• NOISE | Our homes are intended for relaxing getaways, not rowdy beach parties. Music and other noise is to be kept at an appropriate level and in a manner that is mindful to neighbors. Noise that can be heard 50 feet away from the home is prohibited. Parties are not allowed. If there is excessive noise or music, any illegal activity, or evidence of violation of these policies, you may be asked to vacate the premise without any refund and additional charges may be assessed.
• COMBINATION LISTINGS | Due to occupancy restrictions, larger groups looking to book multiple units must reserve a approved combination listing. No more than 1 combination listing can be reserved per stay.
• RESERVATION CONFIRMATION | Upon confirmation of your reservation, you will be sent a Welcome package that includes (but not limited to) such items as arrival instructions, parking, wifi, local eats, & area attractions.

Surf Style - the worst style rental property we have ever had in decades of renting properties
The location of the property is super - close to a beach and the quiet Mission Bay. HOWEVER, from the moment you open the door you realise what you are up against. First of all, the photos do not reflect reality so do not be fooled! Unwashed surfaces, shabby well worn furniture, walls needing redecoration all “welcome” you to the Surf Style experience. You want to go to the beach? Sure - here is your towel with sweat marks and bird poo. Beach chairs? Sure, only those stained black with hundreds of sweaty bodies. The shower floor is simply black between the ridges, with black mould infesting the silicon around the edges. Try not to touch the doors and door frames as they are gray with sticky grime. If you want to sit outside put some towels on the furniture. But hey! The towels are also grey and have seen better days. Relax as you literally sink into the bed - we have never seen such a well used and soft mattress. Try to make a complaint and you will receive a perfunctory apology offering new chairs and towels which never arrive. Check out time? Bright and early 10am, the earliest we have ever had - all to ensure enough time to surface clean one more time before the next hopeful and unsuspecting guest arrives. The view of the bay is nice though - shame about the windows which have never been cleaned. Just open the door and perch outside on your gray and stained chair. Enjoy your experience!

A wonderful three nights.
We were only in our room to sleep and have coffee in the morning. Location was convenient. The neighbors were quiet and it was nice to learn about parking our final night, even though there was no reserved parking advertised.

Location!
We loved the location looking out on Mission Bay! We spent lots of time on the balcony enjoying the view. We had beautiful walks and bike rides, too. The kitchen was well equipped. The only negative was that our electric bikes were stolen. We had them locked to a pipe outside but bolt cutters cut through the lock. So be mindful if you have bikes!

So much fun!!!
The only real negative was the fact that the mattress is TERRIBLE. It needs to be replaced. Other than that, we loved it. Other people complained about the parking but honestly, there's free overnight parking on El Carmel Pl and Santa Clara Pl which are only 2 short blocks in either direction along the bay. We could see our truck from the balcony. Unloading in the ally behind the unit was no problem and we had brought a wagon so that made it even easier. The ocean is only 2 blocks across Mission Blvd and we had SO many food and coffee options within walking distance...it was super convenient. We will be back...as long as the mattress is replaced. ;)

30 Year Anniversary
Stayed 4 days, walked and biked everyday. Never ate in but could have. It is small but with the deck, you don't even notice. The only problem is parking that did not come with unit. I drive a full sized 4 X 4 and it was a chore to park it in this community but we managed. We would come back but likely ask for a downstairs unit with parking. We would bring a smaller car as a truck wont fit in the spaces they have. Well managed property. JA

Great little place but some things to be aware of
This was a cute little one room apartment with a kitchenette and an awesome view of the bay. It’s perfect to get to both the beach and the Bayside and lots of fun things to do. Definitely a decent price. It was perfect for two people… however, if you have any sort of problems with stairs, be advised that that’s the only way in. Mission Beach is a very tightly packed in bunch of apartments. They are all vacation rentals so you are close to your neighbors. The only bad thing about this place was the fact that your balcony is right next to someone else’s and if they even speak while they’re out there, it’s like they’re in the room with you. You can also see them on the balcony as the blinds over the door do not actually block out all. So there is a little bit of a privacy issue. Perfect View of the SeaWorld fireworks. Be advised there is no parking for this unit and parking is a little tough in Mission Beach.

Beachfront Gem with Stunning Sunrises
My recent stay at this VRBO with my mom was absolutely delightful. The room exceeded our expectations with its spaciousness, making our vacation incredibly comfortable. Waking up to breathtaking sunrises over the bay was a highlight of our trip. One of the best features of this rental is its convenient location. We loved being able to walk to the ocean and nearby restaurants. The unit was thoughtfully stocked with everything we needed for the week, and the bed was very comfortable. However, it's important to note that this unit does not include a parking spot. While we were able to briefly park in an empty spot to unload/load our bags, and finding parking on the main street was fairly easy. It typically took us 5-10 minutes to walk to our car. It's crucial to pay close attention to parking signs, as we observed several cars being ticketed daily. Overall, our experience at this VRBO was fantastic, and I highly recommend it to anyone seeking a relaxing getaway with stunning ocean views. Just be mindful of the parking situation!

My husband and I stayed for 3 nights and we enjoyed ourselves. Great views. Easy walk to restaurants and only 3 blocks to the ocean sunset was perfect for us. We cooked our own breakfasts each day and everything worked great. The only thing I would suggest is a firmer bed… not sure how old the mattress is but it was a little too soft for us. We would still return and stay in a few years when we visit again.

A lovely honeymoon spot
We had the most wonderful time here! The place was clean and had everything as advertised. I was a bit worried about the parking, but there is a parking lot less than a 5 minute walk away. This place is the ideal spot. The bay was so much less busy than the beach side. However, we were only 4 blocks from the beach. So we were still able to enjoy it when we wanted. Definitely recommend for a couples trip.

Great stay!
We really enjoyed our stay in this unit. We were only there for a few days and it was perfect for our needs. The unit was clean and was in a great location on the bay side. Plenty of restaurants and shops within walking distance. After seeing some of the reviews about parking issues, we were hesitant to get a rental car but ultimately decided to go ahead and get one due to the exploring we wanted to do in the area. So happy we did. There was plenty of overnight parking at the yacht club just down the street from the unit. It was maybe 2 blocks away. We could see our car from the balcony of the unit. It worked out very well for us.
