Beautiful Tuscan Villa with large garden and ample outside space

Restored recently, this pristine farmhouse offers sparkling five bedroom accommodation, including four first floor bedrooms, three of which are ensuite. There is a ground floor bedroom with ensuite, and three barrel-vaulted chambers providing a stunning living area. Beamed ceilings and original floors retain the character and simple charm of this Tuscan farmhouse with plenty of natural light. The house sits on the edge of the "Alpe della Luna" or "mountains of the moon" of Tuscany and is accessed by a quiet tarmac road that leads to a network of tracks for walking into the national park in which the house sits. Excellent South facing views towards Sansepolcro (9 kms) where one can enjoy the special atmosphere of a "little Florence" with its excellent restaurants, shops, bars and of course the museum of "Piero della Francesca". There is a 5m x12m solar heated pool, olive grove, fruit trees and climbing roses. Stunning valley and hillside views all around. A first class restaurant is just a short stroll away and is open all year round. The property owners have recently added Sky satellite with over 200 channels (many in English) including Sky News, Sky Sports (original language) and Sky Cinema (original language). This hidden secret is ideal for families who can enjoy the abundant space or for singles and couples who enjoy stunning uninterrupted views, tranquility but with amenities not far away. Très belle maison dans la campagne de Toscane
La maison est très belle avec tout l'équipement nécessaire . Piscine très grande et superbe dans un jardin magnifique et très bien entretenu. Un bémol pour nous qui sommes venus en famille (nous étions 8 adultes ,1 enfant et 2 bébés) le bruit provoqué par les aboiements répétitifs de chien dans la propriété avoisinante ,dans la journée et également très tôt le matin. Sans ce bémol notre séjour aurait pu être paradisiaque....

Superbe maison
Nous avons passé un magnifique séjour en famille (6 adultes et 3 enfants) dans cette très belle propriété. La maison est très propre, les chambre sont spacieuses, une pièce d'eau dans chacune d'entres elles. Cuisine très bien équipée. Terrasses et jardin superbes aussi. Piscine très grande et abord de la piscine impeccable avec grands parasols. Propriétaires très sympathiques et disponibles. Le seul bémol de notre séjour concernera la piscine, annoncée comme étant chauffée (et un de nos critères important pour les enfants), mais qui est chauffée par panneaux solaires (et donc uniquement lorsqu'il y a du soleil)... Nous retrouvions donc la piscine aux alentours des 24° tous les matins... Et elle montait vers 28° progressivement... Trop froid pour que les enfants puissent y rester bien longtemps pour y jouer. Dernier problème, l'eau verdissait très fortement les maillots et même parfois notre peau. La situation s'est un peu améliorée après le passage d'un technicien mais sans pour autant se régler complètement. Dommage pour cela (c'est ce qui coûte la 5ème étoile). Mais pour tous le reste, c'est 10/10.

We had a lovely holiday, the villa had lots of room and the pool was fantastic. Couple of places to have meals and kitchen was good. Interesting area, went to Cortona, Assisi and Arezzo. A piece of heaven
This place has it all. A wonderfully furnished, welleqipt and spacious house. A beautiful and large garden. A lovely pool. And last but not least a stunning view from all parts of the property. Add to this a very kind and helpfull housekeeper. We had two wonderfull weeks and would love to come back. Do not miss a visit to Anghiari which is a village out of a farry tale or the L’Osteria in Aboca down the road - one of our very best restaurant experiences. Great food - great service!

Amazing holiday home
We were two families and our mother staying in this lovely house. We especially enjoyed the pool and gorgeous views from the pool. The house itself was clean and well kept and easily fitted 10 people between 2 and 70 years old. Communication was smooth before and during the stay and Simon and his family gave us a warm welcome. Would happily recommend it and come back.

A lovely house in the tranquil Tuscan hills
We had a perfect week in this delightful house. It accommodated our large family group perfectly and we loved the pool, beautiful views and the pretty town of San Sepolcro nearby. Chris was welcoming and helpful from a distance, and Simon and his family, who look after the villa and its lovely gardens, were very kind and so helpful - a real addition to our stay.Warmly recommended!

Heavenly Stay In Tuscany
We had a fantatsic week in this beautiful villa which was more than big enough for our two families. There were four ensuites which gave us loads of privacy and two living rooms, a dining room and two outdoor dining areas so always a space to find some peace and quiet. Spotlessly clean and very comfortable with stunning views with lots of outodoor space. The pool was HUGE and we had hours of fun playing and relaxing. The location was excellent - not too far from Siena, Florence, Gubbio and Cortona for day trips and the local town of Sansepolcro only 15 mins for all your grocery needs and a great outdoor pool with slides. The local restaurant L'Osteria in Aboca is also well worth a visit.

Innbydende, fredelig og vakkert!
Jeg fikk en tåre i øyekroken ved ankomst. Slått av det vakre, rene og smakfulle. Grønt og frodig. Deilig og rent svømmebasseng. Vi manglet ingen ting. Nærheten til restauranten 5 minutt unna til fots, var av stor verdi. Flotte turområder rundt. Litt varmt på soverommene er det eneste lille minuset. Anbefales på det varmeste!

Die Villa Aboca ist wirklich sehr zu empfehlen. Die Ausstattung ist super und die Lage einfach perfekt für einen entspannten Urlaub mit großer Familie. Kleiner Wermutstropfen sind die Hunde in der Nachbarschaft, da sie ziemlich häufig am Kläffen sind.

This is an excellent villa. Very clean, well cared for and set up. All rooms were fantastic with very good en-suite bathrooms. Would highly highly recommend it to anyone- groups or families. The excellent restaurant at bottom of the hill makes the relatively remote setting just fine.

Perfect location for a stay with family and friends
We had a very relaxing stay for one week in this wonderful house this summer with the whole family. The house is very well equipped, it is very clean and it is located in a very silent area. Booking, Check-in / Check-out and support during our stay by Simon & Giovanni worked like a charm. I can highly recommend this location and we hope to stay there again in the future.

Fantastic Farmhouse - wonderful garden!
We can only recommend this house after having stayed in several Tuscany houses over the years. The house works well for two families, has a perfect sized/situated pool and everything you need for a fantastic holiday. The overall impression is better than on the pictures and the recommended cities in neighboring areas fully match those we have visited in Chianti area. Citerna, Cortona Città de Castello etc are great for afternoon visits, grocery shopping is close by and owner Chris plus his Italien neighbors (who look after the house) offered great advice and help. We will be back :-)
