The property also has patrolled security and private parking.

Pristine beautiful home in San Pedro
We spent 3 nights here and couldn’t be more pleased. The property is pristine and so comfortable. Each room has its own AC controls to make each persons space exactly to their liking. The interior all feels new and up to date. The pictures provided accurately depict what you expect. We also loved that it’s in a complex of homes where there’s a guard watching the entrance. Also, it’s north of the bridge so you are in a quieter area of San Pedro overlooking the beautiful mangrove bay side of the island. And the best is Terri the concierge. She picked us up from the ferry, arranged our airfare for the day we left, the ferry tickets, recommendations for restaurants and set up our golf cart rental. Didn’t have to figure anything out on our own and kept us in that chill vacation mode the whole time. Can’t recommend this rental enough!

Ambergris Caye Villa Stay
Our party of 4 recently stayed at this VRBO for a week and had a very nice stay. It is very spacious, lots of outdoor seating. Beautiful view over the water. The pool was amazing after long, hot days out touring around or at the beach, and the breezy rooftop area provided relief to the humidity. We really did enjoy the rental, but we did not find that it was as accurate in real life as the photos present. Clearly, the property has aged. The rooftop area wasn't very clean, the floors were dirty, and the stairs leading up to the roof could use painting. And it would have been more inviting if the plants in the outdoor pots weren't dead and shrivelled up. However, that didn't affect our stay. Just certain things that would have given the rental a 5 star, instead of a 4. The beds are very comfortable, and the place is airy and cheerful. The whole island lost power on the day we arrived, and did not come back on until 1 am. We were tired, and were very uncomfortable trying to sleep. I think that if people are paying over $3000 USD to stay there for a week, the owner should ensure no power loss and have a backup generator that automatically kicks in when the island loses power. That should be a given, especially when it happened on a second night, and on and off on a third night. We appreciated the support that Terri provided, assisting us with booking our Tropic Air flights, golf cart, fishing trip, and Catamaran Excursion, and responding to requests. Thanks Terri!

The house was perfect for our three couples. It was clean and hed everything we needed for our stay. In addition, it was conveniently located to town, restaurants and activities. We enjoyed the pool in the heat of late afternoons. And the property manager was very helpful with check in and transportation, as well as activities and restaurant recommendations. We would definitely stay there again!

An Absolutely Amazing Vacation
This truly was a vacation of a lifetime, one that began the moment we stepped off the water taxi onto the beach in San Pedro. Terri couldn't have been more helpful in getting us situated with a rental golf cart and transporting us to the property, which was magnificent. It was just as pictured in the VRBO listing, and so much more. Quiet, peaceful, right on the water, with a magnificent pool and rooftop "bubble tub." The location was perfect, within an easy walk of a great local market, and easy access to everything we wanted to do. Again, Terri arranged snorkeling excursions for all of us, as well as a sunset sail, and suggested some amazing places to eat. Recommendations: Definitely make the trip up to Secret Beach (we loved Blue Bayou), have dinner at the Purple Pelican and the Blue Water Grill, enjoy a rum punch at 303, and definitely kayak in the lagoon right off the dock at the villa. Great house/property for couples and or family. Had every amenity that you could want. I didn't anticipate a salt water pool, which is a bit more work. The property is lovely but definitely in need of a week of tlc. Towel racks missing, kitchen faucet almost unplumbed, light bulbs missing, trash and garbage on the banks of the lagoon, etc. The flies are a real problem. Screens on the slider doors and tighter fighting doors would help. Definitely more than a mile to town. Not convenient to anything. Not sure that I would stay there again. I'd probably look for something closer to town.

We LOVED it!
This property is beautiful and located in a great spot. We greatly enjoyed the back deck/pool area and dock. The beds were comfortable and there was plenty of room for 4 adults. The kitchen was well stocked with all the dishes and utensils we needed to cook for several meals while there. We would and plan to go back as soon as we can!

Amazing Vacation
We took our 3 grown kids for a family trip to Belize for a diving vacation. I can honestly say it was a trip of a life time. I searched for the perfect VRBO and chose this one. What a wonderful find. The house is absolutely perfect. It exceeded all of our expectations. The private salt water pool was such a central part to start and finish every day. We would all just hang out each morning, when we got back from our excursions, at night before bed. The house is well stocked with everything you can possibly need for cooking in with a lovely kitchen and a bbq deck upstairs with tons of room and hot tub. The location is amazing. It's a short golf cart ride to every where you need to go. The neighborhood was quiet and just lovely with a great restaurant a short walk away on property. The pictures you see on line are exactly what you get but the amenities are better. You will be able to work with Terri, the concierge for the property. Terri is a wealth of knowledge, knows all of the tour companies, best restaurants and is able to guide you, help you make your reservations and is so responsive. She will make sure you feel comfortable and literally will pick you up at the Water Ferry and help you get settled with your golf carts, and take you to the the beautiful Villa. I honestly feel I couldn't have pulled off this trip without her. She made sure everything ran perfectly. I would give her and the property more than 5 stars if possible. Perfect!

This property goes well beyond the description given on the website. Terri, the property manager, makes sure you are well taken care of from the moment you arrive at the airport. She goes above and beyond helping you get situated on the island. The rooftop patio is an unexpected delight. We spent time here enjoying the sunset and the gentle ocean breezes.

The place was wonderful and Teri was so much help...We had 7 adults and we enjoyed the whole place. Upstairs on the roof was our favorite. Hot tub!! But was a little disappointed there was no propane for the BBQ. We should of mentioned it but didn't. That was they only thing that we found that was a disappointment. I would recommend this place to everyone. Beautiful...

Outstanding in every way!
When I started looking at reviews on this property several months ago, they were all excellent. I tend to take those with a grain of salt. However, all of the reviews prior to mine were not exaggerating in the least. The entire experience exceeded all of our expectations! The house is fantastic. It is clean and comfortable. The beds are great. The kitchen is well appointed. It is everything that others had said that it is in person. The view is relaxing and quiet. You can’t beat the location. It is slightly north of San Pedro and only about 30 minutes to Secret Beach. Across the street is the Patty Flipper(excellent burgers) and The Farmhouse(great coffee and breakfast as well as smoothies) is next to it. Just a few yards away is a grocery store. As wonderful as the house is, the real jewel is Terri, our concierge. Her communication is top notch. She arranged a taxi from airport to ferry for part of our group. Three of us took Tropic Air over. She met us at the airport, had already picked up our golf carts, helped us get our bags, gave us a tour of San Pedro to get us acquainted and took us to the house. She answered our questions( we had many) quickly and was so patient with us. When we left she helped us get our bags to the ferry, took care of our golf carts and even called ahead to get us a taxi from ferry to airport. There really aren’t enough words to express how easy she made our first trip to Belize! You will not regret renting and getting to know Terri!

Paradise
A few things made this the perfect trip - leaving Wisconsin cold weather to a beautiful property with hidden gems all around. And Terri - if we didn't have Terri and her husband, we would have felt so lost. The communication was nothing less than superb. The suggestions - the ease of getting snorkeling and anything we needed set up (golf cart - yea just get it for the whole stay), it made the stay feel like we were home. The house was in a gated community and I think was the only house with a pool, which we used frequently. The outdoor upstairs patio was a beautiful spot for the sunrise (and a few other things). The beds were so comfortable, the kitchen was small but perfect for what we needed (basically just to cook breakfast). The location was ideal - go to the Farmhouse - go snorkeling with Flor's crew at Searious Adventures - make sure you get Gary as a guide - dinner at Caramba in San Pedro is a must, Capricorn was delicious - taco's at AJI's - I could go on and on. Can't wait to go back!

Not only is the property even better than shown, you have the best possible concierge/host/friend in Terri! She arranged for carts, picked us up at the airport, spent the time to orient us with the house and give recommendations for groceries, restaurants, and things to do. The rooftop hot tub, private pool, and gated community make this place a winner! I will be back!!

This place was awesome! We had four adults and there was more than enough room. During our stay Belize was hit with a hurricane - I can't say enough about how helpful Terri and Matt were. Terri provided flashlights - but there was a generator and we were never without power. Terri and Matt checked on us throughout the storms and kept us informed of weather and local happenings. You must try the lobster burritos. The pool was great. Everything was very clean. I definitely recommend this location, the accommodations and service can't be beat.

Great property, better than pictured, including observation deck with hot tub. Terri was absolutely the hostess with the mostess. From arranging amenities, meeting us at the airport and suggesting dining and excursions. Including booking one tour that was cancelled by another at 5:30 in the morning. (Book your excursions through her as she has all the local contacts). Would strongly recommend!

The pictures on the site does not do this house justice. It was beautiful and private. Fresh water pool, was great. It's about an 8-10min drive to downtown San Pedro. Terri was helpful and accommodating, for pick up and drop off to water taxi/airport. The bed was comfortable, the water pressure in the guest bathroom was awesome. Wait till you see the roof of the house, outstanding. I have to say to make sure you check out the restaurant at Lino Point, Terri suggested it and we went there for breakfast, lunch and dinner, it's definitely walkable. It is in a gated community, everyone was friendly. They had a guard at all times. They also do nightly walks. We had a couple of issues with the house, which was promptly taken care of. It would have been nice to have been told when people were coming over to do things around the house.
